Centrally located between Stanley and Wynyard. Just a short 10-minute drive to Boat Harbour Beach, 15 minutes to Wynyard and 20 minutes to Stanley. You won't be disappointed.

This 3-bedroom guesthouse is very well appointed with spacious open plan living with separate lounge consisting of 2 three-seater and a single. The dining room is attached to a fully equipped kitchen with dish washer, microwave and full-sized fridge freezer.

The master bedroom has En-suite and walk in robe, whilst the other 2 bedrooms have a Double and Queen bed with 2 Single beds. There is a central bathroom. Guests can enjoy a large balcony offering outdoor furniture to relax and enjoy. A large outside under cover entertaining area overlooking the Hills of the National Park.

Our guesthouse is a three-bedroom renovated old teachers' residence and we would really appreciate it if you could follow the house rules:

Please respect Check-in and Check-out times. Check-out Time is 10am. You will be charged an additional fee of $50/hour or there part of, for Check-out past this time.
No pets allowed. Service animals are most welcome.
No Parties or Events.
No Illegal activity allowed on the property. This includes downloads.
No Unregistered Guests Allowed.
No Muddy Shoes inside the House.
No eating or drinking in bedrooms.
No rearranging of furniture.
Report damages immediately.
Please take care of furnishings. You break/damage it = You pay for it.
No Hot items on kitchen bench or tables. It will mark the wood with burn stains. You will be charged a resurfacing fee of $100 if this occurs. Cutting/Heat boards etc. are provided.
No Smoking or Vaping Inside the House. Extra cleaning fees from $100 up to $500, to remove odour or stains will apply.
Smoking Permitted outside where ashtrays are provided. If Cigarette butts are thrown on the ground a cleaning fee of $50 will be charged.
Please Clean your Dirty Dishes before Checkout or you will be charged a cleaning fee of $50.00.
Take out Trash and dispose in the Garbage Bins outside near the garage.
An additional fee of $50 will be charged for Excess Trash.
Turn off all Gas, Oven, AC and Lights on leaving.
Keep noise to a minimum after 10pm.

Here is some additional helpful information:

Keys:
When you depart, please leave the key on the kitchen bench or place back in key safe and close the front door. Please take extra care of your keys. Lost keys incur a replacement fee of $10.00.

Heating / Cooling:
The thermostat is located in the kitchen next to the microwave. Please adjust the temperature to your liking.
All large beds have electric blankets. A portable oil heater is available on request.

Fireplace:
If you wish to have an open fire going, we provide the wood and fire starters for a cost of $10.00 per night. The fireplace will not heat the guesthouse, it is for atmosphere and mood setting. The reverse cycle air conditioner will heat the guesthouse.

Bedrooms:
No eating or drinking allowed in bedrooms.
Complimentary Ear Plugs provided to ensure a restful night's sleep.
1 x Double, 1 x Queen with En-Suite, 1 x Queen + 2 Single.
Extra blankets and linen are located in the Walk in rode in main bedroom, and on shelving in the Reclyner room. New towels and bed linen are available on request.
We have additional two, fold up single beds and a single travel cot if required.
Please request at time of booking so that these can be set up on your arrival.

Television:
There are two remotes. The TV remote turns the TV on and off. The Satellite remote changes all your Satellite TV channels. We are unable to receive local television, our Satellite displays NT television. We do however have a large selection of DVDs available at no charge. Speak to your Hosts for DVD information.

We offer ADSL wireless Wi-Fi for Free.

Lounge:
We have two, two seaters and a single seater, both have minor cat scratch damage from our cat. In the second bedroom there are two single recliners with views overlooking our deck and the National Park.

Kitchen:
Please help yourself to anything in the kitchen. Feel free to use our cooking ware, utensils, and appliances. The stove is a gas stove top. Press the knob in and wait for it to click/light, and then adjust the temperature.
Please do not place hot items, pots and pans on the kitchen bench. It will mark the bench. If this occurs you will be charged a resurfacing fee of $100.00.
If the gas runs out on the stove stop, please contact us ASAP and we will replace it with a new cylinder.
Remember to wash all dishes and utensils prior to leaving. We supply all the kitchen cleaning products. There is a dishwasher. Open the door to turn on, fill the dishwasher and throw the tablet in the bottom of the machine. Press start.
Due to COVID we only supply Salt and Pepper grinders, Single use Tea, Coffee, Milk and Sugar for your first night. Longer stays will require you to purchase your own supplies.

Laundry:
We do not allow guests to use our washing machine, but we are happy to place a load on for you at the cost of $5 per load. We supply the washing powder, stain removal, and fabric softener. We also supply an iron and ironing board. The laundry is locked to prevent unauthorised use.
Alternatively, there is a laundromat at the Rocky Cape Tavern (5km down the road) with washers and dryers and it is opened 24 hours and takes $1 Gold coins. You require your own washing powder etc.

