About this property

Chichester Harbour Waterside at Hayling Island

‘DOLPHINS’ , Fishermans Walk, Hayling Island.

'Dolphins’ is a 3 bedroomed detached bungalow on the waters edge at Fishery Creek, Hayling Island.

Set in Hayling’s Eastoke area, ‘Dolphins’ enjoys an enviable setting in a large garden with direct frontage onto the western part of Chichester Harbour. There is a small gated slipway from the garden to the foreshore, and moored boats, sea birds and boating activities are just a stone’s throw away………...

The bungalow has been extensively improved during the past few years, and now offers accommodation for up to six guests who are looking for peace and tranquillity in a tidal waterside setting.

Briefly, the accommodation consists of:

Spacious Living / Dining Room, with patio doors with views over the garden to Chichester Harbour;
Modern Kitchen with gas hob and electric oven, combination microwave and washing machine;
Bedroom 1 has double bed and French doors looking onto walled courtyard area;
Bedroom 2 has double bed, and an ensuite bathroom consisting of toilet, washbasin and shower, and door onto the garden with views looking onto Chichester Harbour;
Bedroom 3 has two adult size bunk beds,
Family bathroom with washbasin, bath with shower over, and W.C.
Central heating throughout.
WiFi and TV with Freeview
Bed Linen, Towels and Kitchen Linen is provided.etc . All beds have duvets.
There is parking outside for two guests' cars

Please note: There are steps up to the front door and from the other exterior doors to the outside areas.
Please note: The garden wall separating the garden from the harbour has a drop, on the water side, of some 2 metres, and anyone with small children should supervise them at all times when in the garden to ensure their safety, and prevent them from walking along the top of the wall.
Please note: The last ¼ mile of road to reach ‘Dolphins’ is an unmade bumpy road.
Please note: There is a static caravan in the garden which may be occupied occasionally by the property owner.

Guests will enjoy sitting outside the bungalow in the garden. A range of outdoor seating is provided. The waterside is very tidal. At high tide the water will be lapping along the sea wall while at low tide the harbour turns into a panorama of mud banks and empty creeks with boats stranded until the tide returns. The foreshore directly by the sea wall is firm enough to walk along, tide permitting, but guests, their children and pets are advised not to venture onto the mud as it quickly becomes deep and may be dangerously impassable. There are many wading birds to spot on the mud at low tide.
The Sparkes Marina has a bar bistro on site and is along the shoreline about 200 yards.

The Local Area

Locally to ‘Dolphins’, the village of Mengeham, about two miles away, offers two supermarkets, a post office and a well stocked DIY shop. Closer still, at 'Eastoke Corner',on the seafront, is an assortment of seasidey shops, such as pubs, takeaways, cafes, fish and chip shop, souvenir shop, etc..

The nearest British Rail train station to Hayling Island is at Havant, some 5 miles away.

Chichester Harbour is one of the UK’s premier boating areas. The entrance to Chichester Harbour and Hayling Island Sailing Club is a short walk away and is the venue for many national and international regattas each year. The local RNLI lifeboat station is also here. During the summer months the harbour is buzzing with small boats, sailing dinghies and cruisers, and from the local Sparkes Marina, with its bar /bistro, there may be opportunities to take a fishing trip or sailing tuition. Sea bathing is probably best on the beaches along the southern shore of the island, as strong tidal currents run in and out of the harbour entrance. From Emsworth, at the top of the harbour there are often boat trips for bird and seal watching. In the autumn and winter months, Chichester Harbour is an important area for overwintering and migrating birds.

The south coast of the island is a renowned windsurfing area. From the western tip of the island a passenger ferry runs across Langstone Harbour from where Southsea and Portsmouth (with the historic Naval Dockyard, Mary Rose, HMS Victory, etc.) is a few miles distant. The Isle of Wight is a couple of miles over the Solent, and ferries run regularly from Portsmouth.
Portsmouth City offers shopping centres, the Spinnaker Tower landmark, The Royal Dockyards with the Mary Rose, HMS Victory, etc,

Travelling east from Hayling Island for ten or twelve miles is the City of Chichester with a mediaeval cathedral, the Chichester Festival Theatre and a mediaeval pedestrianised shopping centre. The extensive Roman Palace at Fishbourne has well preserved mosaic floors. Going inland and situated in the South Downs National Park is Goodwood House with the racecourse and the annual Festival of Speed and the Goodwood Revival. Another notable attraction is the Singleton Open Air Museum, home to many saved and re-erected historic buildings.

Dolphins Fisherman’s Walk
Well equipped property with lovely views as the garden borders the harbour. We can thoroughly recommend this property to those wishing to holiday on and explore Hayling Island . Unfortunately we hadn’t researched the location well enough for a holiday that we had planned spending our time “doing” Portsmouth and Chichester, so found the 10 miles each day spent getting on and off the island somewhat annoying!

ideal for our requirements
This was ideal for us. The location is truly stunning and very peaceful. 10 minutes walk to beach which at low tide is ideal. Good facilities and modern bathroom although the ensuite was a bit on the snug side. You need a car with this location as it’s a little out of the way but suited us fine. Ideal if you like SUP or canoeing and have your own. Couple of ok takeaways. Hayling has a few attractions they are just spread out a little. We had glorious weather and spent many and evening with wine just taking in the view. Privileged to be the first trusted guests by the owners who were very helpful.
