A beautiful open Kitchen with dining table and chairs, gas hobs plus oven, dishwasher (dishwasher tablets provided), double fridge and a seperate freezer. Toaster, kettle and all the cutlery and crockery you would expect.
Sliding kitchen doors out to private, enclosed Garden with outdoor dining table and chairs, lots of space to play or sunbathe plus washing line.
Also downstairs is a generous-sized Sitting Room - with sofas, books, TV (with Netflix and other streaming channels), and a games cupboard.
Along the corridor is a WC and hand basin.
Further around the corner is a large Wetroom with two showers and a WC, perfect for those days coming straight in from the sea (there is a door from here straight outside). Next to this is a Laundry Room with washing machine (washing pods provided), tumble drier, hoover, metal sink.
Throughout the property, all linen - sheets and towels are provided, plus cushions and rugs and cushions - everything is comfortable and feels a little bit luxurious. At all five sinks there is Neal's Yard Remedies Hand Soap provided.
Up the stairs is a central landing, with doors to four bedrooms and the upstairs family bathroom.
One bedroom is a twin room, with wardrobe and chest of drawers. One has a king size bed, wardrobe and chest of drawers. One has bunk beds for kids, chest of drawers and a chair for reading bed time stories. The master bedroom has a king size bed, wardrobe and chest of drawers, a big bay window and also its' own ensuite with WC, sink and shower.

The property is the perfect location for Trevone bay and rocky beach, the children loved it and not far to visit Padstow or numerous other beaches. The property was very clean and well equipped, and we especially enjoyed the downstairs wet room and utility to shower after a beach day. I would highly recommend this property it has everything you need for a great holiday.
Wonderful family property, perfectly located - just steps from two beaches (one sandy and one rock pool) and great walks.
We had a fantastic time there and would love to return to Trevone. Has everything on the doorstep for a perfect family holiday.

We really enjoyed our stay. The location is absolutely excellent. The utility room and wet room is a particular bonus after spending time on the beach. I feel the children’s bunk bed and mattresses are functional but could do with being replaced it also would have been nice to have bins in the bathroom.
Comms have been great. Quick response times etc. would recommend.

lovely family property
this property is well set out with a large open plan kitchen/diner that opens out onto the garden. The garden is a good size with plenty of space to dry out your wetsuits.
The main advantage is the large utlitiy room with a downstairs shower - reallly useful when first coming off the beach - especially for the children.
Good sized living room though we spent most days and evenings on the beach.
A really lovely property, quiet but close to the beach.

Having a family with three children ourselves we have focused on the things that have made our own holidays successful. That means making outdoor days run smoothly, by having a safe secluded garden, and the ground floor wetroom with double showers. Luckily the 2 beaches are only a couple of minutes away so no packing up of mountains of gear is needed! For rainy days spent indoors we have paid attention to our guests' comfort by providing a good-sized sitting room and a large and airy kitchen/dining room. These features, together with pleasant and comfortable bedrooms, we believe help to make a self-catering holiday really great.
A comfortable, dog-free, warm house close to the beaches
Finding a truly dog-free property (as somebody who has allergies) is nigh on impossible, so being reassured by Peter and spending the week at Kohinoor without even a sneeze was fantastic. I would recommend this lovely house to anybody with animal allergies (although there are some feather pillows). Peter was very good at answering my many many enquiries and the house itself was just right for our beach-type holiday needs with loads of space for the two of us - the double sized fridge and extra freezer were especially appreciated for storing the week’s shopping.

This sparsely decorated property is excellently located for the beaches and natural swimming pool at Trevone. Beautiful sunsets etc. The owner and his son were very good communicators.
It would have been better if we didn't have to bring our own bedlinen and towels - yes, we knew we had to, but still, for the money ... - and if the mattresses were more comfortable (especially on the bunks), and the duvets/pillows provided were rather fuller. Surely they can be provided and changed over?
Some sort of welcome pack of loo roll, washing up liquid etc would have been good too.
In short, don't expect much here when you arrive, but it is a lovely place in a fab location.
The property was exactly what my husband and four children needed for an amazing week in Trevone. A minute from the rocky beach, five mins from the natural swimming pool, 3 mins from the sandy bay. The property had a lovely large family kitchen, brilliant utility room with shower and space for drying wetsuits, large washing machine and dryer for towels but the washing line did for most things as the sun was out!
Trevone is a lovely village with friendly folk. The surf shop and cafe serve brilliant pizzas and beer. Sam at the Trevone Adventures will take you kayaking or coasteering - our kids loved it. The ladies in the Farm shop were friendly and you could get most things.
We barbecued at Boobys bay and watched the sunset. We body boarded on Constantine, Trevone and Boobys. We walked the costal paths and visited the lobster hatchery in Padstow.
For my husbands birthday we had dinner at the Cornish Arms, expensive, but lovely service and very tasty food and drinks.
Taxis are tricky and sadly Millers taxis are out of business. Book in advance to make sure you get one!
We stayed over October half term and by the end of the week we wanted to return.
We’ve been to other houses in Trevone and we’d return to this one, it’s not perfect but offers great stuff.
Pro's;
- It's spacious; big living room with lots of sofa room and a carpet to feel cosy
- Loved the keyless/coded entry, meant we could get in and out easily and without having to worry about / share a key.
- The wet / drying room - in the house but accessible from the outside/garden was great for us; using wetsuits twice a day in October, we needed an indoor area to strip off, get warm and to dry a lot of stuff. This is a real asset; it is a large area tiled floor to ceiling, warm from the water tank, with a double shower and drying racks
- Good showers / bath
- There's underfloor heating in the kitchen (obvs not needed for summer)
Cons;
- It's neat, tidy and well maintained but can feel sparse
- The kitchen is a great size but is echoey acoustically (all hard surfaces and vaulted ceiling) which can make it hard for those with hearing and sensory sensitivities outside of summer
- The curtains are lacking life and wouldn't work for our love of blackout in summer
- Sheets and towels not included - which is made clear. It was not ideal for us because of the amount of stuff we have to already bring in the car alongside all linen and towels
- Kids bunk bed wasn't ideal for our use; bit wobbly and the upper bunk too low enough for kids to hit heads on when sleeping on the bottom

