Beautiful 3 Bdrm + Bunkie waterfront cottage near Gull Lake

Clean and comfortable all-season cottage + bunkie on crystal clear Gull River with a sandy beach perfect for swimming. Budget conscious, family friendly, huge west-facing deck, lawn with firepit, outdoor chairs, BBQ, woodstove, and boat dock. Bring your floaties or boat and ride down the lazy river to Gull Lake. Watch the sunset from the deck. Stargaze from the lawn on clear summer nights.

A spacious (1,100 sq ft) and welcoming 3-bedroom cottage just outside of Minden, ON (2.5 hours from downtown Toronto). The property features a deck spanning the length of the cottage, a large lawn with a fire pit and outdoor chairs, and 120 feet of frontage onto Gull River. This sandy beach is exclusively for your use during your stay.

The cottage can sleep up to ten adults.

Common area: 1 x sofa bed
Bunkie (not heated): 1 x queen bed

The common area has ample seating, a wood stove (firewood not provided), and a Smart TV for lazy, rainy days.

There is a large dining table with chairs, plus seating outside for outdoor dining.

The kitchen has a microwave, kettle, coffeemaker, and dishes.

Firewood is not provided.

The cottage does not include boats or floaties, but you are welcome to bring your own. If you do, please remember to also bring a life jacket for every member of your group.

Nice cottage

This cottage is perfect for a nice family stay, located right by the water, nice fire pit and spacious kitchen for all your cooking needs. Location is great, really close to the main part of Minden. Would stay here again!

Simple cottage on a great spot. Lots to do in Minden and Haliburton. Bring a floatie and jump in at the River Walk in the Minden, then step off at your dock!

Great Experience

Overall the property was nice, the floors were a little damaged and the entrance to the bathroom is raised without caution. Also, the neighbours to our right stole our $200 speaker and when asked polietly about it, they lied about it and refused to help. Other than that, the place was very well located, taken care of and an amazing experience.

March Weekend for 4 Female Curlers

The property photos were minimally accurate. We were advised after we booked the cottage that bed linens and towels were not included. We were also disappointed with the following:- inadequate kitchen towel supply(1 provided)- rusty fridge exterior- mold on shower curtain- no heat on the second morningWe would not recommend this property. The expectation to clean before checking out is above usual departure procedures---yes we will tidy but not mop floors. It is not what we expected within a VRBO listing. Very disappointed.

Hi Ann, we are sorry you felt this way at your stay. To address issues: - You had 3 months between your booking and stay to address any questiosn you had. You are booking a rustic cottage that is priced so, not a luxury Muskoka getaway. If you would have needed any bedding or towels we do clearly state we can provide these for you, all you had to do was ask. We assume you booked the cottage because it is affordable and rustic, not luxury. -The photos are accurate as they were taken AT THE COTTAGE. We did change one couch recently so the colour of the couches may have changed. -How many kitchen towles did you need? We are happy to provide more if needed, again, all you had to do was ask if the number was inadequae. Easily solved if you only asked. -Our heating meter showed us there was heat throughout your stay with room temperature as 21-22 degrees over your stay. Again, we clearly state, if you need the temperature adjusted, we are happy to do so. -For cleaning, yes we only ask that you tidy up and leave it relatively clean, not sure what the issue there is. If you would like luxury, we do advise you pay an amount for a luxury cottage, which we are not. The place is clean and neat, with not a lot of amenities. If you are a guest at other bookings, it would serve everyone well if you asked for what you needed so the host can provde that for you instead of being silent until it's time to poorly review a small business.

"Unexpected Charges, Smelly Water, and Not Enough Beds

We stayed at this cottage recently and were quite disappointed. First, the water had a strong, unpleasant smell, which made it hard to use for anything beyond the bare minimum. The owner’s instructions were also unclear—there was no mention that we needed to bring a "garbage card," so we ended up having to pay extra for garbage disposal. Additionally, the cottage was advertised as having sleeping space for 10 people, but there were only 8 actual sleeping spots. On top of all that, the place itself is in need of a serious renovation—it feels outdated and worn down. With better communication and some much-needed upgrades, this place could be far more enjoyable.

