Waterfall weekend

The property had plenty of room and was decorated well. The location was perfect for seeing the local waterfall parks. Be aware that although there is a full kitchen there is nothing to cook with - no pots or pans of any kind.

Owner/ Property Manager Very Nice and Helpful, But..

The owner and property manager did everything they could to make my groups stay nice, however the house is not well maintained. All of the work that looks like it may have been recently done was done very poorly. One of the bathroom doors didnt have a lock, and the other had a missing door that separated it from the laundry room. There is one very small tv and the house layout is odd and makes it hard to be in the same room with many people to talk and such. If your group is small enough I would highly reccomend staying at the house next to it, owned and managed by the same people. I rented both for my group and that one was much better maintained

Do not recommend!!

I don’t normally leave bad reviews as I myself am a business owner but I don’t want anyone else to have a bad experience and spend the money renting this property like we did. Very unsanitary....roaches in kitchen, mattresses and couches are extremely filthy including stains and globs of hair and dirt along the wooden box that the master bed sits on from where it hasn’t been even swept in who knows how long. The entire property has been taken over with poison ivy including the back screened in porch and the grass hadn’t been mowed in what looked like weeks, I hated even letting our dog out as I wasn’t sure what she’d come in contact with. I can say that they had bags of ice in freezer for us, nice white bath towels and it is close to an amazing catfish pay pond and Cummins Falls....however definitely NOT worth paying to stay in those types of conditions. We are being very cautious with looking through our belongings and are actually keeping them outside until thoroughly cleaned, I just hope we didn’t bring any of that filth back home with us!!!!

Between VRBO and Property Manager we were double booked and moved to a lesser rental

Property we were moved to would be good for a single family with two adults and children but not multiple couples. 2nd and 3rd sleeping options did not provide privacy (no doors) and furnace was loud enough to wake us up every time it kicked on. Beautiful country setting with Creek and sun room. Still waiting on reimbursement of funds for downgrade a few days before trip.

Simple house with plenty of room

The house is old and there isn't much to the property but its perfect for the price and has a lot of room for sleeping. Really happy with how easy it was and it wasnt too far from cookeville.

Very old farmhouse.

The house was very clean but lacking wastebaskets, towel hooks, and heat. It was between seasons. They were not quite ready for visitors - no soap, TP, hand soap, paper towels. They mowed the grass and provided the missing things after we arrived. The surrounds were crowded with piles of debre nearby. However we choose the house because it had a shallow creek and our little kids could wade in the creek. And they enjoyed the creek.

Our stay in Cookeville was great due to the nearby attractions. We would not rent this house again.

I would first like to start my review by saying I have had absolutely NO interaction (positive or negative) with the property owner. There have been no issues or complaints following my say at this Cookeville house. We always clean before we leave and make sure to follow the checkout guidelines, exactly. —the only interaction I have had with anyone, was with the property management company. Upon our arrival, we noticed that the house was completely bare of standard cooking supplies. (No baking sheets, pots, pans, cutting board...etc) We called the property management company right away and they rectified the problem immediately and with great kindness and apology. (A very positive interaction) That being said, let’s talk about the Pros and Cons of this house. Starting with the Pros: The house was beautifully decorated with cute and charming pieces in each room. The house had four bedrooms and plenty of space for a large family. The house had a washer & dryer. The AC worked well. The house was equipped with fresh linens and many travel toiletries. Disinfectant wipes were provided near each sink for Covid sanitation purposes and the house was well stocked in soap, toilet paper and paper towels. The house was located very close to several state parks, which was our purpose of staying in Cookeville to begin with. When we arrived, there was a snack basket presented to us on the counter with a hand written note and brochure of local attractions. (Very sweet and helpful) Now, onto the Cons: This house was poorly updated and falling apart. The paint was bubbling off the walls. You could tear a five square foot piece off with one quick tug. The carpets were dirty and stained. The “updated” kitchen flooring was peeling off the ground, as it was a stick-on floor covering. There were cockroaches in the kitchen, amongst other insects flying around. The kitchen had very little dishes and utensils supplied, so you had to wash immediately after use, for the next meal / snack. The whole house smelled like mildew. The screen porch was not well sealed, and a family of hornets occupied it during the day. The yard was overgrown and not well maintained. The gas grill either did not work anymore, or was out of propane. And, the house, itself, is located 10 feet from a high speed, farm road, which is very noisy and unsettling. Cookeville was fun, due to the nearby parks.... We made the best of it, but we would not rent this house again.

