7 Minutes from downtown Rogers Place (Oilers Hockey and Ice District). 5 Minutes to Whyte Ave. 3 Minutes to U of A (Faculty St. Jean) in the French Quarter. Half a block to the Ravine, parks and trails. 2 Blocks to the Bonnie Doon Community League and Park with full playground and spray park. Close to arterial roads like 99 Street, Sherwood Park Freeway, Wayne Gretzky Drive and Whitemud Drive which can take you anywhere in the City.
HOUSE RULES
- Quiet Hours: 9PM - 8AM - No Cannabis on the property; No smoking or vaping anywhere at the property. This includes the smoking or burning of cigarettes, cannabis, incense or any other substance. Smoking will not be permitted within 10 meters of: Doorways, windows and air intakes of buildings and patios nor on the balcony. All trash due to smoking outdoors on the premises must be disposed of properly. - Strong Smells - The Guest shall be responsible for the costs of cleaning, painting and any other expenses associated with removal of strong and/or offensive odours (cooking, smoking, hobbies, pets, etc.). - Only Guests included in the original reservation are allowed on the premises. Guests cannot bring in any additional people – no matter for how long. If a Guest shows up with extra people, the Host has the right to turn them away. - Parties are strictly forbidden. - Onsite parking stall is suitable up to a mid-size SUV. Street parking is available and may be required for larger vehicles. Costs associated with concrete stains (oil, antifreeze, etc) from leaking cars will be the responsibility of the Guest. EV charging is not available/permitted. - No additional furniture (beds, couches, etc) or appliances are to be brought into the premises. No items may be removed from the premises, no matter for how long. - No pets permitted on the premises. - Only toilet paper is to be flushed down the toilet. Absolutely no "Flushable Wipes". - The yard behind the Coach House is private property and not for Guest use. - There is no exterior or additional storage available on the property. - The suite is well stocked with everything needed to get your stay started but additional consumables will be the responsibility of the Guest. - Current profile picture of the Guest is mandatory.

I spent 3 days here and enjoyed it a lot. Parking is a bit tight for a very large vehicle. No complaints. Space was very clean and functional.
