About this property

Studio 44 B&B Balmain. A cottage in a garden.

44 Campbell Street is a delightful weatherboard home built in 1881, purchased by the current owners, Annie and John (Balmain residents of 48+ years), in 1998 and subsequently renovated.
The renovations included the upgrading of an existing artist's garden studio which is the accommodation now offered.

We have been operating Studio 44 as a B&B since Christmas 2015 and have many satisfied and regular guests.
We listed with StayZ in 2017 ( now StayZ/ Vrbo / Expedia ) STRA Reg No 8633
The studio is situated at the rear of the property and has its own outdoor, sunny sitting area facing a large ( by Balmain standards ) shared garden. It has separate access from the street and OFF STREET PARKING is available by prior arrangement. Slow charge power point available for EVs.

The studio/cottage is equipped with reverse cycle air conditioning, column heater, internet (incl wi-fi), Smart TV (free to air) and DVD player (incl a selection of movies)

There is a microwave oven, toaster, bar fridge and other appliances to make your stay comfortable.
PLEASE NOTE - we provide ingredients ( coffee, teas, cereals, milk, yogurt, bread, butter, condiments etc ) so that you can prepare your own breakfast and will replace them upon request. Many guests like having breakfast at one of the many nearby restaurants or provide their own to suit special dietary requirements.

The garden is secure and suitable for children and pet dogs.

Dogs are welcome ( 2 maximum ) however we MUST be advised of breed and size at time of booking. A voluntary fee of $20 for one dog and $30 for 2 dogs will apply. Unfortunately we can’t accommodate cats

Ferries connecting to the city and to Parramatta & Cockatoo Island are within a short walk at the Balmain (Thames Street) wharf and help make Studio 44 a great base for exploring Sydney Harbour and the city.

Buses to the city leave from Gladstone Park at the top of our street.
Balmain village complete with numerous restaurants, pubs, shops and a Woolworths supermarket is only a leisurely stroll away.

Many guests take the opportunity to explore historic Balmain while staying with us and we provide a detailed map of suitable walks.

Our preferred minimum stay is two nights however, we may be able to accommodate a single night stay subject to negotiation.

Standard check out time is 10.00 am and check in 2.00 pm however, this can be varied if the studio is not occupied before or after you arrive.

Perfect for a dog friendly getaway.

Perfect accommodation, had everything we needed for our visit to Sydney. Beautiful garden to relax in and fresh breakfast ingredients provided. Lovely hosts who were very welcoming to both us and our dogs. The location was great, with access to dog friendly parks, cafes and the local hotel. Highly recommend and hope to stay here again .

Garden setting

We loved the garden setting and listening to the bird songs! Everything was very comfortable. Very much appreciated the yummy breakfast supplies! Very private. Great location for taking the Sydney ferries and buses. We'd definitely stay there again!

Great place to stay

This is a beautiful cottage in a great area. Balmain itself has a lot of restaurants, cafes and parks, and the Sydney CBD is a quick ferry ride away. The owners here have thought of everything, including a nice patio to sit on just outside. This place is perfect.

A gorgeous place at balmain

The Studio 44 at Balmain is in such a great location. The hosts are wonderful, friendly and helpful. It’s a relaxing, private back yard with a short walk to the ferry wharf. The studio has a very comfortable bed and a great shower.

Balmain GEM

Set in a lovely garden at the rear of the property this wonderful cottage is perfect for a stay in Balmain. Situated a short walk from Balmain's heart, a large choice of eating and drinking establishments awaits you. John and Annie are the consummate hosts, providing suggestions and information when required. We thoroughly enjoyed staying in this historically important part of Sydney.

Happy in Balmain

From the moment that Marie and I arrived we felt very welcome. John and Annie treated us like old friends and kindly had us over for a glass of wine. The gardens were beautiful, and the area was so quiet it was difficult to believe that we were on the fringe of a large city. Just up the short there is a great selection of restaurants and buses to take you anywhere in the city. We whole heartedly recommend number 44.

Well-appointed and very comfortable accommodation

We had a lovely 2 night stay in this studio/cottage. From the airport we took the Green line train to Central Quay where we transferred to the F8 ferry. A short walk from the ferry dock brought us to the accommodation in just under an hour. The location (Balmain) is in a quiet, residential region of Sydney. There is great access to bus/ferry transportation, restaurants and shops--all close by. The studio is comfortable and has all the requisite necessities. The hosts, helpful and gracious, provided a generous assortment of fruits and breakfast supplies. We plan to return to Sydney and would look to return to this studio.

We very much enjoyed our stay in Studio44. The loveliest hosts, a gorgeous cottage with everything we needed, along with a lovely welcoming fruit platter, and a fantastic location - Easy walking distance to the ferry terminal, local shops and eateries. We loved the view out to the garden and the peacefulness of it all. We would love to stay again.

Place to Call Home

This studio is great! It's quiet, well equipped with supplies, and has a very comfortable bed. The hosts responded quickly to questions or needs. The location is perfect. The neighborhood's main street and a park are a few blocks away Sydney is a ten minute ferry ride away. I loved hearing the birds chirp and seeing Sydney skyline from the garden.

The perfect spot in Sydney

Studio 44 is located perfectly, just a short walk from the Balmain Ferry and the Balmain strip. The Studio itself is clean, tidy and with all the amenities you could need. John and Annie were wonderful hosts and we look forward to staying with them next time we are in Sydney.