The house is perfect location for the beach and for exploring the rest of Cornwall. Excellently appointed, the utility room and downstairs shower make coming back from the beach so much easier. Could do with a bbq for those lovely summer evenings in the garden.

Koh I Noor is a fabulously light, warm, comfortable and perfectly located coastal property. The fabulous wet room accessed via the utility room off the garden is a major plus, as it contains a double hot shower for warming up after a bracing sea swim with hooks high on the tiled wall where wetsuits can be hung to dry over night from the warmth of the boiler. The kitchen diner is light, airy and convivial and the garden table catches the evening sun. Lovely soft carpets upstairs. We had a great stay here.
‘Kohinoor’ exceeded all expectations. The owners have thought of everything that a family may need in their holiday home.
We spent a wonderful week enjoying the beach, sea water tidal pool, walks and the beach cafe. The house is ideally situated and we had no need to use our car at all.
Can’t wait to return.

All you could want from a beach house. Very well equipped. Only quibble was fridge not that clean, and only 8 sets of crockery - could have done with 16 so not washing plates up all the time. Otherwise brilliant!
Beautiful spot and just a stones throw from the beach. Accommodation was good and had everything we needed to enjoy the week. Nice big light kitchen and lots of bathrooms.
We have fallen in love with Kohinoor house. Such a spacious, comfortable, clean, fully functioning and relaxing holiday home. The location is amazing and this house caters for all your families needs.
A spacious well equipped house ideally situated within a short stroll to beautiful Trevone beach. We were a party of grandparents, parents and young children and the house worked well for all of us. We especially appreciated the large kitchen diner, comfy sitting room and enclosed garden.
A great property in a great location, which was perfect for our family group. The kitchen/diner is spacious and light, comfortable sitting room, super wet room to shower everyone down after a day on the beach, and a secluded garden.
We loved the house and the location is stunning. The communal kitchen/ diner is a great social space and the lounge is cosy. The utility room and the twin showers are also a great facility. The house is really well equipped. You might want to consider putting waste bins in the bedrooms and bathrooms and it would be great if there was an option to book cleaners on vacating the property during the summer season. Fantastic location - property tired and in need of bringing up to modern standards.
The photos do not represent the current state of the property. e.g. the image on this review does not show a large hedge/wall that make the kitchen feel dark and enclosed. The double-glazing has blown, the windows were dirty and in general the place is tired. The en-suite is tight....you have to walk and stand by the toilet to then close the door so you can reach the sink. The same with the downstairs cloakroom. Although everything is functional the pictures hide the fact that they were probably taken 20 years ago. We were not comfortable that a plumber turned up to carry out works without warning. The interior was shabby with holes in 2 the cushions provided in the living room and only 1 of the lamps worked. With some investment this could be tremendous as the location is wonderful, but this is low par for the price compared to others we have stayed at.

I’ve been visiting Trevone for 30 years and I absolutely LOVE everything about our house, Trevone Bay, and all things Cornish.
My wonderful parents bought this house in the early nineties. I count myself very lucky to have spent every school holiday and plenty of weekends here growing up. Now with my own little family, I spend a lot of happy time here, all year round. We love finding shells on the rocky beach, wandering along the coastal paths, eating ALLL the delicious local food, and even having the odd surf!
On a more personal note, I find Trevone is always such a peaceful, and breathtakingly beautiful place. It’s the place I come to rest and reset, for a break from my day to day, and the place where I have made the happiest memories. It’s so special to me that I even chose to come here for my honeymoon!
As of 2025, I have started running Kohinoor House as a holiday home, and I am so happy that guests will be enjoying this beautiful place in the world, just as much as I do.
