The Water Mill's picnic area is a short 5 minute walk which is on a footpath and stream which joins the High Peak, Tissington Trail and conveniently connects to Carsington Water (the famous Ellen McCarthur learnt to sail); offering our guests good walking and cycling opportunities from the holiday cottage.
There is so much to do, see, and explore in this area with some of the finest country stately homes in England to visit, such as: Chatsworth House - famous by the documentary series and also the much loved television series of Pride & Prejudice. Jane Austen fans will love the estate and gardens as much as the children! There is also the hauntingly enchanting Haddon Hall to visit which is a particular favourite of mine, where Jayne Eyre was screened from and are both an easy scenic car ride of 25 minutes away. Bakewell is a stunning Peak Park town and every Monday has a large busy market and various shops to explore. Bakewell is still open for business on a Sunday and also gives you a chance to wander along the River Derwent and feed the ducks and maybe take a bite of the real Bakewell Pudding!
If your love is for the sea, even in the middle of the countryside we can offer you Carsington Water as an alternative. A stunning setting just a couple of miles away you can do most water sports from or take a gentle walk around the area. Theme parks are readily available and the most famous in the area is Alton Towers only a 30-minute drive away and is set in stunning scenery. 20 minutes drive North through quiet lanes takes you to Gullivers Kingdom for the younger members of the group or The heights of Abraham exploring the caves at Matlock Bath.

We were a family group of fifteen ranging from grandparents to grandchildren. This fabulous accommodation allowed us to get together for a mid week break. The kitchen/dining area allowed to eat together and the lounge area provided a great get together space. The hot tub proved popular with everyone. The facilities were absolutely faultless.

The Water Mill is a fantastic property in a beautiful location. The range of bedrooms and bathrooms allowed our group of 12 covering three generations to be well accommodated. The owner David and host Sophie were extremely welcoming and helpful

Had a fabulous stay in this gorgeous property over Easter. Everything was as described and better. Welcome pack and attention to detail was perfect and location great for local walks or travel that bit further. Could not fault at all, the hot tub was definitely worth booking too. A beautiful property in a lovely location. Sophie the property manager has been excellent and very knowledgeable of the local area. A well equipped property, great layout, Hot tub was fun! A great break had by four families would highly recommennd.
Found this impressive gem of a property by accident and glad I did. Massive property and all fully modernised with everything you could want. Every room was spot on. The owner was always about and happy to talk and give suggestions and even took the kids to feed the goats & chickens, defiantly be rebooking for next year,

I grew up in London and relocated with work to Derbyshire. It was after exploring the area that I realised I would never return to city life - the fresh air and freedom of the countryside and hills made me feel alive. I have now been lucky to live in the area for 30 years and in this time I have married and have three wonderful children who have grown up in this glorious part of England! Our favourite places to walk with our dog called Bailey, is the Dovedales and Ilam Estate, Tissington, Alstonefield and Mildale, Lathkill Dale, Carsington and the Chatsworth Estate. If you like to venture a bit further then north of Bakewell is some outstanding walks and views. Monsal Head near Ashford On The Water, Curbar and Frogatt Edge, Stanedge Edge near,Hathersage and Kinder Scout are some of the ones which stand out if you are a keen walker. There is also Buxton Town or Bakewell which is another lovely day out with outstanding walks on the North side.

What makes this property unique
The Water Mill is a Grade II property and is considered the oldest water mill in Derbyshire and is set in its own detached grounds with fabulous views of the Peak District. A short 5-10 minute walk will take you to the far end of the mill race which offers you two tranquil picnic areas bordering a stream. Venture a little further to Tissington Village a mile away where you will go back in time to the enchanting Hall, church, duck pond and little stone cottages. There is so many places to visit here in Derbyshire and the area offers the finest stately homes such as Chatsworth House, Haddon Hall and Sudbury Hall. Alton Towers Theme Park is only a 30 minute drive away as well as Gullivers Kingdom and The Heights of Abraham in Matlock Bath. The pretty market towns of Bakewell and Ashbourne are in easy access as well as Carsington Water and the Dovedales, Ilam only a couple of miles away.
