Just a short walk to the beach, surf breaks, and Gracie’s General Store, this four-bedroom retreat is ideal for two families or a group getaway. Wake to the sound of the surf, unwind with sunset drinks on the large deck, or challenge the crew to a game of ping-pong after a day exploring the coast.
Breakaway is that perfect blend of laid-back charm and unbeatable location. Elevated above the bay, the home boasts panoramic views over Cowaramup Bay from its expansive upstairs living and dining area, where timber floors, comfy lounges, and high ceilings create a warm, welcoming vibe.

The kitchen is fully equipped with an electric stove, dishwasher, and a coffee machine to fuel your mornings before hitting the beach. Slide open the glass doors and step onto the deck—ideal for long lunches, sunset dinners, or simply soaking up the salty air with a cheeseboard and local wine.

Upstairs, you’ll find two queen bedrooms with leafy views and access to a full bathroom with a separate toilet. Downstairs, two additional bedrooms are ideal for children or friends—one with three single beds, and the other with one single. A second lounge or games room downstairs offers extra space to relax with amenities like ping-pong. You’ll also discover a second bathroom with a bath and shower, while the toilet is also separate for added convenience. Every bedroom is equipped with a fan, heater, and extra blankets for comfort throughout the year.

Fire up the barbecue in the downstairs outdoor area and enjoy alfresco dining surrounded by native greenery and open skies. A washing machine and ample parking are also available on the premises.

Great beach retreat

Our combined family loved our stay. We could walk to the beach and were close to other attractions in the area. The house was very comfortable, with good separation of sleeping spaces and pleanty of room for relaxing.

Location and balcony is amazing!

We had the best stay with our bridal party for our wedding. The location is amazing - just a short walk to the beach. The balcony is great to watch the surfing.The house is not luxurious and not new, but it is a good activities beach house.The only issue we had was that the fridge was turned off when we arrived, so we lost a lot of food while the fridges turned on. Would recommend checking this before you arrive.

We loved everything about this spacious property and it suited our family perfectly. We gathered our grown up children and partners for a weekend of surfing, lazy lunches with a view from the balcony, cosy meals, wine, board games and more. It’s 5 stars from us!

I pleasantly found that since my last stay in the house, last January, the gardens, whether because of the rain or renewed care ir both, had improved significantly. A proper fence, or a goid hedge hiding the back property, would be very welcome though. - One of the bedside tables’ lamps in the room near the toilet and one if the fans light need a new globe. - we were unable to open the glass sliding door downstairs. - the coloured knive set need sharpening Otherwise, a pleasant stay, well managed. Nice getaway tarnished by inaccurate listing info

We chose this house based on what was misrepresented to us by Exclusive Holidays, whilst they responded quickly, the outcome showed their lack of empathy and responsibility. It is a reasonable expectation for guests to expect the listing to be accurate but sadly, it is a pattern in the holiday rental industry that this is not the case. This poor and unsatisfactory behavior needs to be called out or it won't change. Whilst we stayed in peak season, the high price charged is not value for money in comparison to other properties. The positives of this house are: it is large, towels and linen included, a bottle of wine provided. It is well placed in Gracetown, which is a wonderful, peaceful area, It has a lovely deck. Gracies is a 2 minute walk and opens at 6:30am every morning, with barista coffee. The beach is also a short walk with a pontoon to swim out to. Here are the realities of the house which may not bother you, but if you know up front and still rent it, then you will avoid any disappointments. There are no ceiling fans in any of the bedroom so if you are a hot sleeper, not good. The bathroom is not 'adjoining.' I am baffled as to why this word is in the listing as it would suggest an ensuite or next to bedroom, it is neither. The pool table is in very poor condition with 2 big holes and pockets held together with tape. Iron not working. All sliding doors and windows stiff. Some beach stuff a smart tv, clothes dryer, milk frother and coffee pods would be good

It is a nice property, well situated near the beach and the shop and the layout is very pleasant and convenient, especially when with children. The lounge looks nice and is comfortable. Mostvif the mattresses are comfortable and the balcony is lovely. My big gripe with this property is that it is grossly overpriced when one consider the level of maintenance, of the house, especially as what is good in terms of the practicality of the location robs it of a fabulous view I have mentioned most of this in another form or with different details a couple of years ago but:The gardens are awfully maintained, even in a place where water is scarce. The backyard is a disgrace and offers no privacy One of the bedside lamp in the bedroom behind the kitchen was broken before we arrived. We could not use it. No working globe in one of the bed lamps in the bunkroom. No replacement visible anywhere. Both the lounge and the dining room need at least one more, or one, table lamp. The dining room lighting especially is sinister The crockery is nicely appointed and pleasant. The collection of saucepans in the kitchen though is numerous but of cheap quality and too shallow. The oven is very good. Its trays need replacing with good quality ones. The stove top grates do not seem to fit or be the original ones. On one side the saucepans are permanently on an incline. The toilets want replacing or at least given a proper once over so that the very bottom part is not black. etc etc.

A lovely house, tasteful and comfortable upper floor, including the verandah. The kitchen is very well stocked in crockey, glasses abd kitchen utensils. The view is good in spite of the house being at a low level of t own and the verandah extremely pleasant. Overall we had a great time. Some things could be improved for the rental price to be commensurate with the house on offer. The matress in the bedroom next to the staircase needs changing. The present one is a makeshift back breaker. The oven does not work well enough. I ended up working almost exclusively with the pizza setting. The bottom floor’s billard and pinggpong table are great additions, especially for teenagers. The bunk bedroom is fine in the sense that it is practical for teenagers and children. The extra bedroom, though is very basic and not quite suited to adult guests as a result. The beds, in particular, need an upgrade. All bathroom need a deep clean around the taps. Alternately those taps could be modernised. I do fully appreciate the issue of lack of water in Gracetown. It would not take much though to plant a few more native trees or bushes in the front garden, which feels somewhat forlorn compared to others in town. The back yard could do with the same or, alternately a good privacy fence between it and the next house at the back.

Great house in a great location

Excellent location to explore Margaret River. House is very well appointed with something for everyone. Easy walking access to beach, great surf or just chilling on the balcony enjoying the fresh air. We would definitely stay at this property again. Only nice addition would be to have towels included, some basic soap and shampoo essentials and basic tea and coffee starters. Otherwise 10/10.

Perfect quiet family holiday home.

Breakaway has everything you need for a quiet family holiday within walking distance of the beach and cape to cape track. Great for kids with the pool table and table tennis. Away from the crowds elsewhere in the region.
