Our spacious one bedroom apartment features inviting living areas, fully-equipped kitchens, and bathrooms complete with toiletries. Building amenities include a pool, 24-hour fitness center, an outdoor lounge with grills and a fire pit, and a courtyard and hammock area.

Please note that there are exterior security cameras installed at the property. The cameras are positioned at the building’s entry and exit points and monitor common areas accessible to all Arsenal units. They operate 24/7 for safety and security purposes only. There are no cameras inside any unit or in private spaces.

It’s all happening in Lawrenceville. While you’re in town, explore local attractions like The Roberto Clemente Museum, Arsenal Bowl, Arsenal Park, Row House Cinemas- which focuses on showcasing indie films and themed movie runs. If you’re looking to do some shopping, the neighborhood has many boutique shops selling clothing, home goods, hand blown glass, and other items. Don’t pass on local eatery spots such as The Abbey on Butler Street, Industry Public House, The Vandal, Ki Ramen, Geppetto Cafe, and many more.

Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be 22 years old.
No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35.00 non-refundable damage waiver.

Overall the property is fine. The main issue is that there is no human being you can talk to when there is a problem and the whole thing is run by AI. For several days beforehand I received multiple texts and emails saying the same thing. I had to rescan my driver's license to verify my identity the day of check in.The key code did not work when we checked in and the local phone number was AI as well as the main number. They just responded with generic answers so we waited about 10 minutes before a new code was sent. Also know that you are now texting with two AI services and getting the exact same response that is not helpful.Here were some tings that could have been resolved if someone called us:1. There were 2 small bath towels total in the whole apartment for the pool and shower for 5 nights2. The bath mat had a dirty foot print on it3. There was a noisy leak in the closet that no one came to seeOther things:1. This is a first floor apartment that looks out on the pool. All day Saturday there are about 40 young residents in the pool playing very loud music and partying right outside your window.2. The walls are very thin you can hear the conversation next door and people walking upstairs.3. There was stain on the carpet in the bedroom that looked like blood.All of this was just exacerbated by the fact that there was no response and still no human who reaches out since we have left.
