Property Summary
Garden View is a comfortable, spacious ground-floor apartment, within the west wing of a beautiful Edwardian hunting lodge. There is an enclosed and private garden directly outside the property with stunning views across the fields to the sea.

Garden View Apartment sleeps up to 4 guests in two bedrooms, one double bedroom (king-sized bed) and a twin bedroom.

Set within the grounds of Porlock Vale House, an impressive country property dating back to the 19th century, Garden View Apartment is the ground floor of the west wing which was extended onto the main house.

Access to the property is via a small gated courtyard, the entrance door leads into the hall The large living room has a dining table and the patio doors mean you can enjoy the view into the garden and beyond whilst relaxing from the comfort of the sofa. The kitchen has all modern conveniences; two steps lead down to conservatory with comfy chairs, a breakfast table with chairs and again sliding doors onto the patio. There are two bedrooms, one with king-size double bed, and one with twin beds. Both bedrooms have an en-suite shower room.

Vale View Apartment (on the first floor above) is also let as holiday accommodation and sleeps up to 4 guests. The parking area and courtyard to the entrances are shared but each property has it’s own entrance and private outside area.

Dogs
Up to two dogs are welcome by prior arrangement. A supplementary fee of £30 will be added to your invoice per dog. Please do not allow your dog on the furniture and do not leave them alone in the property at any time.

Smoking
The property is strictly non-smoking.

Arrival and departure
The property will be ready from 3 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Changeover days
Garden View is available for week-long bookings from Saturday to Saturday. Short breaks may be available.

Local amenities
The harbour is the 'centre' of Porlock Weir, which is less than 1/2 mile away. There are two restaurants and a pub (all three are dog-friendly) and a range of individual shops such as tea rooms, Exmoor Glass, etc. The village of Porlock is approximately 1.5 miles and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Many of the shops in Porlock Weir and Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.

Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

Indoor Description
The kitchen has a fridge/freezer, electric oven and hob, microwave and slimline dishwasher and a washing machine. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.

A television (with Freeview) with DVD is in the sitting room,. Wireless broadband is available at no extra cost and a hairdryer is also provided for your convenience.

A cot and/or high chair can be provided on request.

Electricity and heating costs are included in the price of your accommodation. Garden View Apartment has central heating throughout which is controlled by a thermostat and can be adjusted to suit your preferences.

Please note, the apartment does have wifi but being in such a rural area the wifi can be temperamental on occasion. Please therefore make alternate arrangements if you need to rely on using the wifi during your stay.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you to the beach or on day trips.

A tea tray is provided to ensure you can have a hot drink as soon as you arrive.
Cleaning materials such as washing up liquid, dishwasher powder, and surface cleaner will be present in the property. One or two toilet rolls will be provided.


Outdoor Description
Directly in front of the property is a patio area, with steps down into the garden, which is fenced and enclosed. The property enjoys wonderful views over the fields towards to the coastline.

Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There's so much to see and do, from short walks to long expeditions across the moors or horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.

Porlock Weir has a quaint little harbour and its own unique charm; the port has a long and colourful history. Today Porlock Weir is a quiet harbour and a thriving community that welcomes tourists every year, many of whom come to enjoy the pretty scenery, shops, tea rooms, pubs and local cuisine. On a fine day, the South West Coast Path offers a wonderful opportunity to enjoy the fabulous views across Porlock Weir and the bay. The coastal footpath links up with many other walking trails including Culbone, home to the smallest church in England. One of the more unusual attractions at Porlock Weir is the submerged forest. At low tide, the remains of ancient tree trunks arise from the grey clay soil. These desiccated stumps are the last remaining evidence of a forest that, once upon a time, lay five miles inland.

There's very little to disturb the peace and quiet and the nights dark with next to no light pollution. Despite Covid, there was a relaxed atmosphere and we were delighted to find that books and games had been left for our use. We were fortunate to have sunny, warm weather so the terrace furniture was welcome and the delightful paths through the grounds to access the sea and the marshes made it completely dog friendly too. We loved staying at Garden View - it was so clean, spacious and warm with lovely furnishings and a fabulous view out towards Bossington Beach. We felt a great deal of care had been taken to make this flat the perfect place to stay and how kind to leave a tea tray, with a lovely cake, for our arrival. The pictures give a completely accurate view of the property and the garden was a good secure space for our dog. If you're planning to visit Porlock for all the wonderful scenery that surrounds it, the great walks, tea rooms and pubs, Garden View is an excellent place to stay.

We can’t fault it , and would definitely stay again. We are very familiar with the local area, and it’s a great base for walking. We had our two Golden Retrievers with us, and it’s also a perfect place to stay with dogs. The owners and housekeeper were really welcoming, and the lemon drizzle cake was greatly appreciated!
