Directly on the Caribbean Sea, Esprit del Mar is a stunning villa soaring atop an ancient fossilized coral dune. With sea-breezes and expansive sea-views, this opulently elegant 12,000 sq. ft. villa, offers large living areas and nine oversized bedroom-suites for the enjoyment or families, groups of friends or corporate retreats. Sandy private tanning area overlooks the Caribbean in seclusion. Esprit del Mar is the only private villa on the coast boasting a 550 Sq. Ft. PRIVATE BEACH BAR palapa – the staff will help serve your drinks while you lounge by the sea.

RENTALS STARTS FOR groups of 8 guests in four bedrooms and for every two additional guests get their private bedroom.

SAFETY, SECURITY AND PRIVACY: The walled estate has a regal entrance that opens to a luxurious world of privacy, seclusion, safety and security. Spacious living areas boast high ceilings and oversized windows opening directly to the seafront, creating an atmosphere of boundless serenity.


RARE & MAGICAL: Enter beneath a grand domed ceiling, where an antique chandelier greets you with timeless charm. The dining room glows with candle-lit niches carved into gently curved walls — perfect for romantic evenings. The onyx bar, framed in granite, invites you to pour a cocktail and unwind beneath the warm glow of custom Mexican yellow-onyx light fixtures. Watch the sun rise over the Caribbean while you’re still in bed, debating whether to stay nestled in pampering beddings a while longer. After a lovely breakfast on the outdoor dining terrace overlooking the Caribbean Sea, you can begin a day relaxing around the villa or exploring the many natural wonders of the Riviera Maya.


POOL FUN: Unwind beside Villa Esprit’s infinity-edge pool, crowned with an oversized whirlpool that seats eight. Just beyond, a terraced garden leads to an elevated beach-sand lounge with a fire pit — a perfect setting for connection, storytelling, and sunset celebrations.

AT PELICAN FLIGHT LEVEL: Climb to the 3,000-square-foot rooftop and take in cinematic golden skies. Two open-air palapa rooms provide shaded sanctuaries, ideal for morning meditations or evening cocktails, all with panoramic views at pelican height.

LUXURIOUS BEDROOMS: Villa Esprit del Mar has nine large air-conditioned bedrooms – offering 250-300 sq. ft. each. Eight of the nine-bedrooms feature plush king-size beds wrapped in the finest bedding. The oversized Master Bedroom is a 1,000 sq. ft. suite with its own balcony. Three other bedrooms have a view of the sea. The other five offer serene tropical garden settings, with balcony seating areas, hanging hammocks, and unparalleled peace and privacy. One bedroom for kids, complete with two sets of bunk beds an ocean view and outdoor sleeping in the balcony facing the jungle. All bedrooms have their own bathrooms – either with showers or hand-made bathtubs. All bedrooms are air conditioned.

TANNING, SWIMMING IN THE SEA, AND ENJOYING THE BEACH: The villa has its private elevated sandy beach for tanning area with beach-chair loungers on the bluff where guests LOVE to spend their sea-side tanning hours in seclusion. When it’s time for a dip – guests can go down to the sea via a private path. A unique little bay, right in front of the villa, allows entry from the rocky beach plateau into the sandy-bottom sea where guests swim or launch the ocean kayaks. If long walks on a sandy beach are desired, a short 200 yard walk south will bring you to beach with miles of sandy beach to walk on – this beach is not as private as the one in front of the villa – usually crowded with hotel guests.

THE BEACH BAR: A fabulous 550 Sq. Ft. Beach-Bar Palapa has a bar staffed with our caretaker and lounge furniture for the exclusive use of Esprit del Mar guests. This lounge, adjacent to the sandy tanning area, has a wood-deck overlooking the Caribbean Sea from an amazing vantage point. Bar is serviced by the pool attendant and provides the guests unique private luxury unseen on other villas on the Riviera Maya.

PERFECTLY LOCATED: Technically in Akumal, Tulum, Villa Esprit del Mar is perfectly located 15 minutes north of the main activities in the City and the beaches of Tulum. The villa is 25 minutes south of Playa del Carmen. Esprit del Mar is five minutes from Akumal, where guests will find markets, shops and a variety of restaurants.
