The Space:
This fully remodeled house, provides a comfortable and modern experience. With 1,190 sq. ft. of space, it accommodates up to 6 guests in 2 bedrooms, a sofa sleeper in the livingroom, and 1 bathroom, ensuring a cozy stay for everyone.

LIVING ROOM
As you enter, you'll be greeted by a warm and inviting living room. The focal point of this room is a breathtaking fireplace, perfect for creating a serene ambiance. (*Please note that the fireplace is for decorative purposes only). The room features a spacious 65" TV for your entertainment and a comfortable couch that conveniently transforms into a pullout bed, accommodating up to 2 guests for a restful night's sleep.

DINING AREA AND KITCHEN
The dining area boasts wooden table with comfortable seating for four, providing an ideal setting for family gatherings or intimate meals. The well-organized storage area houses essential appliances, including a Hamilton Beach coffee maker, toaster, and tea kettle, ensuring your culinary needs are me For your safety, a first aid kit is readily available.

The kitchen comes with top-quality appliances, including a stove and oven, microwave, dishwasher, and a refrigerator (Please note that the refrigerator doesn't have automatic ice maker, so you'll need to refill the ice trays as needed). A comprehensive selection of utensils, including knives, spoons, forks, a spice rack, glassware, wine glasses, coffee cups, baking sheets, mixing pots, chopping boards, and cookware, makes cooking a breeze. You'll find cleaning supplies under the sink for a tidy space during your stay. The trash bin is under the island counter for a neat kitchen experience.

MAIN BEDROOM
The main bedroom is a spacious retreat featuring a king-sized bed, a cozy seating nook, and a 40" TV for your entertainment. The room is adorned with tasteful wall decorations, and a large closet with mirror.

GUEST BEDROOM 2
Guests will rest comfortably in the second bedroom, which offers a queen-sized bed and a large closet with a mirror.

*Note: Located between the primary bedroom and guest bedroom 2, there's a cabinet designated for storing cleaning equipment like a mop, vacuum, and broom. Please note that certain sections of the cabinet are inaccessible to guests since they are locked to secure the cleaner's supplies.

LAUNDRY AREA
For your convenience, a stackable washer and dryer are available for your convenience, ensuring you can keep your clothes fresh and clean throughout your stay.

BATHROOM
The bathroom boasts "his and her" sinks, offering plenty of space for personal care. It includes a shower area; however, please note that there is no bathtub available.

OUTDOOR AND BACKYARD
Enjoy the outdoors in our backyard oasis. This outdoor space is equipped with a Char-Broil grill for cooking in the fresh air, and it includes a seating area for up to four people to bask in the wonderful New Mexico climate. One section of the backyard is covered with synthetic grass, providing the perfect location for outdoor games like Jenga and Giant Connect 4. Additionally, we offer Cornhole boards for even more fun. The backyard connects seamlessly to the driveway for your convenience.

PARKING
Guests have the convenience of parking in the driveway, ensuring a hassle-free arrival and departure.

Guest Access:
Guests will enjoy full access to the entire home, with the exception of the cabinet located between the bedrooms, which is designated for storing cleaning supplies.

The Neighborhood:
Home is located in the sought-after North Valley in a quiet and friendly neighborhood. The home is ideally located near the Albuquerque International Balloon Fiesta, the world's largest hot air ballooning event and said to be the most photographed event on earth. The balloons will fly right over Rancho Valle del Norte with such proximity to the Balloon Fiesta.

Kayaking can be enjoyed during Spring and early Summer when the north's snowmelt creates the ideal river conditions. From Bernalillo to Tingley Beach, it's a 26-mile float where you can see various wildlife types, including birds, coyotes, beavers, porcupines, and turtles.

Other Things to Note:
- Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner.

- $3,000 accidental damage protection included in every Stay! Although rare, accidents do happen even while we are on vacation. Historically, this was managed with a big security deposit, which can lead to very awkward and unpleasant conversations when the vacation rental manager needed to withhold deposit lot damages. With Security Deposit Waiver, accidental damage from a guest is covered unless it is specifically excluded such as smoking inside the unit, intentional damage, pet damage, and willful violations of House Rules. The guest is responsible for damage not covered by the damage waiver and for amounts exceeding $3,000. Final claims subject to approval from underwriter. House Rules:
• Guests must verify within 24hrs, live 50+ miles away, and be 25+ to book. No parties, smoking, or illegal substance use on the property.
• Pets are not allowed.
• Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 9pm to 8am.
• No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property
• No parties or events.
• No moving furniture or appliances.
• The occupancy limit is 6 people.
• Secure the home by locking all doors and windows anytime you leave the home.
• Reservations over 30 days may require a security deposit.
• The Guest agrees to report any issues at home to the Host immediately.
NOTE: The home is equipped with Ring doorbell and may have exterior Cameras.

Covid and other Communicable Diseases Restrictions
• Please visit the NM Department of Health website to view any restrictions or travel advisories
• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
