Soak up the sun and sea air at this unique beach getaway. Be one of the first guests at this sustainable and stylish eco-oasis. This 7.5-star energy efficient home is nestled on a grassy hill overlooking sand dunes, with ocean or park views from every window. On your doorstep are the delights of the Cape Ecovillage - the playground, farm, amphitheatre, sports precinct, wetlands and more. The charming coastal village of Cape Paterson and its stunning beaches are all within a 1.5km walk or ride.
The space
Eco Beach House is a newly built 7.5 Star Sustainable House. Its smart orientation, shading, glazing, insulation and more, create comfortable and serene living spaces all year round.
Eco Beach House is ideal for two smaller families, a larger extended family, four couples, or a group of friends. Please note that the house is unsuitable for pets as its garden has no fences.
The West Wing
Bedroom 1: WIR and 1 x Queen bed.
Study: adjoins Bedroom 1. Wireless or wired broadband internet - suitable for remote working.
Ensuite: shower, toilet and basin.
Entrance: stores shoes & coats and is also a cosy reading nook
Bedroom 2: BIR and 2 Single beds which can convert to a King on request.
Bedroom 3: BIR and 1 Queen bed.
Bathroom: sink, mirror, bath and shower.
Toilet: adjoins Laundry.
Laundry: washing machine and cleaning equipment.
The East Wing
Kitchen: Bosch appliances (induction hob, oven and dishwasher), double sink, quality utensils and cooking equipment. Breakfast nook with coffee machine, stovetop pot, teapot, toaster.
Walk-in-pantry: LG refrigerator, Kitchenaid mixer, sandwich press, stick blender and microwave.
Dining: 8 seat dining table. High chair available in the garage.
Lounge: 10 seat King sofas.
Bedroom 4: 2 Single beds which can convert to a King on request. Second reading nook.
North-facing patio: large paved area and a 10 seat teak dining setting.
South-facing terrace: smaller paved area with views of the ocean and the 'green beach' where the kangaroos sleep during the day. Sit and watch the sun set over Bass Strait whilst you cook on the gas Weber BBQ.
Garage: parking for one car, EV charger.
Service yard behind the garage: washing line and outdoor shower.
All beds have extremely comfortable memory foam mattresses with luxurious bamboo/cotton bedlinen.
Single beds have Single quilts and covers, but no top sheet. Top sheets available on request.
Queen/King beds have King quilts, covers and top sheets.
All bedrooms have ceiling fans and block-out cellular blinds.
If needed there is a split system heater/air conditioner in the Lounge and Bedroom 1.

• Rock Pool (1.5km via Coral St) - built by coal miners in the 1960s. Wade, play and float in the sea water.
• First Surf Beach (1.2km via Surf Beach Road) - great for beginner and intermediate swimmers, body surfers and boogie boarders, patrolled in summer.
• Second Surf Beach (1km via Second Surf Car Park) - a high energy beach backed by high dunes, the surfing beach for Cape Paterson. Take care on this beach as rips dominate together with some rocks and reefs. Unpatrolled.
• F Break Beach (1km via Wilsons Road) - a beautiful, wild beach with mammoth sand dunes. Not suitable for swimming. Long walks in both directions. Great for fishing with breath-taking sunset views.

I live in Melbourne with my husband and three adult children. When I'm not visiting Cape Paterson I'm painting, gardening, walking and enjoying Melbourne's cultural scene.
Why they chose this property
My family and I have visited many of the beaches in Victoria, but Cape Paterson's First Surf Beach is our favourite swimming beach. F-Break and Second Surf are our favourite wild beaches for beach-combing and watching the sun set over Bass Strait.
What makes this property unique
Living amongst the ecovillage's wildlife (kangaroos, echidnas, wombats, frogs and birds) is a beautiful experience. The sustainable passive solar design of our house, and the sea and park views adds to the light, warmth and serenity of our beach house.
