Abaca Beach House is perfect for families with children or two couples wanting to holiday together.
The property is in THE perfect location. Only a short walk to the beach and shops, nice and close to town, but also in the original residential area of Byron, so very peaceful. Best of all .. just steps away from The Bay Grocer.
This property sleeps 8 people in 4 bedrooms. There are three bedrooms in main house and a separate bedroom with en-suite in the studio.
The configuration is a King in the first bedroom, two singles (that can be converted to a King) in the second bedroom, two singles (that can be converted to a King) in the third bedroom and a Queen with ensuite in the separate studio.
Abaca is well appointed, clean and welcoming. The large covered deck and BBQ area at the rear of the property overlooks a fully fenced tropical garden and glorious pool. Guests love snoozing in the hammock.
Abaca offers the opportunity to relax on the daybed or enjoy outdoor dining in the privacy of this north facing child friendly fully fenced back yard. The house has open plan living with contemporary furnishings.
From the living area there are sliding doors that open out onto the covered deck and grassed backyard with a cubby house, slide and swing.
The kitchen is brand new in 2022. The house is modern and fully equipped, with good quality appliances including a dishwasher. There is also a washing machine and dryer.
There are two seperate living areas, with two TV's, so plenty of space for everyone to spread out if feeling inclined.
Separate to the main house is a comfortable studio with a queen bed & ensuite.
We are more than happy for you to bring your pooch. All we ask is that you please bring something for them to sleep / sit on and also clean up excess dog hair and remove all waste. Please note doggies must be over 12 months old, non barkers and fully house trained. Maximum of two dogs.
All linen and beach towels are supplied. Please let us know if you would like to use the cot or highchair.
There is off street, secure (uncovered) parking for one car and plenty of easy street parking.
Please note that Byron Shire Council has very strict policy regarding holiday letting.
We have a firm NO party policy at our property. Any additional guests must vacate by 8pm. Because of the elevation of our back deck noise travels to our neighbours, and as such, noise levels are to be respectful at all times of the day with no music or outdoor entertaining after 8.30pm.
We apologise for being so strict, but noise levels are a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance.

This lovely accomodation made us feel right at home, from the welcoming of our furry friends to the refreshing dip in the pool after a day at the beach. The property was extremely clean and provided all the necessary amenities required for a larger group.
Property was exactly as advertised and was perfect for our stay in Byron. The host couldn't have been more helpful and responsive....Would definitely stay again!
Just what you want in a beach house... Relaxing, great pool, great for the kids, quiet area and walkable to town and the beaches. When we needed something the owner couldn't have been more helpful. Will stay there again...
We were an extended family of 3 generations and stayed here for a week over Easter.
It was very suitable for our needs & my granddaughters loved the cubby, pool & the safe yard.
A walk to town & the markets is easy as it is flat with footpaths for the girls scooters & us oldies.
Comfortable beds & nice linen and the home was well set up.
While the Street has timed parking there are two 3 car parking bays in front of the property 2 doors up where you can park all day plus a car space off the rear lane. A neighbour told us it is to discourage campervans setting up.
One thing though the home & neighbouring homes are old very nicely renovated cottages & are close together, I keep thinking people were in the house but it was the neighbours running through their home plus they run their air conditioning from 7 am to 7pm which can be heard in the 3rd bedroom.
Not too much of a problem for us though as we were out for the day or on the back deck.
I would consider staying here again as the location of the home in a quiet, leafy street but still close to town is excellent

Very clean and well equipped property with great communication from the owners.
We had a lovely stay, we were 4 adults and 2 children and the house has plenty of space and is great for kids. Great covered decking area to sit outside.

Great Family Stay!
The Beach House was perfect for our family that ranged in age from 1 year old to 72. The studio at the back gave privacy to family members without children whilst the back dining area, family room, kitchen and decks all enhanced the family experience. The pool and children's tree house and slide were well used and appreciated. All this and in reasonably close proximity to shopping and beach. Perfect stay!

Couldn't fault the Abaca from the beginning to the end. The owner was thorough and communicated well, the property is well located yet peaceful, clean, and had all the amenities. It is also family friendly.

