GUEST ACCESS:
Guests have full use of the home and its amenities. The only exception is a private, self-contained basement suite where we (the owners) reside. Your privacy is fully respected, with no impact to your enjoyment of the home or backyard.

OTHER THINGS TO NOTE:
Septic System
This home operates on a septic system with a maximum occupancy limit. Guest count must not exceed your confirmed reservation. To prevent system overload, the FREESTANDING TUB is NOT AVAILABLE for use. All bathrooms are equipped with fully functional walk-in showers. Thank you for your understanding.
Den / Office Bedroom
The den is not a traditional bedroom but offers a cozy, private space. It includes two beds that can be combined into a king. While fitted with blinds, some natural light filters in from the skylights.
Family Room / Additional Sleeping
The family room is an open-concept space adjacent to the kitchen. A queen folding bed is set up here only for bookings with 9–10 guests. For groups of 8 or fewer, this bed is not provided unless separate beds are required for each guest; in that case, the home can accommodate a maximum of 7 guests.
Extra Guest Fee
• The base rate is for 8 guests
• Additional guests (9–10) are charged at $100 per person, per night, keeping pricing fair for smaller groups
• If your booking includes more than 8, the platform automatically applies the additional fee
• If your guest count changes after booking, please update your reservation
• Extra beds and linens are provided only for confirmed guest counts
Child Safety
The home is not childproof. Guests are asked to supervise children closely, particularly around stairways and around the pool/hot tub/viewing deck.
Ceiling Fans
Due to the vaulted ceilings, keep all ceiling fans running to maintain optimal air circulation and comfort.
Owner’s Pets
Two friendly dogs may be present in the unfenced front yard. Please reach out if that is a concern.
Harvest Season
We are in beautiful South East Kelowna, surrounded by orchards and vineyards. During harvest season, you will hear propane powered bird deterrent sounds - a common agricultural practice in the area:

HOUSE RULES:
All guests are required to review the House Rules in full. By completing a booking, the guest acknowledges and agrees to comply with all terms and conditions outlined therein.
Family-Friendly Environment:
—Our home is intended for relaxed, family-friendly stays. Parties and events are not permitted.
Bachelor & Bachelorette Groups:
—We welcome groups celebrating the bride or groom; however, all stays must remain respectful and non-commercial in nature. The hiring or invitation of individuals for adult entertainment purposes—including escorts, strippers, “butlers,” or similar services—is strictly prohibited. This applies to all outside guests, regardless of gender. Any violation will result in immediate termination of the reservation and removal from the property without refund.
—Decorations are permitted; however, confetti, glitter, and similar materials are not allowed, and all décor must be removed prior to checkout.
—Any third-party service providers (such as chefs, vendors, or decorators) require prior approval before your stay.
Quiet Hours:
Quiet hours begin at 10:00 PM. Guests must keep outdoor noise and voices to a minimum to respect neighboring properties. Loud music is not permitted after 9:00 PM during the summer season and after 8:00 PM during the shoulder season. Low-volume background music is permitted until 10:00 PM.
Registered Guests Only:
Please ensure that all overnight guests are included in your reservation. We are firm on this and additional charges will apply if this policy is not followed.
Outside Visitors:
Visitors are not permitted without prior approval. Use of the pool and hot tub is reserved for registered guests only. As this is a private family home, we ask that amenities be enjoyed respectfully and not used for gatherings or entertaining outside guests. Any approved visitors must leave the property by 10 PM.
Pool / Hot Tub:
—Hot tub is available 24hrs. Please cover after every use & keep noise level low after 10PM to respect quiet hours.
—In May, Sep-Oct, the pool cover must be closed nightly to retain heat. We typically open/close it at 9:30AM/9:30PM, but you’re welcome to do so yourself—just let us know at check-in and we’ll show you how it’s done. Same instruction as below if using pool past 9:30 pm and cover pool after use.
—During summer, pool is officially closed at 10 PM. Use after 10 pm is for quiet relaxation only—no splashing, diving, jumping, playing, or loud cheering. Please be mindful of neighboring properties as sound carries at night.
— During windstorms, please keep the pool cover closed when the pool is not in use to prevent debris buildup.
— Infants and young children who are not yet potty trained must wear swim diapers at all times while using the pool. These should be changed frequently especially during extended periods of swimming.
Thermostat Notice:
—To ensure efficient operation, Summer indoor temperature range between 23 °C and 25 °C or within the range of 6-9 °C below outdoor temperatures - whichever is best suited for the system to work efficiently.
—In spring/fall, temperatures are typically maintained between 21°C and 24°C as long as outdoor temperatures are above that range. The AC does not run when it is cooler outside; instead, the fan circulates air to keep the home comfortable. For additional comfort, please use the provided fans or open the windows to cool the house naturally.
—Our AC system services the main house and basement suite (4500 sq ft home with high ceilings) and is designed to cool within a 3–9°C range of the outdoor temperature, as long as outdoor conditions support that range. Lower settings will not cool the space further or faster. It will cause the system to run continuously, increasing the risk of frozen coils and compressor damage. Our goal is to keep indoor temperatures cooler than outside, rather than excessively cold. Thank you for your understanding.
Outdoor Clean-Up After Meals:
Please ensure all food scraps and spills are fully cleaned from outdoor tables and the surrounding ground after meals. This helps prevent attracting insects and wildlife.
Kitchen Care:
Please put away clean dishes. Avoid placing hot pots directly on countertops. Clean up any spice and spills promptly, especially those that stain surfaces.
Street-Facing Balcony:
This space is intended for quiet relaxation. To be mindful of the neighborhood, we ask that low noise levels be maintained here at all times.
Outdoor Cameras:
For safety, security, and insurance purposes, exterior cameras are in place.