Cute little property, comfy beds, plenty of room. Extra blankets, sheets and towels available

It was a nice cozy get away. The only thing I will say that was inconvenient was that there weren't any pots and pans to cook with, so I had to buy some cheap ones from the dollar tree. I don't know if the previous tenant took them or what happened, but managed. Owners were very polite any time I reached out. Thank you for a relaxing stay!

Rustic Summer Weekend

We had a great weekend in Cookeville. The house was well laid out for our group of 8. When we arrived a maintenance crew was just finishing up carpet cleaning, yard work, and clearing vines from the back of the property. We enjoyed the screened porch and creek on the back of the property. It was a great house for a rustic weekend enjoying some great hiking and fireworks in Tennessee.

country quiet,close to everything

we really enjoyed our stay at the house. It is not fancy, but very clean and decorated with barnwood and antiques, but most of all very affordable for our family size. My husband played golf at the course just a few miles down the road, the rest of us visited cookeville and just made our self at home . We would love to come back again.

Buyer Beware

If you are looking for a clean, safe and relaxing rental property for your family to enjoy. THIS IS NOT IT!!! Upon arriving you notice the green mildew on the exterior of the place. Upon entering you smell the mildew in the place. You notice that the doors look like a five year old could kick it down. There is some much gap along the exterior doors that it’s no wonder bugs are constantly found inside the home. In places the ceiling is sagging and the walls in some of the bedrooms are so soft you could poke your finger through if you aren’t careful. In one room it looked like mildew or even mold was on the wall behind a door. In one bathroom the ceiling was stained. Above the tub I guess the ceiling was clear due to the hot steam, but the rest was tinged black. There was an electrical outlet right in back of the faucet that wasn’t a GFI plug. Imagine if your little ones are using the sink & they electrocute themselves. Upon trying out the screened in back porch we found it infested with wasps. It took 2 cans of spray just to reduce the count. The only time we could use the back porch was during a rainstorm that caused the wasps to hide for a couple hours. The front porch was overgrown w/climbing weeds that we had to push over the rails just to sit out there. As for having satellite tv, what a joke. Out of 10 days 7 were w/o signal or picture. The remaining days allowed for a handful of channels. Even on clear sunny days. In the back yard there was a concrete tank which may have been the septic tank. It had an uncovered hole and the smell on hot days was bad. Looking in it didn’t look good. 2 mattresses had horrible stains on them and sheets looked dirty. Isn’t that a health code violation? This placed failed in every category accept one. The young man who responded to our complaint, responded immediately. But you could tell he was not getting any support from the property owner. He wanted to provide us with a discount, but he couldn’t because the owner would not approve. I am surprised and disappointed with VRBO. I thought that you guys vetted the listed rentals. I’ve rented through VRBO on other occasions, but now I question whether or not VRBO is to be trusted. Are they just putting out any listing just too make a buck. I would have left, but it would have taken 3 rooms/day for 10 days for all of us. Thus I was stuck. So anyone looking at this rental or any other rental from this company, BUYER BEWARE!!! Slumlord sums it up!

Property owner “too busy” to resolve issues

I have an unresolved issue with this property that could have easily been resolved. I’ve given them more time than I should have to take care of it. If you’re thinking about staying here, wait a few hours and check back before you book it. If they take care of it, I’ll leave it at that. If they don’t, I will go into great detail about it on here with photos, text message correspondence and more if need be. If you see nothing else from me, you’ll know they did the right thing.

Great Country home near Cummins Mill Falls

We really enjoyed our stay here, the home is very country ,with barn wood, old quilts, antiques, but had our internet and cable too. Screened in back porch over looking a gorgeous creek, and a porch swing too. Very close to the Falls and only about 7 miles from the city of Cookeville. We loved the home and the price, very clean and easy to find. We hope to return again .
