The Space:
The home is spacious, bright, and designed for easy shared living. Large sliding doors open the main living areas to the wraparound decks, bringing the sea breeze and the view straight into the house. The open-plan lounge is comfortable and welcoming, with deep seating and a wood fire that makes cooler evenings simple and cosy. The chef’s kitchen anchors the space, set up for slow breakfasts, shared platters, or long dinners around the table.
A separate library nook gives you a quiet place to read or work, while the dedicated billiards area adds a relaxed, social corner for groups. With multiple living zones, families and friends can spread out without ever feeling disconnected.
Five bedrooms are positioned throughout the home for privacy and ease. Three bedrooms include ensuites, and all are fitted with premium linens and soft, coastal light. The layout works well for mixed groups, couples, and extended families.
The grounds are fully fenced and level, ideal for kids, backyard games, or a quiet morning stretch. A private spa sits just off the deck, perfect for unwinding after a swim or a day exploring the island. With no houses between the property and the water, it’s easy to wander across the quiet road for a morning dip or a sunset walk along the shoreline.

Guest Access:
Guests have full access to the entire home, including the spa, decks, outdoor living spaces, library, billiards area, flat lawns, and onsite parking.
Check-in is from 2:00 pm, and check-out is 10:30 am.
Early arrivals or late departures may be available for an additional fee depending on bookings.
The Neighborhood:
Lannan Beach House sits in one of Oneroa’s most desirable pockets, close to the coastline and only minutes from the village. Start the day with a walk along Oneroa Beach before grabbing breakfast or coffee at Wai Kitchen or Solar Eating House, both known for relaxed daytime dining overlooking the bay. For lunch, Mudbrick and Cable Bay are just a short drive away, offering sea-view tastings and long, easy meals in classic Waiheke settings. When evening comes, The Oyster Inn and Fenice are great village options for dinner, from fresh seafood to Italian staples. And for something casual with a lively atmosphere, The Heke offers a brewery, distillery, and relaxed outdoor seating that works well for groups.
Despite being close to everything, the property itself feels private and calm, set up for switching off.
Getting Around:
The local bus network runs frequently between the ferry, Oneroa, Onetangi, and the major wineries, a fun, easy option if you’re planning a tasting day. Hopping on and off with other holiday-makers is half the charm, and many vineyards sit right on the main bus routes.
Taxis and rideshare services operate across the island, though they can be limited during busy periods. There’s easy parking at the property if you’re bringing a car

The property uses rainwater tanks, so thoughtful water use is appreciated.
Minimum stays apply: seven nights mid-December to mid-January, three nights for the remainder of January and all holiday weekends, and two nights at all other times.
Interaction with Guests:
Our Stay Waiheke team is available seven days a week from 8:30 am to 5:00 pm, with after-hours support for urgent matters. For life-threatening emergencies, guests must call 111 immediately. Once checked in, the home is private and set up for an easy, independent stay.
