Enjoy the entire and exclusive use of the award-winning 1785 Inn, once a fine dining restaurant, festive pub, and celebrated lodging destination. Featured in multiple publications for its breathtaking views—ranked among the most photographed in New England—the inn offers 17 comfortable guest rooms on 5+ private acres with spectacular sunsets over Mt. Washington and the Presidential Mountains. Relax on the hillside in Adirondack chairs, gather in the pub, or host dinners in the dining room while taking in the stunning scenery.
The property includes 12 rooms with private baths, a prep and event area with balcony, multiple gathering spaces, a game room, pool, hot tub, fire pit, hiking trail, and a sandy beach on the Saco River. It’s a rare and unique stay, perfect for weddings, family gatherings, reunions, corporate retreats, or special celebrations. Sleeping capacity is up to 40, with dining for 70 and pub seating for 44. We DO NOT have plans to add a tent (which requires special permits) but can host events outside without cover or Indoors.
Rates vary depending on group size, dates, and type of stay. Three night minimums stays may apply on holidays and peak weekends. All events and gatherings must be pre-approved and an event fee maybe required. Quiet hours are strictly enforced after 10 pm, with no fireworks or outside noise allowed. Pets require prior approval and a signed pet agreement with applicable fees. Parking is limited to 17 vehicles without prior authorization.
Guests will enjoy full access to the inn, pub, commercial kitchen, guest rooms, pool, hot tub, and all common areas. The property is entirely private—no other guests will be on-site, and the inn is not open to the public. As we no longer hold food or liquor licenses, the inn is BYOB and guests may prepare their own meals or hire a private chef or caterer.
To ensure a smooth stay, guests must follow our Good Neighbor Policy, adhere to house rules, and complete check-out procedures, including stripping beds, starting laundry and the dishwasher, and taking trash to the dumpster nearby. Please note: lost keys or lockouts incur a $50 fee, false fire alarms $100, and tampering with safety or surveillance equipment will result in loss of deposit and additional fines.

Property was exactly as listed. Plenty of room for a large gathering. The bar area was a favorite gathering spot. Kitchen is large and well stocked with everything needed for cooking.
Great property! That’s why we’ve come back for 3 years now! Kitchen has everything you need, the pub area is a great common area. We had a few small problems this year but they were addressed right away. It’s an old house so to be expected. Excellent location, close to ski slopes and plenty of things to do for non skiers.
We held a family reunion of approximately 40 people from all over the country. There were 4 generations of attendees. There was something for everyone both in the property and in the town and neighboring areas. The property is well stocked with amenities and the kitchen is exceptionally well supplied (see photos). The communications with the owner were always helpful, professional and prompt. We loved every minute of the week we were there.
Great property! Our second family gathering there. Once in summer and now in winter. House has had some recent updates. Fun property for all and close to everything for everyone, skiers and non skiers. We will definitely be back !
This is an outstanding rental space. Rooms are clean and comfortable. There is plenty of space for both quiet and active pursuits. The pool is terrific and the view is just amazing- better than the view at the “overlook” right next door. It’s close to lots of activities and also a great place to relax at the end of the day.
There were 32 of us, of all ages. We had so much fun! The Inn itself has everything you possibly need. The view is amazing. We will definitely go back there
We are bunch of old friends and families, it more like an extended family and this place was great. it offered plenty of gathering space and rooms for everyone to have privacy and space. We couldn't be happier with the location and the amenities. We look forward to booking again next year.
We rented this property for a group of almost 40 family and friends. It couldn’t be more perfect for the weekend. Plenty of space to sleep. Pub area was perfect for hanging out. Dining area was great for meals and card games. View was unbeatable. We would definitely stay here again and recommend it to anyone looking for a place to stay with a large group
We held our family reunion at the 1785 Inn this summer. 27 people fit comfortably in this quaint historic inn. Location and views are perfectly suited for outdoor activities on the property and in the North Conway area. So many amenities come with this property I won’t list them all but the pool, hot tub and bar were faves for sure. Although the kitchen could use a bit of a refresh, the sheer size of it (and all the cold storage) made for easy meal prep/service. We would definitely rent again for future reunions.
