Gas heating with woodburning stove. Electric oven and hob, built-in microwave, fridge/freezer, dishwasher, washer/dryer, TV and WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Highchair. Off-road parking available for 2 cars. Two well-behaved dogs welcome. Garden with lawn and hot tub. No smoking. Shop and pub within 0.2 miles. Please note this property is located in a residential area and guest are reminded to be mindful of adhering to the noise act guidelines where guests are asked not to make noise between the hours of 11pm and 7am. Failure to comply with this could result in fines from the local council, thank you for your understanding. NB As a general rule, hot tub guidance is that the maximum safe amount of time to soak in a hot tub will be 15 minutes in 104° F (40° C) water and up to 30 minutes if the water temperature is between 95-100° F, however, the ambient air temperature or alcohol consumption can shorten those times and Hot tub usage is also only recommended for children over the age of twelve years. Please note this property can be booked alongside Big Azzles (1072355) sleeping 6 and Hunters Cottage (1044010) sleeping 6. Please note there is a bed settee in the lounge area for your use