Meals:
The local Rocky Cape Roadhouse is open 4am to 6.30pm and serves takeaway meals, fish & chips, burgers & salads. I’ve heard nothing but good reports of not only the food but their service as well. You’ll find them on the corner of Rocky Cape Road and the Bass Highway. It is located 3 minutes down the highway. It is also our Post Office and Service Station selling both Diesel and Petrol.

The most popular venue in the region – the Rocky Cape Tavern is an absolute cracker. There’s a good range of Aussie pub staples and no chance of leaving hungry! There’s also a bottle shop on site – perfect for keeping the esky well-stocked – and frequent live music on weekends.
Open Wednesday - Sunday from 12pm-2pm for lunch and 6pm-8pm for dinner.

COVID:
Both your hosts have had all COVID vaccinations and boosters along with the annual Flu injection.

Beautiful part of Tassie, great space and hosts
We travelled as a group of 4 friends to participate in an event in the Boat Harbour area. The guesthouse was spacious and located in a beautiful part of Tassie. It is about 25 minutes drives from pubs and cafes in Wynyard and only a few minutes drive from the beautiful Boat Harbour and Sisters Beach areas. It is a little close to the Bass Highway (which did mean it was a little noisy at times, but our hosts had left earplugs!) but otherwise a great location, and the geese in the fields and on the pond behind the house were gorgeous! The house itself had everything we needed and was very comfortable. Liam and Alex were very responsive and generous hosts - great communication before we arrived and a lovely gift of a bottle of wine and some eggs for breakfast. The only downside was the dog barking next door during the night, and the dim lighting in kitchen/dining area (which wasn't a big thing in the scheme of things). Overall, highly recommended!

Simply Outstanding
Liam and Alex are the best hosts that we have experienced in our travels. They communicated extremely well before, during and after our stay. They went above and beyond what they needed to, for which we are very grateful. The property itself could not be more perfect for our large group of 6. It is amazing how reflective one can be with a nice early morning coffee and a back deck! The night sky will leave you in awe. Our family cannot recommend Rocky Cape more highly. Situated in a beautiful part of Tassie,made us want to come back for a longer experience. Thank you Liam and Alex for setting the bar so high. Cheers

Being a host allows us to learn what it's like to manage our own business. Managing customer reviews, answering questions, responding to complaints, dealing with bookings, etc. It's a lot of work, but a great learning experience. We also learn a lot from the people staying at our Guesthouse. Whether they are locals or people traveling for work or for leisure, each person we host is unique. There are so many cultures and life experiences we can learn from. Being retired it is a way of us keeping busy by preparing our guesthouse for new guests, while also staying connected with society and not being so socially isolated as many people do when they become more mature.

Why they chose this property

We have extensively renovated the old school and old teachers' accommodation (which is the 3-bedroom serviced accommodation) turning it into a two story seven bedroom, three-bathroom, three living room, two kitchens and three outside entertaining decks, while keeping as much of the original building as possible. The "Old School" now has 44 solar panels making it fully self-sufficient with energy, a water bore and three water tanks. We hope the school will remain in use for another 140 years.

What makes this property unique

Relax in rural surrounds with so many local attractions within a short drive. Just a 10-minute drive (15km) east of Old School Rocky Cape. If you enjoy a quiet bay with white sands and clear water, then Boat Harbour is guaranteed to steal your heart. Stanley is a romantic town sitting on a slender sliver of land jutting out into the Bass Strait just 15 minutes northwest from Rocky Cape along the coast. It is remarkable for its incredibly well-preserved colonial buildings and its massive volcanic plug. The plug rises 150 metres out of the water and it dominates the small-town skyline. One of the most unique experiences you can have in Northwest Tasmania is taking a Seal Cruise. Stanley Seal Cruises is a way to see to the Australian Fur Seal in Tasmania. Dip Falls is between Rocky Cape and Stanley in Tasmania's Northwest, 27 km up a quiet and mostly sealed road that passes through pleasant countryside. It's easy to overlook, but Dip Falls is one of the most beautiful in the state. It's two-tiered structure and unique rock formations make it well worth a visit. The Edge of the World located an hour's drive from Rocky Cape, at Gardiners Point just south of the Arthur River, it makes a great day out for a picnic lunch and scenic drive. It is a wild and desolate place, beset by churning seas. Rolling waves drag pieces of driftwood the size of whole tree trunks onto the windswept beach. With a new enclosed BBQ area, it is the perfect place to take your lunch and have a cook up before continuing on your journey. Every spring between mid-September and mid-October the Tulip Fields of the Van Diemen Bulb Farm burst into colour. The pictures tell the story. There is a nominal entry fee. When travelling from Rocky Cape on the Bass HWY, there are signs on the side of the road. Just follow the signs. Occasionally some tulips are grown in the farm fields outside Boat Harbour, so you can see them on your normal travel.