Our family of over 30 people aged 2 to 70 had an amazing week at the Inn. The property is lovely inside and out and the commercial kitchen, bar, dining room, and multiple places to socialize made our stays work well. The kitchen is well equipped for cooking, food storage, and keeping everything clean and organized. We enjoyed the patio, lawn, and pool, and had a beautiful time around the firepit and star gazing on a perfectly clear night. Access, parking, and communications were all excellent. The listing is accurate and it was easy to arrive and depart. There is a lot to do in the area for all ages. We would love to spend a week at the Inn again sometime.
We booked the inn for a week to host our wedding. We self catered the entire event. The kitchen and the pub wound up being the heartbeat of the week. Every guest was amazed with the charm and character of this expansive property. Not to mention the views! Words cannot express the amazing views from almost every room in the inn. We celebrated our intimate wedding at the Inn with 25 of our closest friends and family, and it was truly an unforgettable experience. The Inn was the perfect setting, providing everything we needed to make our celebration special. The scenery in September was absolutely breathtaking, adding a magical backdrop to our wedding.The owners were incredibly responsive and helpful, even going above and beyond by sending us photos of rooms we hadn’t been able to see during our initial tour. Our only minor concern was the early checkout time and the list of tasks to complete before leaving, which is understandable given the size of the property. Overall, we had an amazing time and would highly recommend the Inn for any special occasion!
I held an intimate wedding at the 1785 inn with a party of 38 closest family and friends. I couldn't have asked for a better setting. All the rooms were so inviting. For a house this size everything was clean and in order. The commercial kitchen was such an added bonus. All the different sitting areas were warm and inviting. The bar room and fire pit area were the center of gatherings. Thank so much to scott, hope and their team. I would love to make this a yearly trip. Absolutely recommend.
Three generations, one week, loads of fun activities at the Inn and around the area. Family chefs loved the cooking accommodations. Bar area had great opportunities for adults to connect at end of day. Teens took over one living room and baby equipment in the other. Dining rooms were awesome for large meals and family games and activities. All of our family appreciated the quant bedrooms with private baths and AC. We were very lucky to have a hot sunny week but unfortunately the AC in the common areas is not adequate.
The inn was perfect for our family! There were 26 of us! The facilities were perfect, we had space for games and family activities both inside and out! No need to go out to eat with the commercial kitchen and dining space! The pub was a perfect spot for nightly bingo, trivia, karaoke and we ended our stay with a 70’s themed dance party! The pool was perfect! Plenty of space to have “space” when you needed it! The location was perfect for hiking, golfing, exploring the area such as downtown North Conway, Diane’s baths & Rattlesnake pool. The view from the back patio area is spectacular! Management was responsive. We will be booking this place again!
The property was lovely. Very comfortable, easy for 20 people to cook and gather for dinner, but also still have space for smaller group discussions or just relaxing.
Owners were very responsive. The request to wash and dry all towels seemed a little excessive, but when you consider they hope to turn it over to a new group, and you have so many rooms that need to be readied, it was understandable. It turned out to be not such a big deal in the end.

We enjoyed the property overall. There were some disappointments -- one of the sinks in the kitchen had no piping, meaning liquids fell to the floor when using it. Additionally, there was some leaking from the 2nd floor down to the 1st floor during one of the nights. Overall though, the place is nice and spacious and the pub is great. We struggled a bit with some of the checkout procedures (e.g., we were expected to begin washing all of our towels the night before and this was difficult to do given that most of the guests planned on showering the morning of checkout) and unfortunately we were required to pay extra for cleaning expenses related to washing the towels.
