This property sits on the edge of a wildlife lake merging with its natural habitat. This exclusive second home development has something for guests of all ages, take a walk in the woodlands and meadows, try some canoeing, kayaking, sailing or swimming (hire available) Just 5 miles outside Cirencester a Roman market town with its unique stone built cottages and providing a base to explore the other picturesque Cotwolds villages and the rolling landscape.
Furnished to a high standard and extensively equipped to cater for family gatherings to satisfy everyone in your party and to enhance your enjoyment throughout the duration of your stay regardless of the weather with access to the exclusive on site spa with indoor and outdoor pools (outdoor shut between Oct and March), steam room, sauna, treatment rooms and gym. Built on the exclusive Water Gardens area of Lower Mill Estate benefiting from a spacious roof terrace/skydeck accessed via an electric opening roof hatch, offering panoramic views of the estate and beyond.
This modernist designed house benefits from ultrafast internet (50mbs) and is only a couple of minutes walk away from the onsite luxury spa facility.
It combines the tranquillity of the beautiful Cotswold countryside with the very best of contemporary design. Offering full height, floor to ceiling windows overlooking the water garden.
An on-site restaurant and shop are also available, exclusively for the use of Lower Mill Estate home owners and holiday-makers. Arrive at the gates of this nature reserve and leave the stresses of life behind you. Offering 4/5bedrooms, 3 bathrooms (2 en-suite & 1 family bathroom) and a separate shower and wc, sleeps 10 guests plus 2 infants sleeping in travel cots. 5th bedroom/snug has a double sofa bed (AVAILABLE ON REQUEST ONLY) with views to the front of the property. Please advise if the sofa bed is required. Please note this is a small snug that gets converted to a bedroom with limited storage space.
2 travel cots (size 91 x 62cm) are available at a supplement of 15.00 each, this is charged for separately by us after your booking is confirmed. (A flat bottom sheet is provided, however, a quilt and pillow are NOT provided due to health & safety). 2 high chairs are available free of charge. Please advise if the travel cots and high chairs are required.
Heating is provided via underfloor heating, with a wood-burning stove in the living area (logs are not provided).
Ground Floor:

Shower room and WC With tiled flooring and heated towel rail. Washing machine and tumble dryer.
5th bedroom/snug Please note that the 5th bedroom on the ground floor is also a snug with double sofa bed (sofa bed will be made up on request only). There is limited space and storage. A great room to relax with a book or watch a movie.
Open plan Kitchen/Dining/Lounge room The open plan lounge/kitchen/diner with its sheer glass provides the perfect backdrop for friends and families to enjoy this contemporary space, the lounge has been cleverly located to the rear with views onto the lake, with large sofas for making it great for relaxing in front of the wood burner, there is also a TV where you can take advantage of the BT Vision. The dining area divides the space well with seating for eight guests. The kitchen blends into the architectural design, chic and well-equipped with electric oven and hob, microwave, fridge, freezer and dishwasher.
The Living area spills out onto a large decking through sliding glass patio doors with table and chairs overlooking small wildlife lake.
First Floor:
All bedrooms are carpeted.
Master bedroom Beautifully presented king size bedroom, an en-suite shower room and wc, incorporating large shower unit with rainforest shower head creates a romantic and sophisticated look with direct access to a balcony where you can enjoy the view of water gardens.
Second Bedroom King size bedroom to the front of the property with en-suite shower room and wc overlooking lawned area and the spa.
Third Bedroom Spacious Twin bedroom.
Fourth Bedroom Twin bedroom.
Family Bathroom Well-appointed family bathroom with a bath and WC, separate shower unit & heated towel rail.
Top SkyDeck Flat Roof:
Access to the large wooden decking and astro turf lined roof terrace (perfect play area for the little ones) via stairs with hand rail (electrically operated access hatch). Outdoor furniture consists of an L shaped rattan sofa & stools where you can enjoy views across the estate.
Complimentary access to the on-site ArtSpa, a luxury spa with slate lined 20 metre indoor and outdoor heated pools (shut in winter), outdoor plunge eco pool, steam room, sauna and treatment rooms for a range of massages and spa beauty sessions (bookable at an additional cost).
Parking for 1 car plus additional visitors bays close by as well as is an overflow car park.

