Brand new, great location and potential next to B&B owners' top Birchgrove café.

This appraisal is difficult as bed-sitter is newly built - it just opened a tad soon and many basic items were missing. We had 8 days and sent email to owners on D6 but have received no reply at 3 weeks . We informed owner the following were needed: entry path clear of cigarette butts, doormat; hair drier (came D5 despite daily promises); microwave; milk frother; coat-hooks; extra coat hangers; blanket to replace heavy duvet on warmer nights; bed reading-lamps; paring knife; suitcase racks; table for meals/work; power point board; Globe in desk lamp; waste bin; heated towel rail; shelf in bathroom; iron and board; teas and milk; welcome info folder; new towels needed pre-washes as they did not absorb water. PS. B&B is in basement had glass doors but no windows. Street parking was easy each day. In contrast, the included B'fast and lunch were unique and superb but did not compensate for B&B price-point.

A lovely place and very close to Balmain wharf

The Charlotte team are awesome. I had a Dad daughter weekend to remember forever. My only opportunity for improvement is the comfort of the couch bed, otherwise fantastic place. Well done and watch out Sydney when my daughter returns to study law:)

Work in progress

Small but comfortable. Some basic equipment lacking (kitchen bin and microwave) make meal preparation challenging. An uninspiring entrance through alley but comfortable inside and otherwise well appointed for a short stay.
