Public jetty and boat ramp at your front door. Fish, picnic, doze, do what you like. Accomodation is a cottage with two bedrooms. Polished floors, gas kitchen and wood heater. Broad private deck overlooking the water and a huge sloping garden dotted with grazing kangaroos. Boat parking and short term jetty available. A short drive takes you to Mallacoota, for shopping and cafes, and the beautiful wilderness beaches of the Croajingollong National Park. Spot a dingo or track a goanna. This rich corner of Victoria boasts a unique climate and an abundance of flowers and wildlife. There is no other place in Australia like it.

Amazing location, close enough to Mallacoota for conveniences, far enough to feel like a lovely peaceful escape. I have never seen so many different birds in one place, Lyrebirds and a friendly possum were the best! So many good books to read. Would definitely stay again!

This is truly a wonderful holiday destination. Great house, wonderful view, excellent location, friendly and accomodating hosts. There was lots to do for the kids and lots of relaxation for the adults. We even caught fish of the private jetty!!

Close enough to Mallacoota for anything taking you there, a great and serene location. Lyn gave helpful local knowledge and made sure we had a relaxing stay.
Peaceful idyllic place with stunning views and resident wildlife. Friendly hosts went above and beyond to make sure we were comfortable and to look after us including freshly baked bread on arrival. Will definitely return.

A wonderful location for a quiet holiday with a lovely outlook on the river; the bird life is delightful. The house itself is charming, convivial, modest and comfortable;lovely environs. Highly recommended.
Awesome location, stunning views and and surrounded in birdsong and local wildlife at your door step/porch.
It’s not ultra modern but it is cozy and this is our second visit and we will be back.
We have enjoyed our stay at Gypsy Point. The cottage is surrounded by nature overlooking the lake. You can relax on the front patio listening to the birds for hours. The home-made bread waiting for us in the kitchen came in very handy.

We loved our stay in this friendly cottage, right near the water so we could fish and take out our kayaks. Kitchen was simple but very functional and the linen was all good quality. We loved the wildlife around the house and the friendly resident chickens! Fresh bread on arrival, what a treat! We will return

Location is unbeatable. House is as advertised, modest, but to be honest I would sleep under an old tarp to be by that beautiful river. Our landlady was friendly and easy to talk with. Given the money I would stay there longer than a fortnight.
A perfect place to relax and enjoy nature.
Kangaroos graze on the property, so many birds, including bellbirds, noisy wattlebirds, magpies, wagtails and many many more, visiting possums, and all of this with the best of views. The cottage was spacious and very comfortable, and what a treat.... freshly baked bread and eggs from the visiting hens.delightful.
Older home ,with everything needed for our 4 week fishing stay. Great outlook. Private jetty for our boat. Loved Lyns chooks wandering around and all the other wildlife. Very quiet location. Not much luck fishing this time. We love Gipsy Point and the people who share this tranquil part of the world.
Thoroughly enjoyed every moment. Even the possum antics early evening, the visiting birds, kangaroos, resident chooks and lyrebird. So many different birds including, the bellbirds singing all day. Yes I loved the wildlife.

We had a thoroughly enjoyable 4 day stay at Riverbed. The location is just delightful, the river views, the birds and wildlife at your doorstep. Though the cottage is a little old fashioned, it is very clean and comfortable, and has everything you need. We lit the BBQ a couple of times, and dined on the deck, watching the visiting kangaroos. The male lyrebird paid a visit, and performed a song and dance, just for us. Only a short drive into 'Coota for supplies, plus a charming art gallery, and Lucy's restaurant for some seriously good noodles. Definitely would stay again, for the peaceful ambience, and being able to enjoy an early morning paddleboard on the river.

Area and setting are lovely. The house is old but that’s fine. Unfortunately it was not cleaned properly. Grimy surfaces. Left a day early
We stayed a week at Lyn’s Riverside house. It was a tranquil spot, nestled among trees with a view of the water. We were greeted by kangaroos lazing on the lawns, and made friends with the King Parrots and rainbow lorikeets on the deck. We spotted a plethora of other native bird life (including lyrebirds), as well as goannas, possums, and even a koala. Terrific for spot to read a book and unwind. Just what we needed.
Lyn was very friendly, and made check in easy. The house is basic, but clean and comfy to come back to after a day on the water or at the beach in Mallacoota.
Highly recommend for those who want to unplug and unwind.
We loved the quietness of the b&b. The kangaroos and birds were marvelous. The very tame king parrots were a delight.
The home-made bread and other breakfast supplies were very well received. The beds were very comfortable. Overall a very well appointed property.
A couple of minor points. A couple of hand towels for the kitchen and bathroom would be great. Also, we had a little difficulty finding the entrance. Your description of how to find the entrance was great. However, the sign and the number 6 were vey over-grown. a couple of minutes with some secateurs would fix that.
How to describe it in as few as possible words?
Perfect!
The booking process and communication were a breeze.
The location? peaceful, just sounds of birds and critters and the rain on the roof
The cottage? Quaint, clean, everything you need to to stay. The bed was warm and super comfy. The log fire was warm and cosy. The view was postcard-pretty—birds on the verandah, kangaroos on the lawn.
The directions? are easy to find.
The place is excellent if you are a fisherman within walking distance of the river.
It rained when we stayed; which made the place serene and cosy. Was perfect for catching up on reading, and laying on a sun lounge with the birds chattering away.
We had no mobile reception with Optus, but that may change.
We will be back.

Although it reads well in the advertising this property is poorly maintained and many thi gs simply don't work. The rangehood doesnt work at all and it was extremely greasy and dirty. The kitchen drawers were jammed shut due to swelling arising from water ingress. The microwave could not be operated due to broken controls. The bathroom was poorly maintained and the wall heater doesnt work at all. The curtain rail had come adrift at one end and no attempt had been made to repair it. The TV proved impossible to operate and the set top box continually defaulted to re-set. On the brighter side the wood heater worked well.Unfortunately, the multiple issues with this property forced us to curtail our stay after the first night to seek alternative accommodation.I would not recommend this property.
