About this property

Enjoy a peaceful getaway on Lake Memphremagog in charming sixties-era cottage.

A cottage that takes you back to a time when life was simpler, with summer days spent immersed in nature, waking up to the sound of birds, going out for an early swim in the lake. Built in the early 1960s, this bungalow-style cottage is nestled in 1.84 acres (.75 ha) of a mixed woodland and borders one the most beautiful lakes in all of Quebec, Lake Memphremagog. The property’s extensive of lakefront also includes a private dock. Often described as magical, this peaceful location is a rare gem.

The cottage

While several upgrades provide for modern necessities, the original cedar cottage hasn’t lost any of its rustic charm. It features a fully-equipped kitchen with new appliances and a new accessible bathroom with a walk-in shower, and Wi-Fi. There are 3 bedrooms, each with a double bed and closet space. Enjoy some downtime in the spacious living room, watch the sun rise or the moon sparkle on the water through its large picture window, or snuggle up to cozy fire in the stone fireplace. The large L-shaped front deck with a view onto the lake includes ramp access, folding deck chairs, a picnic table and a gas BBQ. There is also an outdoor fire pit out front and ample wood for a cookout or roasting marshmallows! Please note that municipal fire security regulations must be respected at all time. The property

The property, with its 182 feet (55.5m) of mostly elevated lakefront includes paths to a floating dock and a pebble beach, which provide private lake access. In addition to the lakeview, the cottage backs onto a natural, mixed forest-scape of towering hemlock, maple, beech and ash, carpeted by a soft forest floor. There is plenty of space to wander and explore nature or play games. Pitch a tent or sling up a hammock and be lulled to sleep by the gentle sound of water lapping on the shore and the
occasional call of a loon or hoot of an owl.

There is also ample parking space available right behind the cottage.

Take a walk along the hilly mountain road that leads to the cottage or, for the athletically inclined, challenge yourself a bike ride along its unpaved surface!

We do not offer any access to any water crafts; The lake can be accessed by the dock or pebble beach.

The lakefront has a steep ledge that should be approached with caution. For access to the lake, please use the beaten path.

About the surrounding area:

Potton County is a quaint, historically rich part of Quebec that is home to a plethora of mysteries and historical sites to discover, as well as numerous places of interest. For cycling enthusiast, the area includes variety of cycling routes, not to mention wine routes and the long-standing “Tour des Arts” for which local artists open their doors to the public.

TO the south: Vale Perkins is 5.5km south on Chemin du Lac, where you will find the iconic Jewett’s General Store, family-run for generations and purveyors of local offerings and exceptional goods. Down by the lake, you’ll find Perkins Landing marina and boat launch and a nearby public beach. From there, 9km to the west, is the town of Mansonville, where you can find many amenities as well as some very special local offerings. Visit its tourist center to obtain more information and maps.

TO the north: The winding mountain roads eventually takes you to Magog (29km), a large tourist hub with all the amenities and a bustling downtown. You will find shopping and entertainment, bars, restaurants, micro-brasseries, cafes, beaches, and lots to explore. This area of the Eastern Townships is replete with history, sights and attractions, spas and restaurants, and quaint villages each offering a unique perspective.

KEY INTERESTS :

- On your way to Magog, take the time to visit the St-Benoît-du-Lac Abbey (12km), a benedictine monastery; "famous not only for its spectacular architecture and surroundings, but for being a place of respite for pilgrims from around the world". Attend Sunday mass,
famous for it Gregorian chants, or explore their basement shop for specialties crafted by the benedictine community.

- Just 7km away is Owls Head which boasts a five-star skiing resort and championship caliber golf course, among other activities.

- In the village of Mansonville, you will find a top-notch French bakery (Boulangerie Owl's Bread), a Polish deli, as well as a Saturday farmers market.

- During the month of July, the renowned 'Tour des Arts' opens in the region, featuring over 30 local artists showcasing their creations in their own homes, giving you a treasure hunt for creativity and art to seek out, explore, and experience.

- You are free to enjoy the main cottage and its surrounding land, which is bordered by fencing. Access to outbuildings (2 sheds) is forbidden. Please note that all adjoining properties and surrounding forest lands are private property and strictly out of bounds. This is peaceful cottage country where mutual respect is widely practiced. Please be considerate
of the neighbours.

- The area’s natural shale geology means that a good portion lakefront is elevated, and the edge should be approached with caution. However, paths give access to the lake.

- Please do not disrupt the natural landscape. Tread carefully.

- While the lake can be accessed by the dock or the pebble beach, we do not supply any water crafts.

- Please ensure you and any other guests understand the safety rules and emergency plans contained in our guest manual. It is your responsibility use our property in a safe manner.