Hi Zoya, we are sorry you did not have a nice time with us, which is unfortunate as all of your comments don't make sense to us. -Water is fine, we are there personally and we drink it out of the tap and always have. - The garbage card is left for all our guests on the dining room table and it is clear in instructions it is right there -The cottage sleeps 10, it is quite clear how many beds are there. We have hosted multiple groups of 10 over teh years, not sure how you did not find beds for 10. -The "outdated" decor is a personal preference and you made the decision to book a rustic cottage as it should be. If you wanted something sleek, you always had the option to book something in Muskoka at 4 times the price, but you did not. The cottage is great and very aesthetically and typically cottage-y.

not what we expected

The pictures online arent what the cottage looks like. The floor is all ripped apart and lifted. I actually cut my foot it was so bad. There are electricial wires exposed at the kitchen which is not great. Fridge looks like a rust bucket. When we walked in, it smelled like someone spayed 100 bottles of cleaner. We had to open the windows to let the smell out.

Paul was extremely pushy wanting free early checkin and late checkout. This is extremely stressful when you are at our doorstep asking for this. You did not check out until later in the day, using our home like it was yours to do with as you please. He was so disrespectful of our time and money the whole time. You would not do this at a hotel or your home would you? We had to pay our cleaning staff double for coming back, breaking their schedule, with no consideration for anyone. We are in a small town with limited resources trying to provide our dear guests with an affordable getaway. Paul also left garbage everywhere that we had to pay for to take out as the town does not have a garbage collection service. He did not follow any of the rules at all, had complete disregard for anyone else's time and costs. The fridge is fine and the cleaner is used for YOUR safety and cleanliness as in every cottage. If you want ultimate luxury, you should be paying for it, not demanding it from a low cost, beautiful, and very loved cottage that you chose to pay very favourlable rates for. Our home is for everyone to enjoy, not take advantage of.

The Uninvited Guests

Good communication from the home owner. Our overall impression of this property was spoiled by the neighbours in the cottage next door and their four large unleashed dogs and their pet pig who were constantly on our property. The neighbours and their friends were constantly walking across our property to visit the cottage on the other side of the VRBO. Unfortunately one of their dogs was on our VRBO property and chased my little chihuahua and bit him on his side. He has a puncture wound. The listing didn’t reflect the condition of the property. The pictures were old. We were disappointed with this property. Water issues were ongoing and a plumber visited twice to resolve it. These issues were all part of regular property maintenance.

Hi Arlene, we are sorry to hear that. However, you did say initially that you are happy to have pets around and as we are a semi-rural cottage, other neighbours do also have pets. We expect you to discuss with any neighbours if you want to have your pets in contact with their pets, that's all it really takes. By your initial response that all was ok seems to have been spoiled that your and our neighbour's dog did not get along and we are sorry to hear that, all pets that have contact with our guest's pets have gotten along very well. As for any water issues, as you mentioned, we had regular maintenance done and as it is busy season we try to be as least disruptive to our guests as possible but sometimes it has to be done when guests are at the cottage during business hours. Apologies on this, but as you mentioned, maintenance has to be done and that is what we have done. The disruption was only a couple hours and as we are in an out of town setting, cottages need maintenance done from time to time. Thank you.

adequate but disappointing in winter

wasn't ready to be rented in winter. Cold water lines froze twice. Propane furnace quit for one entire weekend. Floor cold throughout most of the cottage. Owner thought there were baseboard heater in bedrooms, NO. Otherwise, ok for most snowmobilers since time in cottage reduced by ride time. Can be fixed to improve future experiences.

Hi Jerry, we are sorry you feel that way. We run a cottage that is affordable for all families and at our price point there is not an expectation of "luxury". That being said, furnaces can and do break occasionally. We had a repair person in there right away and was fixed right away. We did NOT believe there are baseboards in the cottage. We have portable heaters for our rooms in the off chance the furnace stops and we need a day to repair it. There is plenty of heat in the cottage from the furnace, heaters, and woodstove. You were asking for a discount even before booking and therefore you would be aware this in not a "luxury" cottage and still much cheaper than any motel you would stay at. It is quite misleading for you to write a negative review, especially that you stayed with us for about two months and could have made mention of any complaints to us during this time. We love our guests, but this is a nasty and untruthful review in our opinion.

Love this location

Check in was very easy. Lots of room , beautiful property and town. The gull river is amazing and the whole family had so much fun here. We had a few little hiccups, propane, changing water filter but the owner Kirill was very responsive and helpful for any questions we had.
