SUMMARY
Authentic, luxurious and spacious (123m2) home for 6 persons in picturesque Eijsden, 10 minutes from Maastricht. The ideal base for all the beautiful, entertaining, cultural and active things South Limburg and the Euregio have to offer. Within 10 minutes to half an hour you can reach everything by train or car.
In Eijsden itself everything can be found within walking distance: from restaurants, cafes, picturesque streets, terraces, castles, nature, water fun, to a complete shopping center.
AMBIANCE
The building dates from around 1900 and has been able to retain many authentic elements, while still enjoying all the contemporary luxury. That gives both atmosphere, cosiness and comfort.
LAYOUT
The property is spacious (111.3 m2 plus 11.4 m2 outdoor terrace) and consists of a ground floor (living room, kitchen, toilet and outdoor terrace), a private stairwell and a first floor, where the bedrooms and bathrooms are located.
Authentic elements such as floors, ceilings and windows can be found in every room. The ground floor has very high spaces creating a luxurious and authentic atmosphere.
LIVING (GROUND FLOOR)
Atmospheric spacious living room (50 m2) with large U-shaped couch, fireplace, large dining table with chairs, TV, authentic floors and ceilings. The TV is a large smart TV equipped with Chrome cast, which means that you can watch what you want with your own smart phone as your remote controle, through apps on your own smart phone, for example Netflix, Disney, Youtube and of course the streaming service of your own TV provider at home, so you can watch all the channels you have at home. Most TV providers nowadays have an app for free watching TV via online streaming, which you can download on your smart phone. We have a strong Wifi.
Through the original window in the original rear façade against which the kitchen is built, there is a connection to the kitchen, useful for passing on food and crockery and to keep in touch with the living and dining room while cooking.

This fireplace may only be used with special fire blocks that you can order from the owner at cost price.
KITCHEN (GROUND FLOOR)
Spacious kitchen (14 m2) also in an authentic atmosphere with lots of light and a door to the outside terrace. The kitchen has a large 6 burner Boretti stove, large sink, ovens, microwave, fridge, mega freezer with water cooler and ice crusher, large dishwasher and plenty of cupboard and counter space.
GARDEN / TERRACE (GROUND FLOOR)
From the kitchen you can reach the private outdoor terrace (11 m2), with also a (lockable) terrace door to the street behind. On this terrace there is a folding table with folding benches. Optionally, bicycles can also be placed here if you have them with you. You can make room for this by folding up the table and benches on the terrace. However, the bicycles can also be parked at the front in the black bicycle stand (if properly locked!).
This outdoor terrace is next to the terrace of the other ground floor apartment in this residence, separated by only a wall. We therefore ask the guests to take each other into account when they sit on the outside terrace. The doors in those wall can be opened in case of a combined booking of both apartments by one group.
TOILET (GROUND FLOOR)
There is a toilet underneath the stairs, as indicated on the floor plan.
STAIRWELL
From the living room a staircase leads to the landing of the first floor where the bedrooms and bathrooms can be find.
BEDROOM 1 (FIRST FLOOR)
2-person bedroom (12.7 m2) with authentic spacious fitted wardrobes and beams. In this bedroom is a Kingsize box spring bed (180x200) with pocket spring mattress with an integrated extra comfort topper of 8 cm, which guarantees the best sleeping comfort.
BEDROOM 2 (FIRST FLOOR)
2-person bedroom (5.3 m2) containing a bunkbed with beds of 90x200 each. The mattresses are also pocket spring mattress with integrated extra comfort topper, so these beds are suitable for children as well as for adults. There is also a wardrobe in this bedroom. Because this bedroom is located between the other two bedrooms, one of the walls has a wide skylight (milky glass) for the benefit of light.
BEDROOM 3 (FIRST FLOOR)
2-person bedroom (9.2 m2) with authentic beams. In this bedroom is a Queensize box spring bed (160x200) with pocket spring mattress with an integrated extra comfort topper of 8 cm, which guarantees the best sleeping comfort. In addition, there is a double sink in this bedroom, being part of the second bathroom.
BATHROOM 1 (FIRST FLOOR)
Luxurious and spacious bathroom (9.3 m2) with double sink, walk-in shower, spacious bath and toilet behind a dividing wall.
BATHROOM 2 (FIRST FLOOR)
In addition, there is an extra shower on the landing plus a double sink in 1 of the bedrooms, while the 2nd toilet is on the ground floor. That is why we are talking about 2 bathrooms in this apartment. 1 of these 2 bathrooms (bathroom 2) has the facilities, however, split into 1 bedroom (double sink), the landing (shower) and a separate toilet underneath the stairs on the ground floor.
HEATING AND AIR CONDITIONING
Each radiator can be individually controlled. As a result, you only heat the rooms you find necessary for heating so we do not spoil any unnecessary energy. On the first floor there is an air conditioner you can switch on/off and control easily.
LOCKING AND CHECKIN
We work with a self-checkin system, which is the most flexible for both guests and us. Shortly before your arrival you will be provided with the checkin informatie (such as your access code).
HOUSE RULES
This is not a party location, it is a stylish authentic building from 1900 containing 5 different holiday apartments that have been furnished with care and an eye for detail, of which this accommodation is 1.
An authentic building creates a lot of atmosphere, but can also be noisy when guests cause noise pollution. Therefore, all guests are expected to be quiet after 10:00 PM and silent after 12 Midnight. This is all the more important when you sit together on the outside terrace or inside with the windows open.
Parties, smoking and pets are prohibited. Fines or extra costs may be charged for violating these or other house rules.
GETTING AROUND BY TRAIN
As described above, you only have to cross the street and you are at Eijsden railway station: the smallest, most southern and idyllic railway station in the Netherlands. So if you arrive by train at this property, you only have to cross the street to checkin. From Eijsden station you can easily do many daily trips at your destination, without have the parking problems which can have if you do these trips by car (especially the city trips):

