The White Swan by the Pond is a 4000sqft Poconos home with a beautiful waterfront view. Enjoy the water from our dock (No Swimming), private kayak, and a paddleboat from our dock, as well as fishing with a fishing license. Located in a gated Saw Creek Estates community, filled with amenities: indoor and outdoor pools, tennis courts, gym, restaurant, ski slopes, lake, etc.
No refunds will be issued if canceled last minute due to personal Covid-19 issues.
Full refund due to Covid-19 will be issued only if the governor of PA bans short-term rentals.

Hot Tub Information:
****Please attach the spa cover after each use.
****Not having a cover on may prevent the hot tub from heating up.
****The hot tub must always be ON! Never turn the hot tub OFF!
****Turning off the hot tub, especially with water in it may cause the pipes to freeze and lots of other damage. Any damage caused to the hot tub be will be charged accordingly.
****Please refill the hot tub if the water has been splashed out.
****When the water level is below the jets, the hot tub heater will stop working. Please call me and I will guide you on how to fill up more water.
***FAILED TO DO ANY OF THE ABOVE YOU WILL BE FINED $500***
NO SMOKING anywhere in the house. $500 penalty will be applied for smoking in the house. Smoking is allowed on the screened deck and anywhere outside.

Guests will have full access to all the amenities within the Saw Creek Estates community:
-6 amenity passes provided with the rental, additional 6 can be purchased from the community for an additional price of $25 per pass.
Please make sure all 6 passes are safely returned to us. If any of the 6 passes provided by us are lost, there will be a $100 fee.
-Guests will have to send us all the names of everyone driving to register you with the community.
1.Must be at least 25 years old to rent.
2. Smoking is prohibited. Prohibited smoking items include cigarettes, e-cigarettes, marijuana, any illegal substances, and hookah. $500 penalty if smoking is detected.
3. The guest is solely responsible for all members of the party and their guests. Guests are not allowed to exceed the occupancy limit of 16.
4. While the house offers a fun and relaxing environment, please be mindful of your noise outside especially in the evenings, and do not venture on to others’ properties. Not everyone who lives in the Poconos is on vacation so please respect the community rules and neighboring properties as the community is very strict on any rules that are broken. *Quiet hours after 11 pm.
5. Hold Harmless: The Homeowner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest/guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The homeowner attempts to properly maintain the vacation rental. Guest agrees to immediately notify the owner of any maintenance problem, so the situation can be remedied as soon as possible. The homeowner is not responsible for any inconveniences that may occur for which Homeowner has no control. This includes, but is not limited to power outages, adverse weather conditions, construction, a mechanical failure such as hot tub, TVs, etc. No refunds will be given for occurrences beyond the owner’s control.
6. Cleaning: There is no daily housekeeping service. While bed linens, pillows, and blankets are included with the rental, daily maid service is not included in the rental rate. As part of the cleaning service, it is standard for beds to be made for Guests’ arrival. The home is provided with a starter set of septic safe toilet paper, paper towels, and basic cleaning supplies. The homeowner does not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, and laundry detergent, etc. Cleaning is included in the total rent, which includes house cleaning and hot tub maintenance/cleaning. If the premises need additional cleaning to return to the state prior to Guest arrival, the Guest shall bear those additional costs. Some examples are stained carpets and marked walls. Guest agrees to keep house, furniture, and furnishings in good order. Guest is responsible for the cost of replacement of any damage to furniture or premise and replacement of missing items. All winter equipment including but not limited to skis, snowboards, ski boots, poles, must be stored outside. Equipment is not to be brought into the house to avoid damage to the floors and walls.
7. Garbage: Trash must be taken to the nearest community dumpster. They are located on the way to each exit. I will send a map of where the nearest community dumpster locate to your location. Each bag of trash left behind will be charged a $25 fee.
8. Hot Tub: No children under the age of 16 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with usage. Use at your own risk. We sanitize and replenish chemicals in the hot tub prior to your arrival. Do NOT stand or sit on the hot tub cover. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Also, please be very careful when removing the hot tub cover– lift as a team and set down gently. Remember when not using the hot tub, leave the cover on so the hot tub will stay warm. The informational binder will contain additional guidance on hot tub use.
9. Water and Septic: The property is a private water company (Amerivcan Water) and in house sewer grinder pump. DO NOT FLUSH anything other than septic safe toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the sewer pump, you could be charged for damages.
10. Use of Security Cameras: The guest understands and accepts that the property is protected with outside security cameras. These cameras are used to protect the property. There are NO cameras inside the house.
11. Security Deposit: You will be charged if there are damages to the property or furnishings, dirt or other mess requiring excessive cleaning, any fines charged, and any other costs incurred by the homeowner due to guests' stay. The homeowner may use all or part of the security deposit to repair any damage caused by the Guest. Should the damage amount or fines exceed the amount of the deposit, the Guest remains liable for the balance. If you are respectful of our home and neighborhood and treat it with care your security deposit will not be charged. If the premises appear dirty or damaged upon Check-in, the Guest shall inform Homeowner immediately.
I will not be there to greet my guests. I will send you Check-In info along with the Door Code and other info.
