The Oliver Phelps Suite (oversized)

The most spacious accommodations at over 500 sq. ft., this suite features a luxury king bed with pencil post frame, dressed in long staple strand organic sheets. The large sitting area is decorated in soft pinks, and creams adding to a feeling of rest and relaxation while you sit back to enjoy the gentle flames of the remote gas fireplace. Six large windows provide plenty of natural light, or draw the blinds for shade. It’s bright large private bathroom with jetted spa shower offers a touch of opulence, and plenty of room for formal dressing.
The Oliver Phelps house was built in 1813 and expanded in 1830. An example of Greek revival architecture, it retains lovely features for today’s guests: twelve-foot ceilings, wide plank floors, blown glass window panes, old-growth trees on the grounds, and the spaciousness of a great Federal period home.

Experience Canandaigua from one of five comfortably appointed and spacious guest rooms, all with private en-suite baths, several with fireplaces. Our home is tastefully furnished with period antiques, but updated for all modern conveniences, including WiFi and central air conditioning. Awake to a delicious three course gourmet breakfast served with local juices, coffee, or tea.

Comfortable and spotless. Breakfast was cooked and served with grace, care and quality in mind.

I love staying in a historical home where others have already done the hard work of remodeling, refurbishing and maintenance. Lovely host who has a long list of restaurant and sightseeing options. I did nature hike in rain and shine. Very safe neighborhood. In an evening walk, I stumbled upon the Canandaigua VA Medical Center and Sonnenberg Gardens and learned about their shared and fascinating history through a few web searches.

A very comfortable and attractive B&B with a great owner

We spent 4 nights at the Oliver Phelps. The room that we had, which was the inn's largest, was very spacious for an old house and very well furnished and equipped. It was very clean. The room had cable TV service, which we did not use, and a good wifi connection, which we did use. We did not eat each dish in any of the breakfasts that Karin, the owner, prepared, but what we had was very good, and the full menu was ample. Karin is knowledgeable about both the house and the area.

WOW! Where to start!! Karin, the owner, is a GREAT cook and FULL of information!

Karen made an amazing homemade breakfast every morning of our stay! She explains the ingredients, as well as where she bought them, almost everything from local shops. She recommended a lot of places for us to see and visit while we were there and knows the Finger Lakes intimately. The rooms were very comfortable and homey. we cannot wait to go back for another visit!

Karin is an extremely warm and welcoming hostess, B&B is beautiful, and the breakfasts are amazing.

Beautiful old, historic home with a very spacious suite with a nice sitting area and nice downstairs parlor. Karin could not have been more welcoming, and her breakfasts are so good and creative that I told her that she should write a cook book. The OP offers easy walking access to downtown Canandaigua. If we ever come back up this way, I will stay here again. Highly recommend.

Beautiful B&B, delicious breakfasts, and comfy rooms - just a lovely place!

We enjoyed everything. Owner very friendly and knows the area well for activities and such. Recommendations were appreciated. Room/bed very comfortable. Breakfasts were delicious and enjoyed that much of the food was local and told us where we could get local items (such as the coffee). The grounds of the B&B were lovely and plenty of off-street parking. Easy walk to historic downtown area and the restaurants/shops. No complaints!