- Visé: 4 minutes trip, scheduled every hour
- Valkenburg: 28 minutes trip (incl. 1 transfer), scheduled every hour
- Meerssen: 23 minutes trip (incl. 1 transfer), scheduled every hour
- Liège: 32 minutes trip, scheduled every hour
- Aachen: 75 minutes trip (incl. 1 transfer), scheduled every hour
- Sittard: 44 minutes trip (incl. 1 transfer), scheduled every hour
- Heerlen: 40 minutes trip (incl. 1 transfer), scheduled every hour
Trains run from early in the morning until late in the evening. Check the Arriva travel planner for ticket prices and exact times during the week and on Saturdays and Sundays.
GETTING AROUND BY CAR
If you have a car with you, you can park for free in one of the parking places in the street of this property. From this property, you can reach the motorway A2 within 3 minutes, with which you can drive in the direction of Maastricht, Belgium or Aachen.

The property is spacious (111.3 m2 plus 11.4 m2 outdoor terrace) and consists of a ground floor (living room, kitchen, toilet and outdoor terrace), a private stairwell and a first floor, where the bedrooms and bathrooms are located.
Authentic elements such as floors, ceilings and windows can be found in every room. The ground floor has very high spaces creating a luxurious and authentic atmosphere.

Atmospheric spacious living room (50 m2) with large U-shaped couch, fireplace, large dining table with chairs, TV, authentic floors and ceilings. After finishing his economics study at University of Maastricht in 1991, Henk has been active as a serial entrepeneur, consultant, (interim) manager and investor in innovative startups and venture capital. After doing this for almost 2.5 decades, Henk decided to take it more easy and started Authentic Stays together with Judit, next to their work as an independent consultant/interim manager (Henk) and health care worker (Judit).

Why they chose this property
We love characteristic authentic properties. We als have discovered the great many things Eijsden, Maastricht and this whole region have to offer to tourists of any kind. This property is a beautiful authentic property which also lies on a great spot to enjoy all these things without losing much time on local transport.
So it took is about 1.5 years to get all the permits for this Authentic Stays concept, so as of January 2020 we were be able to start all the renovation, refurbishing, furnishing and decoration works. Just when we were finished by the end of April 2020, the corona crisis won't let us open up and we had to process a lot of corna cancellations. So a month or so later, we were be able to open this propery for guests who turned out to be very enthusiastic which is a great feeling.
So it took is about 1.5 years to get all the permits for this Authentic Stays concept, so as of January 2020 we were be able to start all the renovation, refurbishing, furnishing and decoration works.
