As is common in reverse-design, the main living area is on the second floor, accessible by an interior staircase as well as an exterior staircase from the deck. Enter an open main living area with living room, dining area and kitchen. A vaulted ceiling, two sliders and multiple large windows make this an open and bright space. The living room has a sofa and loveseat and a ductless split unit air conditioner. The well-equipped kitchen has granite counter tops and counter seating. The dining table is just off the kitchen.

There is one bedroom on this floor with a queen bed and a flat screen TV with cable. There is also a bathroom with tub/shower on this floor.

The first floor (ground level) of the home has a family room with a sofa and chair, a flat screen TV with cable and WiFI, a ductless split unit air conditioner and pool table. There are two bedrooms on this floor. One bedroom has a queen bed and the other has a pyramid bunk bed--twin on top, double (full) bed on the bottom. There is also a bathroom with stall shower and stacked washer/dryer. A door and a slider lead from the first floor family room to the surrounding patio.

Relax and enjoy meals on the large second story deck with outdoor furniture and gas grill. There is also an enclosed outdoor shower at the back of the house.

Less than a mile to the Paine Hollow Town Landing to launch a kayak or the Fox Island Marsh conservation trails. Short drive to Wellfleet's freshwater ponds, ocean and bay beaches, Wellfleet center and harbor for restaurants, shops, galleries and live entertainment, the Cape Cod Rail Trail (bike/walking path), Cape Cod National Seashore beaches, trails and sites and Mass Audubon's Wellfleet Bay Wildlife Sanctuary.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