Great house with plenty of room.
This is a great place to stay if you are after a quiet and relaxing atmosphere that is close to the town centre. There is plenty of room for a number of people and the main bathroom was most luxurious. My friends and I (all in our 30s) even had fun playing the board games that are provided in the house! We will definitely be staying at Abaca again if we are to return to Byron Bay to holiday. The owners are also very pleasant to deal with.

Just what we needed.
We enjoyed our second stay at Abaca even more than our first. The communication and arrival was seamless, the thoughtful touches (flowers, chocolates, milk etc) were much appreciated.
The house is perfectly situated, quiet and private but also an easy walk to town and the beach. We had the visiting massage therapist set up in the little studio out the back. There was plenty of room for our group of seven tired mums to relax (the kitchen looked very well stocked, but I admit we made little use of it except the champagne flutes!) Best of all the beds were deliciously comfortable with not a single toddler to be found.

Best of place I've stayed at in Byron
Great house. Fantastic location. Great facilities for kids. Excellent equipped kitchen. Very Comfortable beds. We've stayed in Byron several times and thus has been the best property so far. I was hesitant being back from the beach, but it was so much better than Lawson st.

absolutely perfect
After friendly communication with Mark, Andrew and I arrived tired from our 1800km drive and couldn't believe that Abaca was even better than we had anticipated. More spacious and with a beautiful bunch of sunflowers in the kitchen and vases of flowers in the other rooms and a bottle of sparkling wine in the fridge and a large box of chocolates on the kitchen bench ( to the particular delight of our visiting grandchildren: we were in Byron Bay for our son's wedding.) Because we were sharing the house with our adult children and friends, we chose the sweet room with ensuite/ coffee making facilities/TV at the back of the property where we could also park our car.. but because a ticket for all day parking in front of the house in Ruskin St was also available we did use this too... a very thoughtful addition. The salt water pool was used every day( we stayed for 5 ). We were impressed by the cleanliness, the privacy, the outdoor barbecue facilities, the pool toys, the outdoor and indoor toys for children and the books. Also, we could walk to the beach, to the main shopping area and to where family and friends were staying. We all highly recommend this perfect holiday home and would love to return one day. Beautiful family home
We had a full week at Abaca - the house is a modern, fully equipped family home on its own block with pool. Centrally located on a nice street in Byron Bay township with approx. a 10 min walk of the beach. Seemed clean throughout and absolutely no issues all week. The owners were present on arrival and departure to check everything OK. OSP off the laneway and a self-contained cabin in the back yard (we used this for overnight visitors). Stylish house in BB with no dramas.

Leaves a lot to be desired
We stayed at this property for eight nights and had quite a few issues during that time...cleanliness being the main one. The BBQ was filthy and in very poor condition. There was mold in one of the bedrooms and the bathroom floor was dirty. The coffee machine smelt of sour milk and had to be removed from the kitchen and the kitchen cupboards had a stale odour. The port a cot was unable to be used as the mattress was stained and musty. We found a dead cockroach under the couch and an opened panty liner under the drawers in the bedroom. The oven was not clean and the door doesn't close properly, which leads to a very hot and dangerous surface around switches. When neighbours walked through their house it seemed as if they were in Abaca !! Not presented as advertised.

Alana , really ! You left out your blackmail attempt. It is your honesty that " leaves a lot to be desired ". As Stayz advised, Alana is an alias and not your real name (of Jacinta). Your review did not mention you stayed in August and have been attempting to blackmail a refund . You did not mention independent contractors documented your claims as false. It has taken 2 months for you to find someone to publish your false claims. How about the truth ? Your booking was through Byron Bay Accomodation (BBA), and not Stayz. ( BBA have copies of your email blackmail trail). BBA are on call 24 hours a day for any problems. The cot, linen and cleaning are all through independent contractors. Not once in 8 days did you contact BBA. They were only a phone call away. Then after leaving the area, you asked for a total refund for 8 nights with the threat of a poor review. BBA found no basis to any of your complaints. Contractors commented you faked complaints ( the panty liner) , and really , one dead cockroach under a couch . As the cleaner's humorously commented, it is a 4 bedroom house in the tropics, it is lucky you did not find a live one ! Your review is inconsistent with other genuine - honest guests. Abaca's occupancy over 10 years has been high due to the effort of the various contractors. Good luck with your next scam.

