Stunning apartment with panoramic lake and mountain views close to all amenities
Apartment 314 is a stunning, recently renovated property, enjoying a peaceful location in a small development on the edge of the village of Talloires, with spectacular views over the village, lake, Chateau de Duingt and surrounding mountains.
A 10 minute walk takes you into the village centre, with its port, grass beach, leisure facilities, shops, cafes and restaurants, while immediately behind the apartment are trails which meander up to the stunning Cascade d'Angon waterfall and beyond into the mountains. The Roc de Chere nature reserve is also just a short walk away.
Talloires is the most picturesque village on the shores of Lake Annecy, and is just 20 minutes away by road or boat from the town of Annecy, with its Vieille Ville (old town), cobbled streets, winding canals and medieval Château .
The apartment, owned by us for 23 years, has recently undergone a major refurbishment. It now consists of an open plan living room and kitchen, two bedrooms (one a mezzanine), bathroom and private hardwood terrace.
The living room has a large corner leather sofa, flat screen TV and DVD player and large patio door, offering far reaching views out across the private hardwood terrace, communal gardens and beyond to the village, lake and mountains. A dining table and chairs are provided for use indoors or on the terrace, along with a sun lounger and 2 reclining chairs.
The kitchen has feature slate walls, solid oak worktops, full sized dishwasher, fan oven, induction hob, microwave and washing machine.
A new hardwood staircase leads up the mezzanine main bedroom, with double bed, sky lights, flat screen TV/DVD and views back down over the living room. Please note that, although a large room, this bedroom is not full height.
To the rear of the apartment is a bathroom with corner bath and shower above and the second bedroom. This bedroom is compact and has a double bed with a single bed above and is ideal for either a couple or up to 3 children. The bedroom window faces out onto a grass bank and woodland. A travel cot is also available.
All bed linen (with the exception of the travel cot) and towels are provided, as are dishwasher tablets and basic toiletries. Boardgames, selected guidebooks and family DVDs are all available for your use.
Wifi is not provided but there is excellent mobile phone network coverage throughout the property, so we have never felt the need to install anything further.
Externally, the property enjoys a private very sunny, partially covered terrace, communal gardens and shared private car park. A footpath from the front of the property provides a short cut down the hill into the village.
Please note, this is not a commercial rental - it is our family holiday home, in a magical location with a fantastic view.

Apartment 314 was originally built as part of the Hermitage Hotel complex for the Albertville Winter Olympics in 1992. The apartments, located in the gardens of the hotel, were subsequently sold off as individual properties and the hotel finally closed completely in the late 90’s, ultimately to be converted into private apartments.
When we bought Apartment 314 in 2000 it was an untouched one bedroom property. In 2003-4, we re-configured the space to allow for a bigger kitchen and new bathroom and converted the loft into a mezzanine bedroom.
Recently we have totally upgraded the apartment to a much higher standard, incorporating a new hardwood staircase, high specification kitchen with solid oak worktops and new appliances, leather sofa, feature slate walls and new floors.
