The house fitted the bill perfectly for my hen party. Fantastic location, well facilitated and great communication with the host, Catherine.
We had a fab time.
The property really couldn’t have been any better for our weekend celebrating my sister’s hen party. The location was perfect - central, seconds from the sea and near to all of our planned activities. The communal areas were fantastic, especially the large dining area. Bedrooms were comfortable and clean. Excellent communication with the host too, thank you!
This property provided the perfect place to host a hen party weekend for 18 people. The rooms are all perfectly sized and the communal areas are perfect for hen games and pre-drinks. The house is easy to find and is in with easy walking distance of the pier and other amenities. I would highly recommend for large groups.
A group of 15 of us stayed at the property for the hen do and everyone raved about the house. The location was so perfect with no need to get a taxi at all over the weekend. The use of the key pad to get in meant there was no faffing with who had the key which was perfect for a large group. There was plenty of rooms unlike many others in the local area where there would be large numbers in one room so everyone had a good sleep regardless of what time they got in! - the lounge fitting us all in and a lovely big dining room. It was great having 2 ovens to cater for everyone easily.

In need of a few running repairs
We had an amazing time in Brighton the house is so central and a perfect location for our hen weekend.
However, the house isn’t as immaculate as the pictures lead you to believe. Broken banisters, damp in the basement, windows that don’t close, holes in walls and temperamental showers are a few of the issues we found. We had 17 staying - at full capacity 22 would be a squeeze - especially in the first floor bathroom!

Thank you for your review and I am pleased you enjoyed your stay. In response to some of your points. There is no damp in the basement. It is completely lined with the same plastic membrane used in the channel tunnel. If however the windows are not opened and lots of people are using the showers and /or the laundry room condensation can occur as the walls are so watertight. Opening windows prevents this. The showers are not temperamental they are powered by high mains pressure and run off two systems to ensure maximum pressure when 20 people may be showering. However as in a normal house if 8 taps are running in the building at the same time it is possible the shower pressure might drop. There were two small holes caused by the new fire door closers being pushed against the wall when people were not careful with the doors but these have been fixed now and door stops fitted.

Fantastic location. It was not as luxury as I thought. Some windows do not open, others do not stay open. When someone showers in the large bathroom on the 4th floor (including basemen) the water cascades down the wall and if you have the kitchen window propped open (it didn't stay open unless propped open) water from the shower ran down the wall and through the window into the kitchen. Some rubbish under the bed (old socks etc). The matress protector was stained on one side of the bed. Husband fell in bathroom and cut himself on a sharp corner exterior edge of bath. Having said that, the house has everything you need, plenty of bedrooms, living room, dining table and equipped kitchen. As stated, the location is excellent and with a little more attention to detail, the house could be amazing. I suppose the main conflict was I didnt really want a party house, but the house was set up exactly for that. In spite of all negatives, I would stay there again, so nothing was of too much concern

Catherine was very helpful in regard to check in and arranging for single beds to be made up rather than doubles.
It was a very hot weekend and 18 of us stayed in the house. I feel any more would have been too much as we would have had to use the living area for sleeping which we needed to space out.
Overall a great weekend and great property in the heart of Brighton.
This was a great property and catered for our large group of 14 people. We originally had 20 people. I feel the property would have been tight for 20 people but 14 was just right.
The rooms were very clean and the kitchen was well equipped. Cleaning products were also available there.
Overall, I would recommend this property!

We stayed at this house for a hen party, there were 15 ladies all of varying ages, 25 -76. the house location was absolutely perfect couldn't have been better; it accommodated our needs absolutely fine, my biggest criteria was that all of us had a proper bed each, and we did; communication with the owner was excellent. if ever a large group needed a house in Brighton then this is a good one for the price.

Great large house in the perfect location
We had a great birthday celebration at the house. It was chosen because it was well located for the beach, restaurants and nightlife and could easily accommodate myself and 18 friends. The house itself was clean and bright, the bedrooms good sized, beds comfy and the linen good (I'm a bit OCD when it comes to good quality linen and towels). We cooked for the first evening and the dining room had a large table (that easily sat all of us). Overall a great stay, in a lovely house, centrally situated in Brighton. I'd be happy to come back and recommend this place to others. One thing to be warned about though is to shut the windows on the top floor if you don't want to be woken by squawking seagulls in the morning, but then again it is the Seaside!!

