Lush green landscape surrounds giving privacy & serenity. Large parking pad can fit 3 large vehicles. HDTV, high speed WIFI, Full-Kitchen and dining area



Additional Rules:

1. No parties or events: This is a residential neighborhood with long-time neighbors who value their peace and quiet. Therefore, parties or events are strictly forbidden.

2. Check-In: Guests must be present for check-in. Please let us know your estimated time of arrival at least 24 hours in advance so we can make the necessary arrangements.

3. Additional Guests: All additional guests must be announced prior to their arrival, and we need to know how many people will be staying in the house. No unannounced guests are allowed.

4. Parking: The driveway can accommodate up to four vehicles.

5. No Congregations Outside After 10 PM: Please be mindful of the city of LA regulations and avoid congregations outside after 10 PM.

6. No Outdoor Music: We kindly request that guests refrain from playing music on any type of speaker system outside during their stay. You may play music on your phone or inside the home as long as all windows and doors are closed.

7. Hot Tub: If you wish to use the hot tub, there is a $50 per day utilities fee. The fee must be paid for each day of your stay. Hot tub hours are between 8:00 AM and 10:00 PM only.

8. Swimming Pool: The swimming pool is not heated, but it can be heated at an additional fee of $150 per day. If you wish to have the pool heated, you must provide us with 24 hours' notice, and the charge must be paid in advance. The pool must be heated for the full duration of your stay. There will be no separate charges for the hot tub if you choose to heat the pool.

9. Property Owner Presence: Please be aware that the property owner sometimes stays or works in the detached garage/guest house, which is completely separate from the main house. He will keep to himself but may be around for upkeep and paperwork.

10. No Smoking: Smoking is strictly prohibited inside the Airbnb. If this rule is broken, guests will be charged a large fee to cover the cost of hiring a specialized cleaning company and we might have to cancel our next booking. If you smoke inside the home you will have your reservation cancelled.

11. Pet Policy: One small non-shedding pet under 20lbs is allowed, and additional non-shedding pet under 20lbs may be allowed for an additional fee. Please inform us in advance if you plan to bring a pet. Lastly please note that coyotes are present in all of Los Angeles and may harm your small pet so please be aware of your surroundings. The safety of your pet is solely your responsibility.

12. Property Cleanliness: We ask that guests keep the property clean and tidy during their stay. Please dispose of any trash in the provided bins and keep the kitchen and common areas tidy.

13. Respectful Behavior: Please respect the privacy and tranquility of our neighbors. Avoid loud noises, music, or other disturbances that may disrupt their peace.

14. Check-in and Check-out: Check-in time is from 5 PM onwards, and check-out time is by 11 AM. We request that all guests adhere to these timings so that we can prepare the property for the next guests and we have ample time to clean and prepare the home for your enjoyment.
15. Lost or Damaged Items: Guests are responsible for any lost or damaged items on the property during their stay. Please inform us immediately if any damage occurs during your stay.

16. Security and Safety: Please lock all doors and windows when leaving the property. We recommend that guests do not leave valuables on the property and take necessary safety precautions. Please note there is no alarm system on premises.

17. Maximum Occupancy: The maximum number of guests allowed on the property is 14. Please do not exceed this limit as it may violate safety regulations. Additional charges apply for more than 10 guests, so please make sure you have the correct number of guests on your reservation.

18. Anyone that is not a strong swimmer is not allowed near or around the pool.

19- Pet fee / $500 per pet .
