Laykin Cottage, Low Row Near Richmond In The Yorkshire Dales

Laykin is a 4 bedroom traditional stone cottage which sleeps 7. 3 bathrooms. Big kitchen diner, sitting room, wood burning stove and underfloor heating.

There is a boot room for drying and storing walking gear.

A small terraced garden which faces south has stunning views and there is plenty of parking and storage area in the shed for bikes. The garden has big drops so children need to be supervised. It's not suitable for football games.

The perfect get away, peaceful and remote. Situated in an elevated position above the village of Low Row in Swaledale in North Yorkshire with superb views of hay meadows, the river Swale and moorland. However there is a great gastro pub in walking distance and shops in the nearby village of Reeth 4 miles away.

Access is by track which is steep in parts and inaccessible in snow/ice.

Refurbished to a very high standard and very warm and modern inside. Family friendly with high chair, cot and toys, and ideal as a base for exploring the Dales. Lovely walks from the door and great mountain biking.

No smoking. Not suitable for stag or hen nights or for wheelchairs.

This is a family friendly get away. A wonderful retreat.

We accept dogs as long as they stay in their own bed downstairs and don't go on the furniture. Max 2 dogs.

We are a family who love the Dales and have been visiting Swaledale since our children were tiny. They have grown up as dual nationals (We live in the South West!) and have both now left home, but continue to love to visit Swaledale for every holiday.
We love the peace and quiet, the walking and the birds and wildlife.
We had the opportunity to buy Laykin in 2005 and Nell Tom in 2012 and have enjoyed both renovation projects and the chance to spend time there ourselves as well as letting the properties out.

Why they chose this property

We have been on holiday in Swaledale every year for 20 years and we had been toying with the idea of buying a holiday home which we could use regularly and then rent out to help pay some bills.
We love Swaledale in all its moods, from tranquil summer days when the meadows are a riot of colourful flowers and the hills are alive with the calls of Curlew, lapwing and grouse, the vivid purple of the heather in August, the splendour of the Autumn leaves and finally the snow of winter.
When we found Laykin, we fell in love with its stunning views of the dale. It was a long but enjoyable project doing it up. We finished it in 2009.
It is easy to get to Laykin from either the A1 or M6. We think Swaledale has some of the best walking in the country without the crowds of the Lake District.

What makes this property unique

Laykin has stunning views and plenty of space outside and inside to sit and look at them.
It sits on its own approached by its own private road and has plenty of parking.
It has its own garden and patio to sit and enjoy the views or have a BBQ. There is week of walks from the back door.
The house has underfloor heating throughout the ground floor and in all the bathrooms.
3 of the bedrooms have super king-size beds which can be split into twins.
There is a log burner in the sitting room. A rayburn and an electric fan oven and hob in the kitchen. The house has broadband, wifi, and free view on the TV.
There is a dedicated boot room to dry wet kit and a utility room with a washing machine and dryer.
