One firm rule is that dogs are not to be left for extended periods of time - 3 hours maximum. We do have doggysitting. Airbnb are only able to charge for one dog. If you are bringing a second dog we shall contact you directly for the additional tariff ($100) after you book.
GOOD TO KNOW - POLITE NOTICE
We have two main rules - both with strict penalties
1. The maximum number of guests is 10 - including children. If more arrive we will evict ALL immediately with NO REFUNDS.
2. No curries or other foods with pungent odours are to be either cooked or reheated on the premises. Penalty $1000 to cover cleaning costs and lost bookings as we are unable to rebook the property until the smell dissipates.
We live next door-we will notice.

Guest access
This property is booked for you and only you. You have full run of the whole house - kitchen, full laundry with family size washing machine & dryer, back garden, swimming pool, everything.
The property has key lock safe entry so late arrival is not a problem
Whilst you will have the entire property to yourselves depending on numbers booked some bedrooms could be locked off and unavailable for use.
7-8 guests have automatic access to 4 bedrooms and 9-10 guests have automatic access to 5 bedrooms
Should you require more bedrooms than your numbers indicate i.e. you have single occupancy issues, please adjust the number of guests staying and Airbnb will allocate additional bedrooms

There is a maximum of 2 guests per bedroom and 10 guests in 5 bedrooms. The 10 guests is inclusive of children.
As we are unable to be opening and closing bedrooms mid-stay open bedrooms are charged for the full stay
Please make sure you book for the correct number of guests. It pays to be accurate in your original booking. If, upon arrival, you inadvertently realise you did not book for enough people and require more bedrooms to be opened there is an additional cost of $250 plus additional costs per night.
Our standard minimum stay is 2 or more nights - non-negotiable. The cleaning costs are too high to allow one night bookings
Peak period minimum stays are as follows -
Long Weekends - 3 nights
Melbourne Cup - 3 nights
Easter - 5 nights
School Holidays - 3, 5 or 7 nights*
*Please check with us in school holiday periods to see if a booking gap exists. It is often possible to book a stay shorter depending on gaps in bookings.

To help you get the most out of your holiday we give you two pages of suggested activities when you stay with us. This includes all sort of tips from the locals e.g. where the best coffee roaster is and where the platypus live (4 minutes walk away)
REMEMBER - TIME AWAY IS FAR TOO PRECIOUS TO SPEND IN THE WRONG PLACE

d. Tessies House & Studio combined - sleeps up to 8 - 4 bedrooms/3 bathrooms - perfect for everyone - all generations - kids, families, friends, pets - the works. To book this option it will be necessary to book Tessies Studio separately
