This beautiful apartment is right over the road from the river - and for us as boating enthusiasts - we couldn't have asked fr a better place - leaving our boat right opposite. so many waterways to discover. The unit was beautiful - shiny new kitchen with everything available. The outside terrace is amazing - overlooking the river and swimming pool, with enough privacy with the tropical palms in the terrace. We loved this little village - quiet and welcoming and will return annually

Liked: Check-in, communication, location
Disliked: Cleanliness
Good location
Place was very unclean. I spent the first few hours after arrival cleaning. Floors unswept, sinks needed a good scrub, hair and marks all over walls in bathroom, layer of dust on top of shelves, fridge, light switches etc.
Other then that the location is always great for fishing and swimming. although I think the area has gone downhill since last I visited alot of rubbish, broken glass, drunks, and dog droppings in the neighbourhood.
To whom this may concern. My frinds and i really enjoyed our stay at this modern, convenient location and excellent added extras like the extremely well maintained pool and very functional laundry. The only negative or improved communication with cleaner was certain necessary checks between bookings such as gas for the BBQ (BBQ is rusty doesn't heat for cooking temperature),making sure the sheets had been changed in the bunk beds. Making sure the oven and griller trays are clean from grease.and crumbs after previous stays. The TV remote on button is un usable.Well 2 out of 3 beds where very comfortable,Friend 3 was uncomfortable from the sheets BO smell in 3rd bedroom. We enjoyed our stay and hope to rebook next year and enjoy the peace, vibe and attention to the 1%ters to make staying at 91 Manning Point rd Manning Point a permanent yearly stay.7.5 out of 10
Location was excellent easy walking distance to fishing and beach. the pool was also great and clean. Pool could do with some shade though even just an umbrella for parents to sit under. Outdoor area was a beautiful garden but ruined by the old broken down furniture. And the amount of furniture it felt cluttered.
Unit was also good with the amount of beds and rooms.
Could do with a spring clean though and more detail to cleaning. Food and dirt under lounges. Filth under and in lounge cushions. Cockroaches in bedrooms. Also rats in the parking area which chewed our wiring and resulted in our car being at the mechanics for a day.
Overall was a lovely holiday that made everyone happy as the kids loved the pool being right at the unit, hubby caught some fish and I had a break from work.
Thank you.

Thanks Louise .We appreciate your feedback and like to explain that all the regular maintenance / cleaning staff are volunteer bush fire fighters and were out fighting the fires so there was a shortage of cleaners to service the caravan parks and other cabin parks and we had to source last minute cleaners . We have had a pest spray on the unit, the extreme temperatures and fires have caused many unusual outcomes . The outdoor furniture and sofas can look a little cluttered but we added extra for the Christmas break as there were some family groups staying and like to gather in the courtyard and unfortunately the wind can blow leaves etc under the outdoor furniture . We are sorry to hear about the car issue . it is a public parking area that is beyond our control but we have notified the body corporate . We are glad you enjoyed your stay overall and the beautiful location with the river and pool . We wish you a safe and happy 2020 .
Good place in a great location.
Only real issue is parking with only 6 parking spots & nowhere for a boat.
You can park across the road which gets pretty busy around Christmas/New Year.
Happily stay there again as it is in a great spot.

Great location.
Perfect location.
On the river, short walk to a beautiful beach and a lovely swimming pool in the complex of units. Coin operated laundry.
A shop a few doors down. Comfortable beds & lounge area. Angela very sincere and lovely to deal with.
Lovely place, with everything we needed except a decent single bed. Advertised as suiting up to 6 adults, it’s really more for four adults and two children due to the low singles with thin foam mattresses on a base. Our group was all older family and my Aunty in her seventies struggled with this bed.
All modern amenities, we were very comfortable with our hot water bottles but if you go in winter perhaps throw in an extra blanket as only light doonas were supplied. Close to great meals at the bowling club

Mid North Coast Haven
We've holidaying at Manning Point on and off for many years which proves how good the area is. Blue Water is in the perfect location and is nicely appointed. Perhaps some work on ventilation would take it from 'good' to 'excellent' accommodation.

Amazing location and property
When we arrived the property was super clean and very well set out. Kitchen appliances were all working and beds were very comfortable. The location is perfect as it is only a few minutes walk from the beach and there is a general store only two houses down open everyday. Overall a pleasant stay and I would recommend it to my friends.

Great location, excellent value for money
Location is absolutely fantastic with river, ocean and great fishing at your doorstep (I can't remember catching so much fish). Place is so peaceful and tranquil but with Old Bar and Taree short drive away you wont have to skimp on good coffee and meal (Thai place in Old Bar is definitely worth a visit). Accommodation itself has everything you need for comfortable stay and is fantastic value for money.

About the host
Hosted by Angie Beale
BlueWater is our home away from home to escape the busy life of Sydney. Our successful coaching business is inspired by our weeks away at BlueWater escape planning our next workshops and calendars. 3.5 hours from Sydney, the drive to Manning Point is enough to leave the corporate llfe behind, drop in at a few small towns for a cappuccino and wait for that stunning view as you turn the corner into Manning Point. It really is a WOW - it takes your breath away. As grandchildren of the famous Edgell Family - we uphold the reputation of trust and have a heart for real Australia. We purchased the property to spend quality time with our family and enjoy all the watersports - especially the waterskiing at dropping in, by boat to Harrington, Irish pub and Coopernook. I personally like to get up in the morning - grab by canoe from under the tree by the river and paddle to the coffeeshop in Harrington for my bacon and eggs and return before the family has woken up. In the evening there is nothing better that walking along the beach to the end of the sand spit and enjoy sitting on a rock and watching the waves as they meet the river. There is no better place to enjoy time out - with the mobile phone and reconnect with nature and family and friends. We hope you love this palce as much as we do.
Why they chose this property
We purchased this property to just get away and connect with family and friends, without the crowds . We were amazing by the view and the tranquility of this stunning little village. Our greek style apartment has an amazing tropical terrace, as it was once a cafe that enticed visitors to enjoy the views of the Manning River. We believe this place is unique and the best kept secret for you to share.
What makes this property unique
BLueWater offers charm and tranquility in a tropical resort setting - in a village without even kerb and gutters. It is like stepping back in time, where kids can kick a ball on the road, walk barefoot to the shop and just wander to the park by the beach. The waterways are the main attraction - as we are keen waterskiers, sailors, rowers and enjoy fishing. We can relax and just safely leave the boat / canoe by the riverside. With 140km of totally uncrowded waterways it is incomparable to any area in NSW. We saw, we bought - it was as simple as that and we have never looked back. The surrounding area is unique, within 50km there is a waterpark, horseriding, white water rafting, golf, craft shops, the best surfing beaches in NSW, world renowned kite surfing bay as even more that we haven't even discovered ourselves as it is hard to leave Manning Point once we arrive. You will love it if you want to relax and just get away.
