Communication was super, amenities were great but most of all the place was lovely with great energy. Perfect for our family, clean and our teens were wanting to stay longer! Great juju & energy flow. Perfect location both logistically and aesthetically! Having coffee every morning, looking at the river was amazing and a great start to the day :)

Very nice apartment. Close to restaurants, shops and grocery stores. But very quiet at night. Water running outside the deck. Very nice view in the morning. Beautiful art. Historic feel.

Absolutely ideal in every way. I was nervous at first because there was a duplicate listing by a scammer, and I was not sure which was the real listing. I called VRBO, and they helped me confidently identify this as the real one (and they removed the fake one). The host was great. The house is beautiful and authentic. The laundry and shower and toilet are spectacular. (You’ll see…) And the location is perfect, on the river, easy walk to everything, including the best restaurants and subway station.

Very comfortable for a group of 6 adults. Couple good restaurants and bars on the same block and 5 minute walk to bar/restaurant scene in downtown. Just know you’re sleeping on pretty much the floor. No tv! There is a washer/dryer combo. Plenty outlets. Good WiFi. Medium size Fridge. Kitchen is pretty much large sink with small counter top. Very large balcony with nice view. Will definitely stay here if I come back!
This is an amazing rental in a very old fully remodeled unit. The location is great and the host is fantastic! We accidentally missed a day in our booking the host added the day and came by late to collect payment. Wonderful for a short term stay as there is no kitchen and no parking but there is paid parking nearby. Would highly recommend!!

It is true that we do not have a large kitchen or parking lot, which can be inconvenient, but we are located in the city center, so you can buy breakfast or go to eat it whenever you like, and our location is the best in Kyoto.
If you come to Kyoto again anytime, please come back and enjoy the Kamogawa location and life in a machiya townhouse.

My husband and I stayed one week at Mizunagian, and will definitely come back next time. The house is beautiful, and the location is very quiet, while also being in a very central location. We loved the view of the river, and the traditional soaking tub.
The house would be comfortable for 4. The stairs might be difficult for small children or elderly adults, but we plan to come back with our children next time.
Toshiua-San was a great host and very responsive. Highly recommended!
This traditional Japanese home is located on the river in a restaurant and entertainment-thick part of town. We stayed five nights here. The place was immaculate. Access is via a smart lock on the door. There are no beds as the flooring is traditional tatami mats, so all occupants are sleeping on futons. The home has a deck overlooking the river and two bathrooms. The downstairs bathroom has a shower room that is also a sauna. Restaurants and entertainment are not just "within walking distance" -- there are several excellent places that are two and three doors on either side of the place. Sites to be seen such as the Imperial Palace or Golden Pavilion require a bus or cab ride. Just an FYI, traffic in Kyoto can be brutal and the bus system is inadequate to the challenge -- it is the only public transit system in Japan that does not run on schedule.This home is an excellent choice for a family that wants to experience Kyoto. The host is gracious and always available if needed. We would book this again without hesitancy.

Although there is no sauna in the ordinary sense, there is a bathroom on the first floor and a shower room on the second floor, so two people can bathe at the same time, which is one of the advantages of this accommodation facility.
It is true that buses in Kyoto is often be crowded, so we recommend using the subway or taxis whenever possible for transportation.
Whenever you visit Kyoto, please come back to this location and experience Kyoto.

There is little to criticize about this kyomachiya on the western bank of the Kamo River in Shijo, central Kyoto. Its location is ideal for tourists with excellent proximity to attractions. Overall, almost all aspects are excellent. The rooms are larger than typical for Kyoto (two are eight mats).Tips for potential guests:- The 3 bedrooms are generously sized, comfortable for sleeping for 6 people or 3 couples. 2 bedrooms are larger than the 3rd. Space overall might feel tight for 5 or 6 adults socializing simultaneously - less of an issue if you're out sightseeing all day.- Ground floor bedroom works best if you store futons in the morning, otherwise you'll occupy the main shared space.- The second "living room" in the house center has less natural light but is the only shared space with Western-style furniture. This means ground floor "bedroom" is the best shared space.- Kitchen is small without stove/oven/toaster but has a good-sized refrigerator. Perfect for basic food prep and storage but limited for cooking meals.Unexpected positives:- Two bedrooms are surprisingly spacious - much larger than many other listings- Opening both front and back sliding doors creates refreshing airflow, especially valuable during warmer months- Despite central location, being set back from Kiyamachi-dori ensures quietness- Everything's been modernized: electrical, AC/heating, radiant floors, bath/water heatHighly recommended for anyone seeking an authentic Kyoto experience.

Decorated beautifully & updated with present-day comforts, three of us — older couple & adult son — enjoyed four nights here.
Host Toshiya is welcoming, responsive, & hospitable. The place is special & his pride shows.
Some perks:
LOCATION:
Close to many of Kyoto’s sites & walkable to restaurants, konbinis, subway stations, & shopping. We took nearby subways to Nara Park & to the Bamboo Forest.
We loved returning to this picturesque home at the end of long days. Great water views!
SECOND BATHROOM:
A full second bathroom makes mornings a breeze. Water pressure in the showers is terrific. Fine-quality toiletries are provided.
LAUNDRY:
A good washer-dryer while travelling is an obvious plus. We also used the iron/ironing board.
SLEEPING:
Traditional Japanese sleeping style. Futons placed on the tatami mats (on the floor), we found them very comfortable.
OFFICE:
Extra room with a desk - we didn't use it so just fyi.
TO NOTE:
Kitchen is tiny & has a fridge, microwave, coffee-maker, sink, kettle & traditional teapot. No stove but for most Japan travellers this shouldn’t be a problem. We ate hearty breakfasts of cereal, yogurt, bananas, danish, cheese, smoked salmon, grape tomatoes, OJ & coffee. Just pick up breakfast at any konbini or grocery store.
The wooden stairs in this home are gorgeous but steeper than what we're accustomed to & not ideal for very young children. Older kids would be fine.
All in all, a perfect spot in Kyoto! Highly recommend!

Located in one of Kyoto's most popular downtown areas, you can easily get to nearby Kiyomizu-dera Temple, Kennin-ji Temple, and Gion, as well as Arashiyama, Nara, and Osaka by train.
The stairs in the rooms are quite steep, so it may be difficult for elderly people or small children to get to the second floor.
I'm very happy that you had a wonderful trip to Kyoto from morning until you returned home at night.
Please come back anytime when you visit Japan or Kyoto.
