This spacious newly built home is five minutes from Armidale but feels a world away. It is nestled in bushland on a large block frequented by kangaroos and is completely private. 'Summit House' makes a great base for excursions into the four national parks in the local area, plus the city of Armidale. The house can be rented as a two-bedroom or four-bedroom stay. Visit our friendly donkeys. Bring your animals too! Outside dogs are welcome, as are horses, but check with us first.

This house is just gorgeous! So spacious and beautifully appointed. I stayed with family members including children and the layout allowed us to have different activities going on with ease. This is one of the loveliest places I've rented.

Summit House is a lovely house. It is in a fabulous location with beautiful bushland, kangaroos visiting and happy birds. The house was spotless and very well appointed. Some supplies were a bit light on considering we were a group. A couple of our group unfortunately arrived 2 hours early. The host was on to it immediately. He alerted me, I called my friends who realised their wrong and vacated again immediately. The ensuing communication left a lot to be desired. We were expected to then change our check out time to 8am from 10am citing something about a fridge repairman! There are always two sides to a story. Perhaps there had been really difficult customers at other times but I felt the response was over the top and not very hospitable or welcoming.

Annie and her guests arrived more than two hours before the designated check-in time and said that they thought a 3 p.m. check-in was unreasonably late. We have never received a complaint about the check-in time before nor had anyone arrive so early. We had a fridge repairman scheduled for just before their arrival and had to delay the repair until after their departure. Upon arrival, they immediately complained that there was no heat in the house and no firewood. There are two fireplaces at summit house and we supplied three nights of firewood next to the fireplace in the cooler section of the home. There is ducted heating throughout which I had not turned on as it was 21 degrees when they arrived and there are also three space heaters in the bedroom closets. As an owner I try my best to meet the needs of our guests, but I found Annie difficult to communicate with and wished she had read through all the property information and documents provided about the house and check-in time before booking.

We also would prefer not to have unannounced visitors as we have a large family of four children, with a lot of comings and goings, so please message first. We'd be delighted to hear from you.
Why they chose this property
There is a convenience store only a few minutes' drive away, plus large supermarkets in Armidale. Go to the Goldfish Bowl for a great coffee and pastry, and try Signor Vitelli's for the atmosphere, fantastic pizza and other Italian speciality dishes. We love the bookstore The Readers' Companion and going to the Armidale Farmer's Markets on the second Sunday of each month. Try Fika for locally made gifts, clothes and jewellery and the New England Regional Art Gallery for an art fix or light meal.
What makes this property unique
The house is inspired by American New England architecture and is comprised of two barn-shape buildings with a central connecting kitchen and dining area. Each wing has two bedrooms (one with a king bed, one with two single beds), plus a bathroom. The second bedroom on each side is a large loft room with a bench window seat.
There are two separate cosy lounge rooms in the house, each with a cathedral ceiling and a fireplace. The emphasis is on an easy flow between spaces, with the flexibility to close off areas when needed. The house would suit a family, several families staying together, or a group of friends. In addition to wood fires in the lounge rooms and ceiling fans in the lofts, air-conditioning is piped through floor vents to ensure year-round comfort.
There is a piano, board games, children's toys and books for a range of readers. You will find a guide to hiking around Armidale at the house. Our favourites are Cathedral Rock Track at Cathedral Rock National Park, the Cascades walking track in the New England National Park, Gara Gorge, Dangar Falls and Wollomombi Falls. Feel free to ask us more about this.
The house has a fenced yard with an insulated double kennel, so your dogs will be safe and dry. Dogs are not permitted in the house. If you are travelling with horses, we can offer agistment for an extra fee, either in yards or a paddock. There is room for float, trailer and truck parking. Send us to a message to arrange what you need.
Please note that this is a new build, so the garden around the house is not fully established. Some planting has also been delayed by the dry season we are having (2023). There are however lots of beautiful mature gum trees around and it is a well-vegetated bush block.
For parents of young children and those with mobility issues, please be aware that there are short drops off the verandas on both sides of the house, plus stairs at the front and back entry points.
