Access to the entire home and property. Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont.
An AWD/4WD vehicle with snow tires is strongly recommended during winter.
There is very little public transportation in the Mad River Valley. All of our guests typically drive at least one or more vehicles.
You are welcome to park your car in the garage. The driveway also has space for two cars. If you have visitors, we recommend they park in the town lot across the street from our house (be aware of overnight restrictions in winter for plowing).
This 4 bedroom, 3 bath home with attached garage is walking distance the Warren store. The vaulted ceiling entry gives way to the luxurious 5-star kitchen which continues onto a sunken living area with floor to ceiling windows and a Nordic wood stove. The master king bedroom, found on the top floor has a private bathroom with a full-size soaking tub and shower. A second queen bedroom is found on the main floor, around the corner from the dining room with a shared full bathroom. Take the stairs to the bottom level to access the remaining two bedrooms (1 king, two singles & 1 bunk), a shared full bathroom with a tub/shower combo and an additional TV room. There is a medium sized back yard alongside the Mad River with outdoor seating, a large table and BBQ grill.
Enjoy any of the three ski resorts, nordic ski centers, and access an extensive network of multi-use trails coveted by locals either a short drive or bike ride away from the house. The Mad River Valley has a plethora of outdoor activities for everyone's enjoyment.
This home does not allow any pets. Groups with small children should be aware there are no baby gates on any of the stairs throughout the home.
Please do not attempt to access the river from the property as there is no official path and the river bank is quite steep. There are beautiful swimming holes just minutes down the road in both directions.
Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.
THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE the host or homeowner or listing company personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releases”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releases or otherwise while in or upon the area.
THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releases and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releases or otherwise. WARNING: Use of or fireplace/wood stove insert carries risk that may result in serious injury or death, and unsupervised use by children is prohibited.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releases or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.
THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The home is located in a rural area in the Vermont mountains and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The road will be plowed as soon as the local plow person has done so and at his discretion. The owner or host is not required to help remove a stuck vehicle or reimburse for any towing on or off the property. No refunds will be given for tow services required by the renters. Code of conduct rules must be followed by all guests: In appropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.
**If personal items are left on the property, MRVRM is not liable for their return or collection of said items. Should we locate any items in question, there will be a $75 minimum charge to accommodate for time involved obtaining the item, packaging, shipping, and cost of travel to and from the post office and property.**
**If there is a local ordinance within the town you've booked in, guest must obey all rules set forth by the town. If these rules are broken and the town imposes fines, guest will be liable to pay all fines and additional costs determined by MRVRM."
**If a guest requests to move previously booked dates to a later date, that decision is subject to approval by MRVRM and additional costs will likely be incurred for doing so depending upon the lead time and availability of such request.**

NOT COVERED: Intentional damage(determined by MRVRM), wear/tear, acts of god, prior damage, art/collectibles, guest property
