2. Booking and Payment
All bookings are made in good faith. The accommodation provider aims to provide the property as advertised, at a fair price reflecting the location, facilities, and type of accommodation.

3. Insurance and Liability
Guests are strongly advised to obtain holiday or travel insurance to cover unforeseen circumstances. The accommodation provider shall not be liable for any personal, travel, or health-related incidents occurring during the stay.

4. Cancellation by Provider
The accommodation provider reserves the right to cancel any booking at any time. Guests shall receive a full refund of all amounts paid in the event of cancellation. No further liability shall accrue to the provider.

5. Accommodation Accuracy
While every effort is made to provide the accommodation exactly as described, minor variations in furniture, linens, or amenities may occur. Such variations are deemed of negligible impact and do not constitute a breach of agreement.

8.2 No smoking is permitted anywhere on the property.
8.3 No parties or loud noise that may disturb neighbors are allowed.
8.4 No pets are permitted.
8.5 Guests and children are strictly prohibited from climbing over outdoor railings; any resulting injury or loss is the sole responsibility of the guest.
8.6 Guests must adhere to all rules and instructions contained in the House Manual, which includes appliance operation, safety procedures, and local guidance.

9. Property Care and Liability for Damages
Guests are responsible for any damage, loss, or stains to the property, furniture, fixtures, or linens occurring during their stay.

10. Waste and Recycling
Guests must place bins out for collection on Thursday night and return bins to storage once emptied.

11. Parking
Driveway and street parking are available; guests must park responsibly and within designated areas.

12. Optional Services
In-house housekeeping, including linen changes and consumables top-up, is available upon request for an additional fee.

13. Compliance with Local Laws and Regulations
Guests must comply with all applicable local laws, ordinances, and regulations during their stay.

14. Termination
