Colonial style villa of 260 square meters on two levels with wooden coffered ceilings with private garden of 200 mtrs located a few meters from the beach in the best, most prestigious safe area of the Hotel Zone of Cancun, among the famous Ritz Hotels Carlton and Hard Rock. Single independent villa in the whole street.

It has a separate room, dining room, fully equipped kitchen with stove, microwave, coffee maker, refrigerator, three bedrooms with three bathrooms, laundry room with washing machine, dryer and dishwasher and laundry area. Perfect location

Pros: Location is in an upscale area with 5 star restaurants and 5 star resorts. Nice landscape. Close to everything. Antonio the host is very nice and attentive. Felt safe because super clean and outside were lots of camera monitoring. Close to massage and spa in walking distance. Beautiful huge secure home. Cons: Felt like the audio was recorded and possible hidden cameras monitoring. Furniture slightly outdated, need more kitchen appliances but all in all very well worth the price.

Cancun Nightmares

Let me start with the two positive things about this house, the location and cost. It is located very close to the beach and has a very reasonable price for Cancun. Unfortunately, as your parents told you, you get what you pay for. When we arrived at the house the air conditioners (AC) were running which is normally a good thing. However, as the sun went down so did the temperature, especially in the master bedroom where the air conditioner was set on 19 degrees C. We then started to look for controls for the ACs but there were none. The units are very high and have no manual controls that we could find. To make things worst there were no blankets only a couple thin sheets on the beds. We assumed that eventually they would turn off. Two very cold nights passed, and we finally called the landlord to request they turn the AC off and provide some blankets. They did provide blankets and the AC in all the rooms except the master bedroom went off in the evening. At least I had a blanket so just ignored the fact that it was freezing in the master bedroom. Another night passed and the next evening, our last night there, the landlord sent a text saying we had manually turned on the air conditioning and this would cost us over $1000. We tried to explain that we had done nothing and asked him to come by to check, instead of saying sorry for the fact that we had suffered for 3 nights he called us liars and continued to threaten us. I suffered 1 more freezing night and 30 minutes before we were going to leave the air conditioning suddenly turned off. Still no apologies form the landlord. He was very rude and unhelpful. Some other blaring issues to note the place is very rundown and dirty. Not just worn but dirty. Dirt hanging from the ceiling fans and in the showers. In addition, the beds were very worn and stained. The mattress cover had pea stains. The electrical outlets are all separated from the walls so I would not bring a child here as it is very unsafe. There are bare electrical wires hanging in the courtyard. You can not lock the house as they do not provide a key, only the courtyard gate. They have a nice patio on the master bedroom but the door to it does not open. The curtains are difficult if not impossible to open and close, they are also very worn and dirty. The shower drains did not drain, and hot water was not present in the downstairs shower. When I told the landlord about these things, he again said I was a liar