Great stay for our university reunion
The property was ideal for my university buddy reunion in Brighton. 12 of us decided to spend a long weekend in Brighton mountain biking in the South Downs and relaxing in Brighton's restaurants, bars and clubs in the evening. The house was very comfortable, really well equipped for large groups and had everything we needed for our stay. The location is very central, close to all the nightlife and a stone's throw from the seafront. We made the deliberate choice of being central, where obviously parking spaces limited, but were always able to find a space for the vehicle housing our bikes and equipment, not too far away along the seafront. Highly recommended!

Great location but property needs some maintenance and improvement
What a great location, close to the sea front, the pier and the Lanes. Kemptown itself is an interesting neighbourhood with a variety of shops nearby including Morrisons. The property was clean and the housekeeper very helpful with enquiries.
When we arrived on a late January afternoon, the house was absolutely icy cold. It took some time to get the radiators to work - I had to bleed several, but once going they were very hard to adjust. Other problems were a wobbly stair bannister and a large sash window in the kitchen with no means of securing - both dangerous for children. One leg of the large dining room table fell off when we tried to move it.
The kitchen was pretty well equipped - plenty of crockery and glasses, but why only 11 forks for 20 people, and just 2 tea towels for a 3 day stay?
There were just 2 sofas in the sitting room - again hardly adequate for 20 people. Why not some cushions or beanbags if no more furniture was possible?
The windows were very grimy and the TV remote battery was dead, but the ultimate insult was the condom hanging from the smoke detector - not really very funny.
Overall, we enjoyed our stay, but it could have been so much better with a few improvements. For the money we paid, it does not represent value.

Thank you for your feedback and I’m pleased you liked the location and found the property clean. The heating in the property is extremely good and was set to 21C. Your stay was in the week of the artic chill and coming from a hot climate I can appreciate that you may have wished this to have been higher. It can be adjusted up to 30C. The radiators should not have been difficult to adjust. They are all no more than three years old and have thermostatic valves on them. There are not child locks on some of the windows although they do have sash locks.
Regarding the lack of forks and batteries for a remote it is such a shame you did not raise these issues. Spare batteries are in the kitchen drawer and the issues above could have been quickly addressed. The living room does only have two large sofa beds and an additional blanket box which can be used as a bench. I will look at your suggestion about getting bean bags. There is however a second entertainment area (the dining room) that allows 22 people to be seated. There is also an additional TV here. Comfortable chairs can be moved upstairs if guests wish.
There is a 20 place setting powerful dishwasher in the kitchen for washing up and yet again spare tea towels in the kitchen drawer.
Apologies regarding the issue with the fire detector. The previous guests were celebrating a hen party and on immediate inspection it looked like cellophane. The cleaner said she did not remove it as she knew some work was being done on the detector in a top floor bedroom and she just thought it was something to do with the non-related testing work as it did not look like this.

Fabulous place in the heart of Brighton
Our company booked this property for a group workshop / early Christmas Party and we really enjoyed our stay. Excellent location in the centre of Brighton, with plenty of restaurants and bars within a stones throw away. The house was clean and well equipped. We would highly recommend and hope to visit again.

Good location and a great property
We booked this property for a two day work getaway in July. It was spacious, well equipped and clean. Location wise it was a stones throw away from the best bars, restaurants and shops in the City. The owner was very helpful and hopefully we will be back perhaps later in the year.

Great location for a hen weekend
We had a really smashing weekend at this house. The weather was perfect. The house was in a great location and was perfect for a our needs. The host was very helpful. There is no free parking close by but that's Brighton for you. Lots to do close by as you really are in the centre of the town. We stayed in and cooked for one night but as there were so many good restaurants close by that there was no need to have done this. House was clean and as described.

Fantastic large house in a great location
Very centrally located a very short walk away from Brighton pier. Our first impressions of the house were that it feels much bigger than we thought it would be. It was very clean, we had an absolutely brilliant hen weekend and the price per head was extremely good value (especially for Brighton which isn’t the cheapest). Would highly recommend it for a large group stay.