Nice historic inn, likely better suited for summer
We were a group of 30+ adults, and the property is nice with plenty of room for everybody. Unfortunately, we happened to be there during a historically cold weekend and we had huge problems because of the cold. Three independent floods in three different areas of the property, from burst/frozen pipes. It made the kitchen nearly inoperable during the first half of our stay, with freezing water spraying around at some point. Fortunately, the heat never went out but warm water did. The bar area was cozy, so people had fun regardless. The owner was remote and communicated well, but we had to deal on the spot with local caretaker/plumber. Overall, left a lot to be desired, under admittedly unusual weather conditions. Location is great, with lots of nice stores and cafes in nearby Conway.
The Inn was a charming location for our family and friends to celebrate our wedding dinner. The rooms were beautiful, the view spectacular. The pub was an amazing feature to have, and well stocked with glassware. The kitchen was well equipped with so much bakeware and other kitchen needs, we only wish we had known how much would already be there, as we very much over prepared and brought all
of our own stuff! We did have to deep clean the kitchen before serving food, but we are aware that it was booked directly before us and may not have gotten the proper cleaning attention. Doing our own cleaning of linens and bedclothes required a lot of preplanning, as it all had to be done before check out at 10 am. Luckily we had early rising Aunties to help us rouse the guests early and get everything into the wash, then dry. The host was easy to get ahold of, quick to respond, and the price is VERY reasonable for such a lovely place. Overall, we had a beautiful stay and hope that others will be able to share lasting memories in this beautiful Inn, we will cherish ours!
Great location; older building needs some improvements
I and my family (6 siblings, spouses, children, grandchildren) spent 4 nights/3 days at the 1785 Inn in June, 2024. It's a lovely facility, in many ways. The space worked generally quite well: meeting spaces, pool, etc. This is largely true despite the unseasonably hot weather we experienced during the 4 days we were there.
It was very helpful to be able to do a “self-tour” in advance of the arrival of our entire group, so that we could easily plan who would be staying in which room, etc. This reduced the amount of potential chaos with a group of our size—near the facility's limits.
Some negatives: (1) Sizes of beds are regularly mis-labeled on the plans of the facility. Many rooms have beds labeled “queen” when in fact they are only 54” wide, which makes them not queen but full size beds. (2) We had problems with one shower, which only ran hot; this was fixed the day after we reported the problem. The large commercial refrigerator was not working properly; and it was not fixed during our stay, which was a potential problem, because we did all of our own cooking.
What most concerned me, as the organizer of our group, was that in discussions with the owner/manager about our concerns, he was very defensive. This, coupled with the over-the-top warnings in the rental agreement about violations of this or that policy—none of which we violated—tended to create a sense that guests generally are viewed with suspicion. This created an unnecessary negative mood.
1785 Inn had everything we needed for an amazing family reunion with a big extended family.
There are some house rules to pay attention to, but overall basically perfect big unique place for a fall getaway with one of the best views in North Conway for our family photos. .
Our group rented the 1785 Inn for a late summer getaway and it was absolutely fantastic. There were 28 of us in total - 14 adults and 14 children ranging from 3 months to 15-years old. The myriad of amenities at the inn - darts, Golden Tee, fire pit, swimming pool, hot tub, tavern, etc. - made for an easy, relaxing stay. Plus the location and view are simply unbeatable. There was plenty of space for everyone and Scott was very helpful throughout our stay. While the check-out process did require a group effort, it's worth it to have the entire place to yourself!
Fun Tip: The chipmunks own the house - you're just their guest. You'll see them scurrying around the patio and if you leave the dining room door open, they will hop inside. Have no fear, they'll find their own way out.
This property is fantastic. It has real charm, the location and the view from the back yard are second to none.
Minor items I would hope they get upgraded over time, but it is what you should expect when renting an older property. Nothing would keep up from staying here again. I recommend it for larger parties!
The host was gracious and responsive to all of our needs.
