The space is a pleasure to unwind in and feels bright and open due to the high ceiling and stunning lake views which can be enjoyed from the floor to ceiling balcony door.

The kitchen diner provides a fully equipped granite topped kitchen with gas hob, oven and all the desired appliances necessary for preparing and cooking delicious home cooked meals during your stay.

The contemporary dining area is perfect for accommodating parties of up to 6 and outside memorable lake view dining can be enjoyed on the sunny private balcony. The panoramic balcony is perfectly positioned to make the most of the lake views and the sheltered spot makes alfresco dining throughout the day and into the nights a strong likelihood!

We stayed in Menaggio for 2 wonderful weeks this summer. Our vacation rental was perfect for reaching the golf and local services in Menaggio town. We found the ferry really easy, once we had mastered our Italian! We used it quite alot to reach Bellagio and Varenna. Our rental car was also perfect for reaching all the central lake attractions. The Happy Holiday Homes team were so great to us and helped us most days with planning our itinerary. The apartment they rented us through lakecomohomes.com was very clean, spacious and modern inside. We had some great times by the poolside and we also found a great Lido in the town which the kids loved as well. Dining out was not a problem, with local Pizza places, 'agroturismos' and more high class places dotted all along the western coast. Lake Como was a really fantastic place, thanks!

Die Lage ist sehr gut, man ist schnell in Menaggio (10 min). Die Aussicht auf den See ist schön. Das Apartment war absolut lieblos eingerichtet. Es ist zweckmäßig, wenn auch für 4 Personen nicht genug Gläser vorhanden waren.Die Kaffeemaschine und Markise waren defekt. Kaffeemaschine wurde immerhin ersetzt.

The view doesn't make up for the shortcomings, we had no wifi at all in 4 days

The view was spectacular. We received mixed messages on check in and check out from the property manager and owners. The property was not properly cleaned prior to our check in (dust everywhere i.e. floors, under beds and on fans, dirt behind doors, ice cream wrapper behind master bed head, no swimming caps provided at property). *Wifi was not available nor the issue resolved despite several complaints in the first three days of our four day stay* We were required to strip the beds on departure, this highlighted the mattresses were stained and needed replacing. With a 3 year old and 7 year old, we would not book again. Wal to town was 10 mins downhill, 15mins uphill (25 mins with 3 year old).

The view is amazing

The view from the balcony was stunning! The apartment itself needs a little work. The mattress in the master bedroom needs to be replaced along with the ripped pillows. There was an ant and spider situation inside but we found some spray and took care of it. But did I mention the VIEW?! This alone is the only reason you need to book it!!!! Beautiful!!!

My wife and I and our two adult children and two of their friends (6 persons total) enjoyed a 3 night stay recently. The location of the unit overlooking the lake is very good with a short walk to Menaggio. Unit itself was clean but the patio and related furniture was not. We like to cook and the availability of dishes and pots and pans was very good. Availability of cooking and cleaning basics could be higher. Layout with two bedrooms and the loft and 2 bathrooms (key!) worked well for us. Quality of bedding materials is not high. There is no A/C but there are many fans. The rental team is very responsive and immediately handled any issues we had (including getting checked in). The materials provided ahead of time, while very useful, were not complete and had to be supplemented by discussions with the rental company (no big deal).

The view is this property’s saving grace

This property was very well staged for the listing photographs. Very low quality beds, furniture. Spotty WiFi. Absolutely no toiletries. But…..the view is worth every penny. Not a bad walk to town. Make sure you go all the way to town to enjoy the waterfront park and town square. We went to many towns and Menaggio is the best. If I had to come back just as two people, I would get a hotel downtown.

Menaggio is a great base for exploring the Lake Como area and this apartment is very well-located: close to the town and the ferry station in a quiet area. Be prepared for uphill footpaths and steps on trips between town and the apartment if you don't have a car, however. The apartment had the equipment and furnishings that we needed for our stay and it was very clean. The view from the balcony was spectacular. Elisa, the property manager was very helpful and responsive. We very much enjoyed our stay.

