The Space:
This 4-BDRM, 4-BA home in true ranch country imparts the sense of rural tranquility you’ve been craving, but within easy driving distance of Colorado Springs and the many attractions and outdoor adventures offered by the Pikes Peak region of the Rockies. In this home, great care has been taken to create an atmosphere of contemporary comfort amidst décor that reflects the rugged character of the Colorado range, and the space has been configured for the optimal enjoyment of groups of up to 10.

Tucked among a smattering of trees, this home enjoys a refreshing, woodsy feel, but it’s poised upon a gentle hill, affording glorious, sweeping views of the mountains and the surrounding open range. The home was built to make the most of its dramatic views with a wide wooden deck wrapping around all four sides of the dwelling.

Designed in a common mountain house style, the primary living space is situated on the second (deck) level. Climb a set of exterior stairs or use a convenient ramp to reach the deck and your front door. You’ll find a three-car garage on the ground floor, as well as plentiful outdoor parking. Stepping through the main entrance, you’ll appreciate the open concept great room that provides an ideal environment for creating quality “together” time. A stylish, cozy seating area is centered around a fireplace that is ornamental only, with casual but sumptuous seating you’ll love sinking into after a day of activity. A row of floor-to-ceiling windows lines the back wall and incorporates a sliding glass door to the deck with outdoor seating and a grill. A large corner-mounted TV is visible throughout the space, including a casual dining area with seating for 4 and a large, open kitchen with a long breakfast counter for 4.

A suite of stainless steel appliances includes a full-size range, French door refrigerator, microwave and dishwasher, plus a toaster, coffee maker, and chef’s knives. A generous island with a built-in sink supplements counter space. Adjacent to the kitchen you’ll find a separate, more formal dining area with seating for 6. Rounding out this level, you’ll find a laundry room with full-size washer and dryer, plus two bedrooms and two baths. The larger bedroom includes a king bed, fireplace that is ornamental only, and sliding doors to the deck. A luxurious en suite bath provides a soaking tub with water jets, two sink vanities, a shower stall, and a toilet tucked discreetly behind its own door. A cheerful second bedroom includes a queen bed and a desk. A separate bathroom includes a tub/shower combo.

Upstairs, a spacious, airy TV room under a peaked ceiling includes a huge, inviting L-shaped sofa. Two additional seating nooks branch off of this space, each providing bright, windowed areas to talk or read – and one with a telescope! An office space includes an executive desk. This level also includes a bedroom with 2 twin beds and a bathroom with a shower/tub combo.

On the ground-floor level, you’ll find even more living space. A spacious room with a ping-pong table includes sliding glass doors that lead to the outdoors. You’ll also find one bathroom with shower/tub combo, and a bedroom with a queen bed and large mirrored closet.

Guest Access:
🏠 We highly recommend checking in before sunset. The area is very dark and it can be difficult to navigate the dirt roads. Please let us know what time you'll be checking in so we can make sure you arrive safely. You will have access to the entire home and all the wonderful amenities the home comes with! The barn on the property is off limits.

🚗 Parking
We highly recommend a 4X4 or AWD vehicle with higher clearance to handle the bumpy dirt roads, especially during inclement weather. Even though it is a 3 car garage it only has room for 2 cars to fully pull inside. There is room to park up to 4 cars in the spacious driveway.

🕓 Early Check-in Requests
We cannot guarantee an early check-in than 4pm as we need time to make sure this property is perfect for you before your stay! Please message us on the day of your arrival to see if the property is ready no earlier than 2pm.

🔑 Check-in Process: All guests will need to complete our secure, online ID Verification process to receive the door code and check-in instructions. Similar to hotels requiring photo ID upon check-in, we ask that guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL. By completing the reservation you agree to the following:
1. I agree to be bound by our rental terms and conditions.
2. I acknowledge that I will be required to provide a copy of a valid government issued ID and matching credit card through our online portal prior to check in.

The Neighborhood:
This home is situated in Peyton, Colorado, a peaceful, rural area about 45 minutes east of Colorado Springs and 90 minutes southeast of Denver. It’s characterized by varied terrain favored by horse ranchers. A notable nearby site is the Paint Mines Interpretive Park, consisting of 750 acres and 4 miles of trails that rise to an elevation of over 500 feet. It’s most famous for its unique and colorful geological stone and clay formations. Homestead Ranch Regional Park, also nearby, offers hiking trails and a playground. It’s easy to plot adventures a little farther afield from this restful spot in Peyton.

