Beautiful location, lots of outside and inside space, stunning views and Pub
The Vestry is a spacious 5 bed house with extensive gardens set in a beautiful village. We do allow pets to stay, preferably dogs, we have a black labrador.
The house is underfloor heated throughout the downstairs. There is a fully equipped separate kitchen with oven, microwave, hob, dishwasher, fridge and TV and dining table. The utility has a sink, washing machine and tumble dryer and hanging rack for drying.
There is a large drawing room which comprises of three areas, a TV area, game/puzzle area and the Garden Room with lovely views and a large dining table.
Outside there are three areas for sitting. In the back the patio has a table for alfresco dining and there is also a gravelled area with rattan seats to sit and enjoy the view. There is also a BBQ. The front garden is a very large area with plenty of room to run around, with a sitting area and large lawn to enjoy table tennis, badminton or football, there are also swings.
The Vestry comprises of 3 bedrooms with high ceilings and a sense of space. The Main Bedroom has a super king bed with beautiful views to the back and also has a dressing room which could also be used as a cot room or work area. The 2nd Bedroom has two single beds and the 3rd Room has a single, both with lovely views to the front. Each room as a hair dryer, fresh linen and towels. The bathroom is also underfloor heated and has a bath and shower, with loo and sink. (There is also a downstairs loo).
The Vestry was purpose built in 2005 and is attached to the Old Vicarage, built in 1854, where we live.
There are large gardens with lots a space to run around and play games such as football, table tennis, badminton and swings.
Our village, Roecliffe, is beautiful and there are lovely walks and an award winning pub within 2 minutes walking distance. We have provided walking route maps in the Vestry.
Next door is a unique neo Norman barrelled roof Church which is looked after by the Church Conservation Trust and holds regular services.
We are also graced with lovely walks with some along the River Ure which runs behind our property.
The village is very quiet and we are a mile away from the bustling town of Boroughbridge with shops and cafes. The area has many attractions such as Newby Hall, Ripon Cathedral, Brimham Rocks, Fountain's Abbey, York Minster and Betty's In Harrogate to name but a few.
We are very close to the A1 for easy access to explore other areas such as the Dales and only an hour and half from the Lake District and an hour from the coast.
We do ask that you always clear up after your pet, collect any messes in a plastic bag and put into outside bins provided. Also we would ask that no animals go upstairs. A stair gate will be provided.

Wonderful house and garden, pefect for our young family
The house was wonderful, perfect for our family, huge garden with games for the kids, lots of space in the house, lovely conservatory for relaxing in the evenings, lots for the kids to do, dvds, board games, everything you need.

We had a wonderful time at this property, sightseeing and hiking during the day and relaxing in the wonderful garden room at night. We visited all the local abbey ruins and also toured York and the Yorkshire Dales and visited Haworth, home to the Brontes. The beautiful garden, the sheep fields in the back and the footpath along the river all contributed to the experience.
We thoroughly enjoyed staying at this unique, beautiful, spaceous, comfortable home, such an athmospheric sourrounding near the historic church and former vicary. We especially loved the sunroom with serene view, a perfect place to spent meals, read, relax. Wonderful, attentive hosts. Ideal location for exploring the countryside (Yorkshire Dales, North York Moors, River Ure), surplus world heritage nearby (Fountains Abbey, York, Durham). All in all highly recommended, extraordinary cottage.

Located on the edge of a small village yet convenient for the A1, York & Harrogate, The Vestry provides opportunities to relax and to enjoy many local tourist hotspots. Close to a small town and a large selection of high-quality eateries, choose between cook-it-yourself and letting someone else do all the hard work. The 3-bed property is very comfortable with a large conservatory and fine views over the Yorkshire countryside, and many games facilities.

It is a wonderful house with enough space for everyone. It is very clean and very well equipped with everything you need. There is a huge garden with space for the children to play football and badminton. The hosts are very friendly an ready to help whenever needed. We are looking forward to return as soon as possible.