July 2017 wir haben die Ferien in Ihrer Einrichtung in der Tat so genossen, dass wir gerne wiederkommen würden. Gefallen hat uns besonders: - die Größe und gute Ausstattung der Wohnung - der sensationelle Blick auf den Comer See - die Privatheit und Gepflegtheit der Anlage einschließlich des Pools - die Nettigkeit der fast ausschließlich italienischen Anwohner - die Möglichkeit, fast alles zu Fuß erledigen zu können - die gute Betreuung durch Ihr Team vor Ort Einen Tipp würde ich gerne noch für die Zukunft geben: Wir Deutschen sind es gewohnt, alle unsere Elektrogeräte gleichzeitig zu benutzen. Da dies in der Wohnung nicht ging und wir nicht darüber informiert waren, ist uns zweimal die Sicherung herausgeflogen. Beim zweiten Mal war der Kühlschrank eine Nacht lang aus (bei sommerlichen Temperaturen). Gut wären entsprechende Hinweise für die Gäste der Wohnung, damit so etwas nicht passiert. June 2017 With much anticipation we arrived in the Beautiful town of Menaggio, to start our 3 week Italy holiday on the 25th June 2017. We were in awe!! First of all, our comfortable transfer and kind friendly driver, dropped us off safely at the Happy Holidays office. We were greeted by very friendly welcoming staff and allowed to book into our apartment early, as we arrived hours earlier than the 16h00 book in allowance. We were of course very grateful and did not take this for granted! A pleasant surprise awaited us when we walked into a clean, spacious apartment with the most spectacular views of the Breathtaking Lake Como and surrounding mountains. We were so thankful for your thoughtful gift of Milk, Coffee, Croissants and Champagne. As we did not realize that shops are closed on a Sunday, we were even more pleased. We could not take our eyes off the surrounding beauty and loved the fact that our apartment was close to everything and in a safe complex. It really exceeded our expectations, as we were very worried booking in an unknown location with an unknown company to us. Thank you for all the correspondence and patience and answering of questions, giving us information and helping us from the beginning of our enquiry and booking , to our arrival and duration of our stay. We left Menaggio with a heavy heart , sad to leave and vowed to return.!! We would like to thank you from the bottom of our hearts for making our stay in Como an unforgettable experience. Balcone di Noa e Stella

This Italy at its best ! Stunning ever changing views of the "golden triangle" of lake como and still a short picturesque walk to the centre of "Bella Menaggio". Great restaurants all over the place and the most spectacular "lido" of the lake. Towns like Lugano, Como and Milano at driving distance. The apartment is comfortable, spacious and light in typical Italian style built against the mountain in a closed nature park. I miss it already....

Excellent apartment very well fitted out. Comfortable with sensational views from large balcony. However it is a 15 minute walk downhill into the centre and thus back uphill. Less than a 5 minute drive and free parking within a flat 5 minute walk of the centre. Menaggio is a delightful base and from what we saw would prefer it to Verana or Bellagio. It's on the Central Lake Ferry run so boats are fairly frequent. Happy Holidays were great to deal with from first enquiry through to departure. Always friendly and helpful.

We were so impressed with our vacation rental, Balcone di Noe e Stella in Menaggio. The property was modern and very spacious and welcoming for us inside. We enjoyed beautiful lake views and we really felt at home here during our 2 week stay on Lake Como. Happy Holiday Homes were very helpful with all our questions and they were always there to recommend us a great restaurant or a great attraction for us to go and see. Our family had a wonderful stay this summer in this modern and versatile hioliday home! We loeved the large open plan living area and the sunny outside space! The residence was very quiet and we had the pool to ourselves most of the time which was a bonus! It was great for our teenage children too as the apartment was kitted out with SAT TV and had WIFI access. I would say that the first floor property is probably not the best option for a young family with pram etc due to the due to the flight of the steps, BUT it is perfect for families with older children/teenagers! The loft style floor is a great space and great for putting up any additional guests. The apartment was really lovely and complemented our fabulous stay in Menaggio extremely well, so thank you!
