Franconia Notch State Park - South Mountain Resort

Surrounded by vast blue skies and expansive panoramic views of the White Mountains, South Mountain Resort invites you to enjoy everything the northeast countryside has to offer. In the summer you can golf, go canoeing/kayaking, enjoy thrills at a theme park or hit the area hiking and bike trails. Come winter, you can tame the slopes at one of three separate ski mountains, or visit the infamous ice castles. An Autumn visit will guarantee stunning fall colors across the mountains, and perfect time to enjoy a scenic car ride along the Kancamagus Scenic Byway. You can choose a cozy studio for a couples get away or bring the crew and get a 1 or 2 Bedroom units perfect for family vacations.



Enjoy the amenities South Mountain Resort has to offer including an indoor pool and game room. The outdoor resort pool is open from Memorial Day to Labor Day each summer. Spend some time shaping up in the fitness room, then fire up the BBQ grill and surprise your family with a picnic. Hit the nearby links for a round of golf, go canoeing/kayaking, enjoy family-fun thrills at a theme park or explore area hiking and bike trails. Come winter, you can tame the slopes at one of three ski areas that are close by.



The resort assigns the specific unit around the time of check-in so your view may vary. Let us know if you have a preference to be near a specific location throughout the resort or if you would like a specific view. Short but sweet

Wife and I had a weekend stay at one of the suites with the jacuzzi. Room was clean, and the amenities were good, though there were some minor signs of wear and tear like failing tile grout. Nothing that impacted the enjoyment of our stay. Staff was friendly but not overbearing. Would have liked to stay longer and better experience the area.

Decent timeshare hotel.

Room was perfect for a family with 2 kids under 12. Plenty of space 2 bathrooms. Only issues was the pools were closed due to maintenance issues which is half the reason I stayed there. The kids love swimming in the down time when we aren’t venturing out. I was unaware of the pool situation and it was never communicated. The owner quickly made it right with a fair reduced rate and no haggle.

Spacious room and well equipped

I made the reservation on vrbo website, very easy. Staying there was a great experience. The bedroom is big with a SPA pool, and the living room is well equipped with cooking facilities. The property is well located with restaurants and shops nearby, and only few minutes drive to Loon Mountain Resort. Back in your room after skiing, a warm SPA relieves all the fatigue and you are ready for the next day’s battle.

The hardest part of politics stay was leaving! We loved the property! The pools were excellent, the workout room was great, the game room was a huge hit with our kids!! The location was awesome. We can’t wait to come back.

Perfect accommodation for a ski weekend

The condo was clean and a perfect size for me and my two boys. They especially liked the jacuzzi tub in the room, as well as the hot tub and pool downstairs. Was super close to Loon Mountain and all of the shops and restaurants. Would absolutely stay here again!

Ski trip

The resort was very nice. Clean, upgraded amenities. The one bedroom we stayed in had a nice big shower and nice seperate bathtub for soaking. The full size kitchen was nice. We did alot of cooking in to save money. The grocery store was less than 5 min away. We used the hot tub alot after skiing and that was nice. It was two tier with waterfalls. The only complaint as others have said is the thin walls. We heard every kid near us and everyone in the hallway. Other than that, all was well. We would like to stay again next skiing season.

Great stay for young family skiing at Loon

We stayed for two nights and the set-up is great for a young family who wants a kitchen while skiing at Loon. The only challenge was that the walls are very thin so sound carries.

The resort was a great place to stay with family. Very close to Loon; extremely close to the Pemigewasset base camp. Nice clean rooms in great shape. Sofa-bed was comfortable, unlike most. ResortShare's booking was flawless.

The pictures don’t do it justice! This beautiful 2 bedroom, 2 bathroom was huge and extremely clean! I loved the tub and the view of the mountains from the balcony. The kids loves the pool and the arcade. We will definitely be back 🙂

Pleasantly Surprised

The pictures of the listing were not completely accurate as the layout of our room was different. However, it was a nice surprise as the room was actually larger than the advertised layout. Awesome stay, we didn't want to leave!
