Ty sinamon is a large self catering Victorian town house within walking distance of Bala town, available on a exclusive basis only. The house is a 10 minute walk to Bala Lake and a 10 minute drive to the National White Water Rafting Centre. The house is a perfect venue for a family gathering, activity weekend, mountain bike safari, company team building venue or just an opportunity to explore the stunning North Wales countryside.
Minimum 2 (3 nights August) night stay, a special Sunday to Friday 5 night rate throughout the year including July and August.
We also offer a very competitively Sunday - Friday priced 5 night midweek break.

Great communication with host - friendly and very responsive. House was well-equipped, especially the kitchen. Comfy beds, high quality linen and towels.
Great size property to accommodate all the family , eight adults and six children ranging from three years to fifteen . Easy walk into town for ice creams , pubs , restaurants . Did paddle boarding on Lake Bala and drove to mount Snowdon . Would definitely go again .
Lovely stay, fabulous property everything you could possibly need. Checking in was so easy and Kristina was a great help with all our questions. We loved the terrace as we sat back and enjoyed a BBQ in the sun. Despite there being 17 of us it never felt cramped. Fantastic little village and a glorious lake nearby. We will be back.
Such a great house for a big group of people. No bad bedrooms. Living and dining areas big enough. Great outdoor barbecue area. The only negative was the Welsh weather (it rained for all 4 days) but there is nobody who can control that ;)

House was perfect. 8 kids had loads of space to play/run around whilst Adults sat round the massive dining table eating, drinking and catching up. Bala was lovely as was snowdonia and the velocity zip line.

Andrew and his guests were a pleasure to host and was respectful of the house during the groups stay. Would be more than happy to welcome them back again.
We enjoyed a lovely family xmas at the property. It housed our large multi-generational family with ease.
The rooms were spacious and there were plenty of bathrooms.
The lounge and dining room accomodated all 17 of us.
The boot room was a blessing for wet boots and coats as we got back from wet muddy walks.
Had a fabulous week.
We had booked this house for 11 of us (2 kids, 2 grandparents and 7adults) for a family celebration. Unfortunately, due to illness, only 2 of us made it for 2 nights. That said it was just the break we needed and we loved the house. It was clean, spacious and very comfortable; convenient for the lake yet in a quiet road. Paul was really helpful when we were planning the trip - answering my many questions and suggesting how to configure the rooms for our needs. We would love to book it again.
Fabulous house in a perfect location to enjoy all that North Wales has to offer. Owner and property manager were polite, easy to contact and helpful. Already looking at booking again for next year 😁
Very spacious property for large group. We had a wonderful time exploring Bala and the surrounding areas. Rooms renovated look lovely. Kitchen well equipped. Could have done with a few more tea towels, as not able to use dishwasher for last two days of stay. Outside drier/ airier would be very useful especially after being on the lake. Ironing board needs replacing. Some bedding, pillows and duvets, tired looking. All of that said we would stay here again.
Lovely house, beautiful period features and huge! Got lost many times, but a great place to stay for our girls weekend away. Not enough seating in the lounge so had to use dining chairs, but not a major problem. Recommended for large group stays.
Wonderful property with plenty of space and character. We also loved the garden and the games room. Very close to the centre of Bala which was also great.
The house is lovely and huge and in a great location. Easy walk into town for essentials and some lovely shops and pubs. Beds were very comfortable and everyone slept well.
The only negative was there wasn't enough cutlery for the amount of people in the property, the knives were blunt and there wasn't any bbq utensils. Would highly recommend this property.
We had a great stay the property is huge much bigger then expected. I was worried that everyone would be falling over each other but there was more than enough space. It had everything we needed so overall it was excellent!
House was very good for a large group, easy parking, bedrooms large, warm and clean. Perfect location for access to the town, Only a couple of issues, inconsistent hot water for most of the stay (not showers tho), Wii not working (which annoyed kids) and lounge a little too small for a large group. Garden not totally secure for dogs but gate can be shut to keep them in lower area. Generally a great place to stay. Would definitely go again.....

Fabulous house in ideal location
The house was perfect for a large group of friends. Equipped with everything we needed, spacious, and clean. The chocolate biscuits were a lovely thought. Only a few minutes' walk from Bala centre and not far from the lake.
Communication was good and Paul and Kristina were very kind and helpful.
We would happily stay there again.