Great holiday, amazing location right in the middle of site close to pools and Ballihoo. well equipped accommodation everything that we needed really comfortable lower mill estate loads to do biking walking swimming tennis table tennis everybody had a great time!
Excellent stay in a beautiful location with plenty to do. The place was spotless and had everything and more. Down to a garlic press for delicious home made meals and a milk frother for morning cafe on the roof terrace. Comfortable beds, hot showers, washing machine and dryer for those wet swimwear after a swim on one of two pools.We were a group of 9 women celebrating my birthday snd we had just the best time. Could not fault it.
Immaculate house and well equipped for young children. We loved the location and the on-site facilities. Would recommend for other families or couples.
The size and layout was perfect for a multi family holiday. The kitchen was great and fully equipped which allowed us to easily prep enjoy family meals.

We had a fantastic stay at 3 Water Garden. We were 5 friends from uni (in our 40s), coming from all different parts of the country. The set-up of the house worked really well for us and is very well equipped. Everything was super clean, the showers were really powerful and the beds comfy.
Water Garden 3 was a lovely property, it's was very clean and the room set up was perfect for group that we had - having visited Lower Mill Estate 4 times over the last 8 years we knew it would be a fantastic experience but the location of the property was perfect for access to the pool and play area for the children. Our family had an amazing weekend at Water Garden 3, Lower Mill Estate. The weather was on our side, so this certainly helped, but even if it had not have been, we would still have had a pleasant stay. The house itself is incredible, like something from Grand Designs. From the high-end furnishing to the well equipped kitchen, we could not have asked for more. The kids are already asking about our return trip!
This was our 6th stay at Lower Mill estate and I think this was my favorite property. We are a family of 5 and also took our parents so 7 people in total- The property is finished to a high standard and everything felt quality. Plenty of space for everyone and the Roof top terrace/garden was fantastic as we had great weather- A real sun trap. The hosts have thought of everything for a family stay and everything was in good/great condition.
Thank you so much, we shall be looking to stay with you again.

You must have fun!
We had a lovely weekend but felt that the rules were communicated quite forcefully - they didn’t feel particularly welcoming. We struggled to find our accommodation & ended up on a building site! Perhaps better signage / directions could be provided?
Other than this we thought the accommodation was excellent & enabled us the spend quality time as a family celebrating two birthdays & a wedding anniversary in lovely surroundings.

I really would appreciate your direct feedback with regards to the way that we have communicated the estate rules.
We supply those on all websites prior to the booking process and request your acknowledgement in form of signature, this code of conduct is purely there to deter unsuitable parties like hens and stag weekends and ensure that family gatherings like yours experience a peaceful and relaxing stay.
It's not there to offend anyone it's for everyone's benefit. We are just a small independent agent on the estate and if we do not share this information with our guests, we will lose our licence to operate so unfortunately, we cannot pick and choose who we submit these to.
So sorry to hear that you've got lost upon your arrival, we did share detailed directions and map with you, also the estate has signs for every village, however I must assume that you arrived quite late which I agree is tricky in the dark. Sadly as this is a nature reserve the estate is limited in how much lighting is permitted.
We do hope to be of service to you in the future.
We were a group of friends and a couple of toddlers in our group and this accommodation worked really well. The kitchen was really well equipped with quality appliances and crockery.
The roof garden was a lovely addition (although it was too cold for us to use it!)
There were also some toys, Lego, games and books available.
I have given this 5 stars but there are a few things to share/ be aware of:
1. Make sure you bring wood and kindling as there is none for the log burner to get you started.
2. The living space takes a long time to warm up & even longer if you don’t have firewood & kindling!
3. The indoor pool is lovely and big, but check the temperature of the water before you go in! It was lower than normal due to a previous gas leak and it was too cold for our little ones.
4. The soft play is worth £20 if you have a group of children with you as you get exclusive use.
We really enjoyed our stay and would go back to Lower Mill Estate again
This is the second time we have stayed at this property and we just love it. It is so well equipped, clean, modern and comfortable. It has everything you need to prepare a meal, unlike a lot of holiday rentals and everything in the property is of high quality. The roof terrrace is a wonderful edition and one of our favourite things of this last week was feeding swans and cygnets that swam right up to our balcony, we also had a kingfisher land on the balcony! This property is also in a great location within Lower Mill Estate, it is very close to the entrance/exit and also very close to the spa, restaurant and tennis courts! We will definitely be booking again!
I felt the 7pm check out on Sunday was fabulous. It enables you to really get full value for the weekend and make the most of the facilities. My only disappointment was that the patio doors were not clean; neither were the outdoor spaces where the garden furniture was covered in green and some of the rattan furniture was split and damaged; whilst functional did not look to the standard I would expect paying this much money.