A lovely character property in the Vale of York. Plenty of space to relax inside the house, photos in the profile don't do it justice! Clean, well equipped and very nicely presented. The garden is great, Carolyn and Tim provided table tennis, croquet, badminton and footballs to use which went down well with the kids both young and old. There's so much to see in Yorkshire, it was hard to choose, but we enjoyed coast, Dales and city. We had delicious meals out at The Wild Swan and The Hideaway Kitchen. Nearby Boroughbridge has all you need for shopping. We would definitely recommend this beautiful house as a base to explore all Yorkshire has to offer.

Dream family home in charming village perfectly located for Yorkshire tourism
Very comfortable house for family with three children - well equipped, spotless, spacious, silent, charming inside and out (spectacular view of fields of sheep and cows from conservatory). Kids loved the tree swing, chickens on the lawn, fresh eggs and local village walk. Location enabled easy trips to York, Harrogate and Leeds. Food shopping was a pleasure in Boroughbridge, Ripon, Thirsk and Northallerton (Lewis & Cooper is amazing for both quality and international variety). We ate out very well in the local Crown Inn pub (2 minute walk) and neighbouring village pub the Black Swan in Oldstead (voted ’best restaurant in the world’ by Tripadvisor and we weren't disappointed!). Thanks for a wonderful holiday!

Village location, Roecliffe, convenient for A1(M), town of Boroughbridge, and many visitor attractions. The Crown is within walking distance and serves lunchtime and evening, until end of September when it will change to all day. Quality mobile takeaway service Thursday evening is highly recommended.
Beautiful village setting and roomy house with plenty of space for a family of 5 and a huge garden with games. Spotlessly clean and everything top quality, from the appliances in the superbly equipped kitchen to the bedding and large fluffy towels. Everything needed for a holiday was provided, with thoughtful touches such as the welcome pack, dishwasher tablets, even food bags. Well situated to visit many tourist attractions. We loved our stay. Highly recommended.

This property is spacious, clean and warm. It is not over-cluttered with stuff, has deliciously comfortable beds and quality bedding and is in a wonderfully peaceful location. The property has plenty of character and it was easy to relax here. Being next to the owners was great: they were extremely friendly and helpful but they did not invade our privacy at all! We would whole-heartedly recommend this as a fantastic place to stay.

We had a lovely stay at this beautiful and welcoming property. We love the peace and quiet. Also handy for visiting lots of places of interest nearby. Thanks to Carolyn and Tim for looking after us so well.
The grounds were just wonderful, and the owners were fantastic hosts. Outside is an idyllic landscape, the grounds are beautiful, and the house itself is fantastically appointed. If you do come to this delightful little village, be sure you have a car. Highly recommend and will endeavor to come again!

Perfect accomodation for holidays with the family, many things to do and see within one hour by car!
The owners are always there to help , the children have got lots of space to play, in the backyard you have a lovely view from the conservatory.

Wonderful place to stay
The Vestry is a beautiful property in an excellant location. It is quiet and peaceful with views over farmland to the rear and lovely grounds that are very well kept from the front. The house is spacious and very comfortable, very clean and well equipped and Carolyn and Tim are great hosts. There were lots of little touches including fresh eggs and delicious cake. We loved our stay here and really appreciated the comfy beds.
We were the first guests to stay since the property was equipped for self catering and would certainly recommend it to others.

We are the 3rd generation to live at the Old Vicarage which is next door to the Vestry. It is a wonderful place to live, but with all old properties it needs a lot of looking after. The Old Vicarage was built in 1856 and The Vestry in 2005. We have a beautiful neo-norman Church next door and stunning views both front and back.
Why they chose this property
If you want to get a way and relax or have a great place to have quick access to explore North Yorkshire, this is the ideal property. We can supply badminton and table tennis on request. Large garden for kids to run around and play. Babysitting available. Gastro Pubs - 2 min walk. We do not allow pets in the Vestry.
