Franconia Notch State Park - South Mountain Resort

Surrounded by vast blue skies and expansive panoramic views of the White Mountains, South Mountain Resort invites you to enjoy everything the northeast countryside has to offer. In the summer you can golf, go canoeing/kayaking, enjoy thrills at a theme park or hit the area hiking and bike trails. Come winter, you can tame the slopes at one of three separate ski mountains, or visit the infamous ice castles. An Autumn visit will guarantee stunning fall colors across the mountains, and perfect time to enjoy a scenic car ride along the Kancamagus Scenic Byway. You can choose a cozy studio for a couples get away or bring the crew and get a 1 or 2 Bedroom units perfect for family vacations.



Enjoy the amenities South Mountain Resort has to offer including an indoor pool and game room. The outdoor resort pool is open from Memorial Day to Labor Day each summer. Spend some time shaping up in the fitness room, then fire up the BBQ grill and surprise your family with a picnic. Hit the nearby links for a round of golf, go canoeing/kayaking, enjoy family-fun thrills at a theme park or explore area hiking and bike trails. Come winter, you can tame the slopes at one of three ski areas that are close by.



The resort assigns the specific unit around the time of check-in so your view may vary. Let us know if you have a preference to be near a specific location throughout the resort or if you would like a specific view. Great family stay

The unit was clean and comfortable for our family ski trip. The beds were comfortable, the location was perfect for Loon/downtown and the pool was great for the kids.

Very clean, very modern, fantastic bathrooms and comfy beds.

Disappointed that the outside pool was closed due to renovations and also the indoor pool was closed. Absolutely no extras, we stayed 2 nights, coffee for only 1 pot was provided. No dish washing detergent ( it did provide dishwasher tabs). No napkins, no extra paper towels or trash bags, no wraps or baggies, etc. No cushions for chairs on porch.

well appointed and comfortable

Very nice 2 bedroom apartment. Both bathrooms had rain showerheads. The kitchen was well equipped and the appliances were all in working order. The beds were very comfortable, one thing that may bother some people is there is no door on the master bathroom. The toilet is in a water closet. so there is privacy for that. when the people above us went outside on their deck we could smell the smoke a little bit in our living room. these are minor complaints overall the property is first rate.

There’s always the chance that pictures online are better than the actual place. This was not true for South Resort. The accommodations were clean, comfortable, well-equipped, and very conducive to socializing with friends in our group. We will be repeat customers.

Lincoln NH Innseason Dr. Resort

We had a nice time in Lincoln NH Resort. The Resort was very clean and had all the amenities including kitchen and laundry. It was a family friendly place to stay. It was kept very clean and the front desk staffs were so friendly. I recommend this to anyone who wants visit Mount Washington, White Mountain and other National Parks.

A get away

I just needed a place to go to hike and relax. It was perfect comfortable bed and huge tub. Walking distance to the store and good restaurants. Definitely plenty of hiking spots. Can’t wait to come back again

Beautiful, clean, well appointed!

My husband and I rented this 2 bedroom suite to bring my Mom for an early Mother’s Day weekend. The place was beautiful! So clean, everything you’d need is already there, great location, and very comfortable. It has 2 bedrooms and two full baths. The master suite has an amazing soaking tub which my mom thoroughly enjoyed! There are 3 large TV’s, a large balcony, a fireplace and a large kitchen with all that a kitchen needs. We’ve stayed at several places in Lincoln, but this one was by far the best! We’ll be back for sure! :)

Apartment was great, 2 spacious bedrooms bathrooms nice. Pool and hot tub could get crowded with variable COVID precautions on the part of guests so there were several times we had to turn around when we saw how many people were there. Room was not ready when we arrived but wait was minimal (30min)

Beautiful Condo in Great location

This is a beautiful condo located right off the main road and less then a mile from Loon mountain . It is very spacious and well maintained and had everything you need for amenities. The overall property is also well maintained and the kids really enjoyed the pool and hot tub. Would definitely stay here again!
