Grooms Cottage in Uppingham, Leicestershire, sleeps four in two bedrooms.

Grooms Cottage is a lovely barn conversion situated in East Norton, Leicestershire. Hosting two bedrooms, a king-size and a double, able to sleep a total of four guests. There is also a family bathroom with both a bath and walk-in shower. Downstairs provides an open-plan kitchen/diner, as well as a sitting room with a woodburning stove. Outside has a courtyard patio area with furniture and barbecue, as well as off-road parking for three cars. Grooms Cottage is a wonderful choice for a rural break to the East Midlands.
NOTE: Latest check-in is 10 pm due to surrounding neighbors

Amenities: Woodburning stove. Electric oven and hob, microwave, toaster, kettle, fridge/freezer, washing machine, dishwasher, TV, DVD player and WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Off-road parking for three cars. Courtyard patio area with furniture. Sorry, no smoking. Shop 3.0 miles and pub 1.5 miles. 2 well-behaved pets allowed. Note: There is a £20 per dog supplement - this is payable directly with the owner on arrival, dogs must not be left on their own or allowed upstairs at any time. Note: Horse riding at the yard and hacking out can be arranged privately with the owners, and can make a great holiday activity for all ages whether experienced rider or beginner. Note: Check in time for this property is 15:30

Perfect, just perfect!!!

Before I start this review I want to make it clear that Alister was super nice and helpful to our needs in person and lives on site which was reassuring and was concerned over the lack of communication getting through from 3rd party company. When booking through VRBO you get messages from Sykes cottages (3rd party vendor) however, Sykes did not reply to us, messages did not get through to Alister. We understand that a third party is used to convey checking in instructions as this is a working stable and Alister and team are very busy on a daily basis and it makes sense to have someone else take care of the " Behind the scenes work". This cottage was awesome and well worth the money we paid! Peaceful and scenic and horse riding is available, but we didn't have time for this, but we visited the horses and donkey, was so cute to see this and ideal for children! Waking up in a morning seeing the horses in the field was idyllic and you could feel the calm wash over you with that coffee in a morning! The cottage is well equipped with appliances, cutlery and dishware to accommodate larger families. The living room was cozy and when the log fire was burning it made for an awesome end to an eventful day. This was not our first choice for the area and had another cottage in mind, but I am so glad the first property never confirmed our booking and we stayed in Allister's cottage! We will book again next time we are in the UK. Thank you Alister! You have a fantastic place!