Relaxing Break
We enjoyed our stay at "Abaca". Plenty of room in the house (2adults 3children), we lived in the outdoor deck area. Had everything we needed. Great location, short stroll to beach and town. Loved "The Topshop" just around the corner for morning coffee fix. Shame weather wasn't warm enough to use the pool!

Excellent family holiday house in Byron
Abaca was the perfect house for our family (2 adults, a 4 year old & a 4 month old). Mark was an excellent host. The house is spotless, the saltwater pool was fabulously refreshing & the interior design was great. From the Airbnb photos I thought the living area would be dark but it wasn't at all - lovely, cool & airy. All resulting in a wonderfully relaxing 10 days. In terms of location Abaca could not be bettered. In an upmarket residential street, easy walking distance to the hub of busy Byron's CBD but also to the beach. The previous review is at odds with ours. There is offstreet parking at the rear. A morning walk for coffee at the Top Shop became a daily ritual or brekkie at Clarke's Beach cafe. We LOVED joining in at the tennis club where we were warmly welcomed, particularly our 4 year old. She also loved the Circus Arts classes on the industrial estate. So much here to do for a young family. I'd happily move into this home tomorrow.

Good and Bad
We did have a nice stay in this place, the place is large, beds were comfortable, clean linen, clean bathroom, however common area is not very clean, pool area was not clean, branches under all the chairs, dirty pool beds and ground looked mouldy, playground was not as nice as the photos, we had to wash the whole thing down before the kids could play on it. Ended up getting charged by the property to clean the couch even though when we checked in it WAS already like that including dried food scraps on AND inbetween couch cushions. Also there is no driveway at the property to park in and the street has very restricted parking times. Only one parking permit is given when we had 2 cars (found this very difficult and we were not warned prior)

Dear Leah, your review is at odds with our previous guest reviews. Your review contains significant errors. There is a rear driveway for off street parking for a single 4WD or 2 small cars. We also provided you with a parking permit which allows 24 hr parking on the street at the front of the property for a second car. Parking space is plentiful. I am at a loss to understand why you devoted 2 lines to no off street car parking which is incorrect. The property is professionally cleaned by a local cleaning company at the end of each guest's stay. A linen company provides clean lined for each guest's stay. You stained the couch and it is being professionally cleaned so future guests have a clean couch. The couch did not have a stain before you arrived. A gardener attends . I apologise for "branches under the chairs" . The pool is maintained by a pool company. Thank you for acknowledging "We did have a nice stay in this place, the place is large, beds were comfortable, clean linen, clean bathroom"

Amazing, relaxing property. Private and quiet
We thouroughly enjoyed our stay from start to finish. The house was clean and well equiped. Beautiful gestures like a bottle of wine and some chocolates on arrival were the little touches that made you feel welcome. The bedrooms are large and restful with very comfortable beds! Felt like a tropical oasis with the pool, deck and beautiful greenery surrounding the property. Many little nooks to get book and relax. Feels very private and in a lovely quiet street. Highly recommend this property, perfect for families.

Everything you need and want.
Our book club came to Byron Bay for the Writers festival and staying at Abaca was an absolute treat. The house was really well appointed, beds very comfortable and plenty of space to sit around, read and discuss the day's events. The owners even left a couple of hospitable welcome gifts for us which we appreciated greatly. A night at the theatre was a short walk into town and heading out to breakfast in the morning was easy. We would definitely like to stay again next year.

Great for families
We stayed at Abaca (4 adults and 2 small kids) in September 2014 just before school holidays and we couldn't have really asked for any more.
The house is spacious and the furniture is very comfortable, especially the beds. The kids were thoroughly entertained by the provided toys and play area (with swing and slide). Free wifi, Austar TV (during finals series), the BBQ and (albeit cold) pool all go a thorough workout.
As it was out of holiday season the price was great, but I can't comment on the value during peak times, but definitely fantastic value during non-peak times.
Loses a star for location as it is about a 20 minute walk to main beach - hardly a deal breaker, but probably helps keep the prices down a touch. There is a park with swings etc just up the road though and Jonson St is a 5 minute stroll, so really should only lose half a star!
Definitely recommend and will return. Thanks for having us, and thanks for the champas and chockies on arrival!!

The owners had thought of everything to make it a wonderful stay for us. They were so helpful in providing information before our arrival. Perfect place to take children or adults only time. We will definitely return!
