A delightful, spacious and beautifully presented Victorian house set in the best loved seaside resort in Wales, Maes Gwyn makes a wonderful base for summer beach holidays and relaxing winter escapes. Perfect for family gatherings and reunions, this large house is ideally located in a quiet residential area (an adjoining ground floor apartment is in separate use), just a few hundred yards from two glorious beaches and a host of family seaside attractions including traditional puppet shows and donkey and pony rides along the sands. A fine selection of shops, inns, cafés and restaurants are found within walking distance, as is Llandudno’s famously grand Victorian pier and cable tramcar rides to enjoy the fabulous vistas at the summit of Great Orme (those with a head for heights might prefer the exhilarating views of the aerial cable cars). Sailing in the bay is popular and this gracious Victorian resort also boasts a golf course and dry ski slope whilst a myriad of exciting outdoor pursuits are readily available in the nearby mountains of the Snowdonia National Park. Just 4 miles away the ancient walled town of Conwy also boasts an impressive castle. There is wonderful walking in the surrounding area, and the Conwy Valley Railway line journeys to Blaenau Ffestiniog from where the narrow gauge Ffestiniog Railway continues to Porthmadog on Cardigan Bay. Shops and pubs 500 yards.

The Location Sells it!!!
The property was clean, but needs very much TLC (i.e. paper missing from the staircase wall.) Kitchen well fitted out and spacious. Lounge adequate. First outside impression was a shock - large hedge seriously needed a trim. Bedrooms were spacious but dated furniture. We made the best of it. (Shame about the piano!!) The lady in the adjoining flat was very kind & helpful. The picture on the Internet must be at least 10yrs old. Serious sewage smell coming from downstairs shower room.

Adult Family break away
The property is an old Victorian house with lots of features. It is a really good size which means plenty of space for family get togethers, eating together in the big kitchen and comfort in the upstairs lounge that has new sofas in compared to the pictures. The outside space is at the front of the property only, but it is secluded from the road by a large hedge and has a picnic table. It does need redecoration, especially in the top floor rooms ( the single one of which was closed for this reason at the time of our stay) where wallpaper was peeled off. The lack of a blind in the small bathroom meant there was no privacy at all on the loo or in the bath due to a large clear low window. (makeshift towel hanging was needed). The overall decor was in part some of the charm of this place. The location is great for Llandudno and the surrounding area. Llandudno is a beautiful, vibrant and well kept town with something for all. It was a very comfortable and homely house, that felt very much like going to stay at an older relatives family home. We didn’t mind about the odds and ends of updating needed or the lack of Wi-Fi. A good time was had by all, but I would suggest taking tea towels and oven gloves with you if you are eating in. To note it is not fully detached as part of the downstairs is a separate flat, so if you are looking for a detached space to have late night noisy / party, this isn’t for you.

Clearly not being maintained
We must begin by saying that the location was superb and that the children loved having a huge house to have adventures. Also the front garden was nice for sitting out (though the parasol was broken). HOWEVER the place had clearly not been cleaned properly and is not being maintained. There is no Wi-Fi and mobile phone signals are an issue. The remote for the TV had been hidden and had no batteries. There is a door marked private that leads to a separate apartment. We were assured that the resident did not have a key and couldn’t gain access. The bathroom on the top floor has a low level window with clear glass and no blinds so it was impossible to use either the bath or the toilet. The windows in most rooms would not open so it was hot and not safe in case of a fire. The dishwasher was left with dirty dishes because a napkin had blocked the drain from the last wash. The rug in the living room has multiple stains on it. Most of the other carpets were in reasonable condition. None of the surfaces had been wiped or dusted for some time. The kitchen table was sticky and stained. Two of the bedroom doors would not close and the bedroom door on the top floor closed and would not open because the handle came off. The extractor fan is broken and really dirty. Many of the pans were too old to use. There was food left in the freezer from previous renters. As many have pointed out the wallpaper is peeling in most rooms. Both the handles are broken on the toaster.

Good potential but poor condition
This house has lots of character and has great potential. It is spacious and the kitchen and bathrooms are in great condition. However, the bedrooms were in quite poor condition and need improving. Most of the windows didn't open so the house got very stuffy and was a fire risk (the only exit is the front door, next to the kitchen). Some of the curtains were ripped or didnt close, and wallpaper was peeling from the walls in most rooms. Some of the doors didnt shut properly or had handles hanging off. The bedroom with 4 single beds was unusable because it was full of flies. The listing also needs updating. The top floor single bedroom is out of use due to redecoration and there is no available garden. There is also no wifi, which would be an issue for many.
