It then leads through into a kitchen area with a central island that contains a Range Cooker for the budding Chefs to cook up French Cuisine sourced from the local Market held in town of Lezay which is the largest Farmers Market in the region.

There is a Dinning area with seating for six people including a high chair for baby, leading from that is a Living area with seating for six and one of the Sofa's is a double sofa bed. In the living room area is the Fire Place to snuggle around during the winter months, there is also satellite television.

The Stairs lead to the large upstairs landing with more storage, the Bathroom with Bath and a Shower over the Bath. There are two Bedrooms one with a King Size Bed and the other with two singles, there is also a Cot available on the landing which can be placed in either of the two rooms.

Outside there is adequate off street parking for two or more cars. To the front of the property is a private garden laid to lawn with a seating and an original Well that has of cause been covered for safety. The Garden is accessed from the small lane running between the property and the house.

Saint-Coutant is a lovely Commune and is very popular with walkers with it's sign posted guided trails to explore the country side on foot, or to take the Dogs on long country walks without getting lost. There is also a large Nursery that is open to the public with a Shop ideal for purchasing something nice for the garden at home.

The nearest large town is Lezay which has a popular Farmers Market every Tuesday Morning. It is the largest in the area and is ideal for those wishing to purchase fresh Veg, Cheese, Patisserie, Bread, Meat, Wine and so much more all local to the region. After a stroll through the Market there are Cafe's and Restaurants to enjoy Lunch and an Aperitif. There is also a Large Super Market in the town, Hardware Shops, Tobacconist, Bakery and more.

For Leisure in the town there is a recently refurbished Open Air Swimming Pool with an Olympic size pool to swim and dive, a medium size pool and a Pool just for young children and babies. Surrounding the pool are plenty of terraces for sun bathing. There is also a lovely Park with Swings, Tennis Courts, Ball Courts, a Fishing Lake and Camping site with Public Conveniences.

The Property is perfectly situated for those that would like to explore the region both rural and coastal. It is well positioned close to the main N10 with easy access to the the three nearest Cities for Poitiers, Niort and Angouleme. The nearest City is Poitiers with its Historic town centre to explore, the Airport that fly Ryan Air from the UK and on the outskirts of the City is the amazing Theme Park Futuroscope. There is also amazing links to the coast and the closest resort being the Famous and history resort of La Rochelle and all the beautiful beach resort towns leading along that Atlantic Coast line with wonderful white sandy beaches with a mix of calm and rougher sea for those that would enjoy surfing. All the seaside towns boast beach front restaurants in which to relax whilst eating Moules et Frites and sampling the Wine.
