THE SPACE -
The location makes this space very unique. It is in the heart of the hip and happening Salt Lake City area of Sugar House. A quick 20 min drive on the nearby freeway on the ramp and you are at Park City Mountain Resort.
GUEST ACCESS -
I love to meet and greet our guests when possible. When we are not able to do so, we have a Smart lock on the door for your convenience. We will message you and make arrangements to get you the code before arrival. This allows you to arrive at any hour but please enter discretely and quietly to respect the neighbors! There is plenty of street parking on 1200 E. (Right outside the unit). It is a safe neighborhood but please use common sense and don't leave any valuables in the car, especially not in plain sight. Off-street covered spot also!
OTHER DETAILS TO NOTE -
The unit is stocked with coffee/tea, cocoa, and all the dishes you would need. Washer and dryer, 50" LED HDTV with internet-based televisions access (Hulu and Netflix)' with reliable 30-50Meg Comcast HSI.
30-day leases or longer started packs of expendables include toilet paper and paper towels, coffee, and laundry detergent so please plan to purchase that beyond the starter pack.
30-day plus bookings: You will need to sign a lease which we will send over to your email address via DocU sign After you book. This lease is required by the HOA and we will provide them a copy. The amount of money that you pay for this booking with Vrbo will be reflected exactly on the lease agreement that you are signing.
HOUSE RULES -
1) LOCALS MUST MESSAGE US BEFORE BOOKING.
2) Occupancy limits: We do not allow more than 3 guests in or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without a refund. It might sound harsh but the association/Fire Marshall is serious and we had to be as well.
3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by Vrbo through the house manual or check-in guide. You can find our house manual and check-in guide here on the Vrbo platform on our listing. You also agree that you will not contact your Vrbo host BEFORE reading the house manual and the entire listing.
4) Fees: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth. We have a $100/day animal fee.
5) Retaliation Clause: You agree that you are booking in goodwill with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by Vrbo or the host if you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees if a court proceeding is needed.
6) Quiet Hours are after 9 pm. Some full-time tenants have shared walls/ceilings so we must all be respectful, of course.
Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.
There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

I'm usually available when you need me. I live down the street so if any problem arises we can be there within a reasonable amount of time.
Why they chose this property
I love that we can drive or walk anywhere! The grocery store is a couple blocks away and there is a variety of unique restaurants and shopping in walking distance from our condo. It is almost right across the street from Westminster College so it's the perfect location if you're dropping your child off for school or visiting them at college. I absolutely love the Sugarhouse area! The city of Salt Lake has put quite a bit of money into renovations and has made it a fun and trendy new place to hang out and walk around. It is a very safe city to be in.
What makes this property unique
Washer and dryer in unit, remodeled super cute! check the photos. We have a Ski rack on the wall in the unit for your gear to hang on. There is the S-line track station within a 10 min walk from the condo. There are biking trails all around as well!!