There are more potential daytrips to popular destinations than you’ll probably have time for. Colorado Springs and its environs offer no shortage of entertainments for every personality, whether you’re interested in culture and the arts, outdoor adventures like fishing, rafting, hunting and ziplining, or once-in-a-lifetime glimpses of our majestic natural world like the Garden of the Gods or Pike’s Peak. In the immediate area, you’ll find supermarkets and casual dining options in nearby Calhan (a 15-minute drive) and Falcon (23 minutes). This home provides the perfect balance of restful quietude and an endless menu of daytrips when you want them.

Getting Around:
This is in a rural area with bumpy dirt roads. We do strongly recommend a 4X4 or AWD vehicle with a higher clearance, especially during inclement weather.

AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in.
🚭 NO SMOKING inside. This includes Colorado’s newest cash crop.
🔊 Quiet Hours begin at 10:00pm per city ordinance. Please be courteous of the neighbors during your stay.
🚫 Wood burning fireplaces are not for guest use due to safety precautions. Fireplaces are ornamental only.

🐶Dog Policy:
-This house is dog friendly, Please be respectful of those who will stay after you by cleaning up all pet waste and disposing of it in the large trash bins. Thank you in advance!
* Dogs are welcome for an additional fee ($75 per dog). 3 dogs max. All dogs must be approved before check-in. No other animals are permitted unless they are Certified service animals. There are no charges for service animals.

📢 Type of Cooling and Heating for the Home
Electric Baseboard or radiant heat throughout the home. Our evenings in this region are generally cool in the summer time, simply opening the windows will provide natural coolness. We have ceiling fans in each room of the house plus a portable AC unit in the master bedroom.

All cameras are on and operating. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited.

📢 Reminders About the Property
-Please review the sleeping arrangements prior to booking.
-Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area.
-We do not have onsite maintenance or cleaning unlike hotels but all requests will be taken care of ASAP.
-Please note that this is a "free range" neighborhood. This means that there is loose cattle roaming and please drive the speed limit and be cautious driving at night.

📢 Non-Refundable Damage Deposit Waiver
Instead of charging a security deposit, we charge a non-refundable damage waiver fee (See Rental Agreement for a detailed breakdown of our guest fees) that covers up to $2,500 for damage to real or personal property of the vacation rental property as a result of your acts or omissions. Please see house rules or the rental property agreement when you book for more information about how the damage waiver works. Because the damage waiver fee is Non-Refundable; If a Guest changes properties for any reason they may be charged a new damage waiver fee for the new property at the discretion of the Property Manager.

Wonderful “Home on the Range”
Bringing your adult children and their families all together in one place can be a challenge. This spacious home allowed everyone to have their own space, including bathrooms! We never felt cramped! The kitchen was adequately stocked and even included spices to cook with. The large pantry was great for storing all our food/snacks. Wonderful memories were made! The large wrap around deck was a great place to hang out and play games. The only downside was the rugged road to the property. Given the remote location and the rains, we understood some things are just out of your control.

The property location is beautiful. All turned sour when entering the house! - greeted by hundreds of dead and flying moths. Used shop vac to vacuum up the dead moths. Moths were persistent throughout our stay. - Drapes on windows when opened released volumes of dust. - The windows are crusted with bug splatters and just lack of any cleaning or maintenance, sure ruins the majestic views offered. - found basement bathroom light and all electrical outlets not functioning. Immediately called the Hoste and was completely ignored, zero response. - guests are warned to use 4x4 high clearance vehicles. Yet no maintenance to provide adequate drainage of the property, runoff gutters broken/nonfunctional resulting in many washouts greater the a foot deep. - Disappointed in all aspects. - Property not maintained inside and out. Zero satisfaction and will never use the Hoste or recommend Hoste/property to friends - The neighbor was great, was invited to a “Shindig”

Place was dirty, smelled like dog pee along with dog hair. Place was infested with Millers everywhere. 100’s of them, it was awful. Downstairs breaker kept tripping and was not useable without flash lights. We will never stay there again nor recommend it to anyone.
