The Space:
Upon entering through the front door, you'll arrive in the open-concept living area, which includes a comfortable sitting space, dining area and spacious kitchen - perfect for spending time with your whole group, whatever the activity. The seating area circles around a beautiful built-in fireplace with a mounted TV above. The dining space has a table for 6 under a gorgeous chandelier, and the bright and airy kitchen is fully equipped with everything you need and designed with upscale finishes.
Just off the living area is a laundry room with a full-sized washer and dryer for your convenience, as well as a mud room area with space for shoes and coats off the garage entrance.
Bedroom 1 boasts a vaulted ceiling and queen bed with a mounted TV, creating a cozy place to rest.
Bedroom 2 is equpped with a full-sized bed and TV. These two bedrooms share a beautifully decorated hall bathroom with a tub/shower combo.
Bedroom 3 is the primary bedroom with a king bed, mounted TV, and large walk-in closet. This elegant room has lots of natural light and a marble tiled ensuite bathroom with dual vanity, tub and a stand-alone shower.

This allows for a scenic stroll across the beautiful Ohio River anytime and gives you easy access to all of the surrounding activities, including huge events like the world-famous Kentucky Derby, held in the Churchill Downs racecourse in Louisville (15 min drive), every spring.
Jeffersonville is also home to diverse and diverting local spots like the NoCo Arts and Cultural District (5 min drive) and the entertaining Jeffersonville Riverstage (5 min drive), an outdoor arena that hosts local concerts and events.

A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival. 🔹 An accurate guest count must be provided 🔹Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside. 🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction 🔹 Quiet time is from 10pm - 8am 🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000 🔹This property is dog-friendly with an additional fee of $150, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry). 🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle. 🔹 The property must be locked and secured when guests are not in it. 🔹If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings:
Same-day bookings with no past reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.
Copyright Infringement:
Absolutely no illegal downloads. We will charge $50 if discovered.
Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
Pest Control:
Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call
Starter Supplies
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

The inside of the home was very well done. It needs a good deep cleaning but overall it was wonderful. It’s a great location if staying the weekend. We were there for a soccer tournament and there were stores close. A few good local spots were great to eat at and grab a drink. There is a downtown area of Jefferson with some nice shops and an ice cream shop for kids. Would definitely stay here again.
Super clean property with nice neighbors. Had such a good stay. I definitely recommend staying at this home. My family felt comfortable and taken care of.
We had a great time in the beautiful home that has everything we needed. We would love to stay again when we visit this area. The location is perfect as we could zip over to Louisville and hit all the main attractions.
We enjoyed our stay in this comfortable and clean property! Location was great for getting to Louisville quickly (under 10 minutes) and the river front area of Jeffersonville (1 mile away) is a really cool area as well.
Great communication by the hosts, and the house and location were wonderful. There is a little park right across the street perfect for walking your dog. The house is beautifully designed and still has a homey feel to it. Nice fenced backyard. Would definitely stay again!
We were very pleased with the convenience of the property in reference to downtown Louisville. Still close enough to get into the city but far enough away to enjoy a peaceful evening.Accommodations were wonderful….comfortable beds and plenty of towels for the three of us. We will certainly be booking this property in the future when we visit.
Our stay was incredible. The house was lovely. Beautiful with alil new updates, clean and all the comforts you could ask for. The neighborhood was so nice and quiet. Nice fenced backyard for the dog. Just across the bridge to Louisville but only a few blocks to downtown Jeffersonville with great restaurants.
Great location for Run 4 The Roses basketball tournament
This property was a fantastic choice for 5 night stay during Run 4The Roses basketball tournament. Location was close to the Expo Center as well as several food choices in Louisville or Jeffersonville. Thank you hosts for a beautiful and clean home that is very convenient and comfortable.
The home was just as it was listed. Very comfortable and quiet. We stayed while our floors were being redone and are very happy with our decision. We’d stay again.
The property appears to be newly renovated. It was tastefully decorated, it’s in a quiet neighborhood and it had everything we needed. The kitchen was much better stocked than many VRBOs we have stayed in recently. Jeffersonville has a cute downtown area with restaurants and the waterfront and it is a quick trip over the bridge to Louisville. I can’t say enough how much we enjoyed this house!
From the moment we arrived at this beautiful property we felt like we were at a home away home! The house is spacious, clean and cozy and located in a great neighbourhood close to shopping and restaurants. The property manager was excellent to deal with and went over and above to ensure we had a great stay. We literally had zero complaints and wouldn’t hesitate to recommend this property to anyone!
This house was great and met our needs! It's a newer home in an older neighborhood with friendly people, a small playground, and lots of walkable space. The fenced in yard was just what we needed for our small dog. We have stayed at three other properties in and around Louisville/southern Indian and we will definitely try to book this one first in the future!! Thanks to our hosts for a great house and a great stay!
