Combe Lane Cottage, Exford is a modern, end-of-terrace property with parking and a lovely large garden. It's situated in an elevated position in the heart of this popular Exmoor village; the local shop and pubs are all within easy walking distance. The property sleeps up to 5 guests in two bedrooms. Combe Lane Cottage, Exford enjoys lovely rural views over the village green and surrounding countryside, it's on a quiet no through road just a short distance from the centre of the village and away from the main thoroughfare. The property has recently been refurbished and redecorated throughout and we are pleased to now be able to offer it for holidays to our guests.

The front entrance to the property has a small porch for boots and coats, then leads into a hallway with stairs up to the first floor. On the ground floor the sitting room has a window to the front enjoying the lovely rural views and a fireplace with wood burner for cosy evenings in. The kitchen has an external door to the side of the property out into the garden, and an archway through to a useful utility room.

Upstairs, the master bedroom has a king-size bed, and the second bedroom comprises a double bed (4'6") plus a single bed (4'0"). Both bedrooms have outstanding rural views. The family bathroom is also on the first floor and included a toilet, hand basin and shower over the bath and enjoys the benefit of under floor heating.

Dogs are welcome by prior arrangement and upon payment of £15 supplement per dog, please do not allow your upstairs or on the furniture. A stair gate is provided on the kitchen door to assist with keeping the dogs in the kitchen area.

Stabling for horses can be found very close by in the village by separate arrangement.

Ideal winter stay, but we would love to come back in summer and enjoy the garden and barbecue. We saw murmurations of starlings overhead each evening, too. Wonderful. Exford is a delightful little village, and the children loved the playground.

The view from the patio at the back of the house is superb and it was a treat to sit outside and enjoy tea and cake after our walk each day. We are keen walkers so were equally thrilled with the fact that we could do both moorland and coastal walks. Exford is a charming village with a pub, hotel and village shop centered around the village green.

Exford is situated pretty much in the centre of Exmoor offering great access to all that Exmoor has to offer. It is a small rural village based around a traditional village green with children play area, beside it sits the village shop (currently closed for refurbishment). Post office facilities are available at the tearooms on Friday afternoons. Exford and the surrounding area is famous for its beautiful and unspoiled countryside making it ideal for hiking, biking, riding and fishing.

Just 10 minutes from Exford is Alderman's Barrow, just one example of the opportunity to explore an incredible Bronze age Landscape, with it’s mysterious stone settings, barrow and hut circle. A footpath runs from Alderman's Barrow to Larkbarrow which is the ruins of an isolated farm that was used for firing practice during World War II. This area is described by Exmoor National Park as being surrounded by miles of open, rolling grass moorland, and one of the best places to experience remoteness and tranquility on Exmoor.

Alternatively, you may decide to walk along the footpath and tracks through the tranquil water meadows and woodland along the River Exe towards Winsford. Access is via the car park opposite the Crown Hotel and it is a little over 4 miles to Winsford. However, think about how to get back before you set off unless you are committing to a 10 mile walk!
